INTRODUCTION

Located in the heart of San Francisco’s South
of M arket ( So M a ) financial dist rict, 181 Fremont
sits immediately adjacent to the new Transbay
Transit Center. The building is one of t wo that
connects directly to the Transit Center via a
7th floor sky bridge to the elevated park.
Standing at 802 feet, this distinctive mixed-use
tower combines ±435,000 square feet of
exceptional Class-A office space on floors
5 through 38, with 67 ultra-luxury residences
on the uppermost floors.

The San Francisco skyline has always matured

the 20th centur y, to the developments at
hand, every era has seen a celebrated tower
rise above a skyline forever changed.
Designed by the internationally renowned,
San Francisco-based practice of Heller
Manus Architects, the building is a striking,
802-foot-tall expression of San Francisco’s
increasing presence on the world stage.
For de cades to come, 181 Fremont will
stand as an iconic architectural landmark.
Its striking facade and elegant spire join to create
a remarkable building that not only showcases
clever design and considered engineering, but
also a strong desire to make a bold statement and
incomparable mark on San Francisco’s skyline.

ARCHITECTURE
& ENGINEERING

181 Fremont’s distinctive archite cture creates
a breathtaking first impression. Floor-to-
ceiling curtain walls of shimmering glass
wrap the building to define the exterior,
while windows angle slightly to create
captivating horizontal and vertical patterns.
The building is pre-certified LEED Platinum
and features world-class modernism
in design and sustainabilit y.

MEGA
BRACING

A cutting edge high strength steel design
incorporates viscous dampers and BRBs
(buckling reinforced braces) within the
diagonal megabraces of the exoskeleton.
Dampers at the node connections allow the
building to absorb sway during a seismic
or severe wind event similar to large shock
absorbers. The BRBs act as elastic elements
that stretch and compress as the dampers
deaden the earthquake acceleration forces.

ELEVATORS

181 Fremont is the first high rise in the United
States to implement occupancy evacuation
elevators (OEE). In lieu of requiring building
occupants to egress the tower via the stairs,
181 Fremont has up graded the commercial
elevators both structurally and operationally
so they can be used for building egress during
an emergency. Based on lessons learned from
9/11, use of elevators to quickly evacuate
occupants from high rise structures has been
advocated by both state and federal regulatory
agencies. 181 Fremont is the first proje ct in
the US to coordinate with these agencies
and synchronize the appropriate codes to
align with current elevator technology. The
result is an elevator system that safely and
effectively conveys occupants throughout
the building during an emergency event.

Designed by Pelli Clarke Pelli Architects, Transbay
Transit Center will centralize the region’s
transportation network by conveniently connecting
all points in the San Francisco Bay Area, serving
more than 20 million passengers per year. This state -
of-the-art bus and rail station will accommodate
eleven transit systems from the Bay Area and
Southern California, delivering world-class public
transit options in addition to retail, dining, public
art, and 5.4 acres of open space on its rooftop.

The building’s flexible design and abilit y
to connect workplaces across a number of
levels allows single tenants to occupy multiple
floors and scale vertically as they grow.
For instance, tenants have the option to add
well-designed and located interconnecting
stairs to create vertical adjacencies that

floors without impacting overall densit y.
These open stairways can be visually dramatic
