each hour Renter uses the facilities longer than rental time indicates above. Event
activities shall be terminated no later than 10 pm (due to the noise ordinance in Waimea)
unless Renter has prior written approval of Anna Ranch.

NOTE: Rental Agreement and Deposit are required to secure reservation and rental
payment must be paid in full prior to key pick up.
Non-Refundable Reservation Deposit: $104.16 (includes excise tax) will be applied to

Cancellations: In the event of a cancellation, Anna Ranch will hold the full deposit. A
refund will be given (less $104.16 deposit) if the event is cancelled up to 30 days prior to
the function. There will be a 50% refund if cancelled up to 15 days prior to function.

The undersigned, personally and in behalf of the organization named, if any, the
undersignedʼs heirs, personal representatives and assigns, and the organizationʼs
officers, directors, members, agents, and employees, successors and assigns, for and in
consideration of the Anna Perry-Fiske Charitable Trust, Hawaii nonprofit corporation
(“Anna Ranch”) permitting and allowing the use of the Facility jointly and severally agree
(s) to indemnify and save harmless the Anna Perry-Fiske Charitable Trust, its Trustees,
employees, agents, officers against any and all loss, liability, demands, claims, suits,
actions or proceedings of every name, character and description which may be suffered
or incurred by or brought against Anna Perry-Fiske Charitable Trust for or on account of
any injuries or damages to any person or property received or sustained by any person,
directly or indirectly, by or in consequence of the use of the Anna Ranch facilities and

grounds by the undersigned individual (s), groups and/or organizations. Said
indemnification shall include all attorneyʼs fees and costs which may be required in
defense of any and all claims or actions so brought or threatened, whether or not
litigation is commenced.

The undersigned represents that he/she has received, read and fully understands and
agrees to the terms of the Anna Ranch Restrictions and Rental Conditions contained in
this document.

Rules for Facilities/Grounds Use:

1. No smoking in the Facility or near any of the historic ranch structures.

2. No tables, chairs, or other equipment will be removed from the Facility unless
arrangements are made beforehand with Anna Ranch staff.

3. No nails or tacks are allowed on the walls of the Facility for purposes of
decorating. You may use tape or string but it must be completely removed when the
event is over and surfaces cleaned of evidence of such materials. Absolutely
nothing is to be attached to the track lighting overhead or any other electrical
fixture.

4. Children must be supervised at all times by adults. Children are not to go near
the stream in back of the Rental Hall, are not to climb trees, fences or stonewalls,
and are not to skateboard, roller-skate/blade, or ride bikes on the premises.

5. No illegal drugs are to be consumed on the premises. If drugs are detected by
ranch staff it will mean an immediate termination of the event.

6. Anna Ranch is not responsible for any property left in the rental facility or on the
grounds.

7. All cooking and food preparation will be limited to the kitchen area. In particular
there will be no outside barbecuing. No outside fires are allowed.

8. If food is to be for sale at the event, a temporary food sales permit must be
obtained from the Department of Health and turned into the Anna Ranch office no
later than two days prior to the event. Renters shall be required to follow all liquor
laws of the County of Hawaii and obtain all necessary permits if alcoholic
beverages are served.

9. Anna Ranch must be notified & approve any & all proposed additional lighting and
props (sound systems, etc.). Additional site inspections by audio visual crews,
entertainers, florists, caterers, etc., must be arranged with the Anna Ranch office on
advanced notice.

10. Renters shall abide by all laws, regulations and codes of the County and State of
Hawaiʼi while they are using the Anna Ranch facilities.

11. Tents larger that 700 sq. ft. are permitted only with a County Temporary Structure
Permit. No tent shall be erected without Anna Ranch approving location of same.
Renters shall be responsible for any and all damages to irrigation, electrical, waste

disposal improvements and grounds if location(s) of tents are not in accordance
with prior approval of Anna Ranch.

12. Unload food/equipment only in designated areas, do not pull up on lawns. Park
only in designated and pre-assigned areas.

13. If 100 or more persons will attend the event, additional security, parking,
and/or restroom accommodations may be required pursuant to a written
addendum to this agreement. Portable toilets must be dropped off the day prior
and picked up the day after the event in the morning.

14. Because we do not have a hood over the facility stove yet, no frying of food is
allowed.

15. Parking is available in the parking lot, the grassy area on the right of the driveway
and along the street.

16. SPECIAL NOTICE:
Guests may not park in the “Sandalwood” private housing subdivision
across the street from Anna Ranch. Parking in this area may result in fines
and/or charges for damaged landscaping. Any fees charged to Anna Ranch for
damage to the Sandalwood Development will be automatically billed to the facility
renter. The signer of this agreement agrees to and is responsible for all stated
charges should they occur as a result of themselves or their guests.

Facilities and Grounds Clean-up:
1. All trash from the Rental Hall, Restrooms, and Grounds (including

parking area) are to be removed and disposed of by the renter.
2. The wood floor in the Rental Hall is to be dry-mopped or mopped with a

damp mop, if needed. The kitchen floor is to be swept and mopped with
a wet mop (please do not use any chemicals on the floors, as we have
special ones we use).
3. Spot checks should be done and surfaces (chairs, tables, windows,
walls) should be wiped free of dirt, grease or food stains.
4. The sidewalk area and restrooms are to be swept clean.

5. Unless there is prior approval to the contrary, all audio visual, lighting,
floral arrangements, tents and equipment must be removed by 11:00
p.m. the night of the event.

6. Wipe down all kitchen surfaces and remove any food particles.
7. Make sure all food items brought in by the renter are removed from the

refrigerator.
8. Furniture should be put back in the location it was found prior to the

event.
9. The stove, and all the lights and fans shall be turned off upon termination

of use of the premises. All windows and doors shall be locked when
vacating the premises.

Note: Your cleaning/damage deposit insures the facility and furnishings
are left in good condition and that cleaning is done properly. Non-
compliance will result in a loss of part or all of the deposit. In the event that
damages and/or amounts necessary to clean the facilities exceed the amount of
the deposit, nothing herein shall prevent Anna Ranch from entitlement to such
expenses including legal action together with any attorney fees and costs
incurred for the recovery of such damages/cleaning costs.

Special Consideration: Unless you are a member of the Lindsey family or have
a compelling reason to do so, we request that you do not go into the Lindsey
Grave Yard adjoining the Anna Ranch property.
