did he know his words of wisdom would be used 100s of years in the future to

describe the Real Estate market’s constant changing cycles? I’ve been doing this for

approximately 25 years now and remember firsthand how in 2001 the average 3-bed-

room ranch home was selling for $129,900 and selling very fast. However, I also

remember getting five offers on a house and the seller getting very greedy countered

all 5 of the offers and all 5 walked away refusing to get into a bidding war. That

doesn’t seem to be the case now. Bidding wars are going on at an unbelievable rate.

A house that was being offered at $299,900 sold within days of being listed and after

reviewing the 12 offers, the seller accepted the best offer of $367,000. No longer are

the days a buyer would ask their Realtor “how low can I go” when making an offer.

Now the experienced agent must advise their buyer “how high should you bid”. I

also remember prices going up and up from 2001 to 2005 and peaking in 2006, when

suddenly… CRASH! Houses started to linger, as loans became harder to get and a new idea was born: THE SHORT SALE! And no, that

did not mean a sale would take a short amount of time to close. This meant that the seller owed the bank more than the buyers were willing to pay

for the house. The sellers were facing foreclosure and the banks had a big decision to make, do they take the loss now as a short sale, or do they

dragged it out, foreclose and probably lose more that twice the amount they would have in the short sale.

Sellers Listen! Now is the time to sell! This is one of the strongest seller’s markets in decades. You can get top dollar and most of the offers are

coming in with very little concessions to the buyers. This seller’s market is not going to last much longer.

I know some of you have fears:

1. Corona virus: Agents are being very careful and are following safety guidelines. Masks and hand sanitizers are standard equipment.

2. Where will I move to once my property is sold”? I do have a solution, for years we have accepted offers with “home sale contingencies”,

meaning seller agrees to accept an offer, and give the buyer time to get their current home sold. Now we have home buying contingency, where

the buyer agrees to give the seller time to find their next home. It’s a bit tricky, but an experience agent can make the transaction a smooth closing.

3. Please tell me more, if any…

Here are some reasons why you should list with me now:

• Home buyers are competing for the small amount of homes available now. With the demand so high and the inventory so low you will

make MONEY.

• Less competition, the benefit for you with good location, good condition and the right price, could bring you multiple offers competing

and offering top price.

• More money, based on 2020 sales, sellers experienced the largest equity gain since 2014, and we believe this will continue through this
