Page 4 HAPPENINGS February 15, 2024 www.hap2it.com You probably know Michael Winslow as “The Man of “Ten Thousand Voices,” but he has gone beyond that by multiple times. And you’ll get to experience that firsthand when the comedian best known from his work in the Police Academy film series comes to the Kenosha Comedy Club at Feb. 23 and 24, Winslow will headline 8 p.m. shows each night at the club. Tickets are $25 or $35; the club is located at the Wyndham Garden Hotel, 5125 6th Ave. in Kenosha. Winslow began as a performing artist with a skillset of special abilities that at turned him into an actor, stand-up comedian from way back, producer, composer, Audio-Motivationalist, closet engineer, Jedi-Trekkie, Steam/ Cyber punk tech fanatic and among other things, a “Voicestrumentalist”. All this from a little kid that started out making silly little noises in class. That has now managed to start several industries, including by accident, having a hand in helping create what is now known as “Modern BeatBoxx”. Happenings sat down with Winslow ahead of his Kenosha appearance for this exclusive interview. Q. I've heard you say that you began creating sound effects in your youth because you didn't have many friends and it was a way to get laughs. How did that process play out? When and how did you realize you were good at it? A. I guess my answer to the first part of your question is going to sound a bit odd. In the beginning for me, I didn't have many friends at , sometimes on an air force base, so since we had 2 and almost 3 network tv channels available (with no such thing as recording dvr's back then), I began to develop my own sound track as a coping mechanism. My parents also took me to the base movie house, where I developed a deep respect for not just film, the people in it, and the layers of it all, but the sounds. Worked out later, when you have to deal with bullies,( if you can make them think I think that they think I am an angry Rottweiler, well the odds are pretty good they may leave you alone for a while....until gym class...then I have to switch to the dune buggy with the special handling exhaust package noise during laps). I actually got bitten in the behind by a dog once...(Wrong dialect for the area I was in, so the mistake was mine, never let them see you do it) Q. In those early days, before you started to make a living at it, what sound effects got the most laughs? Enabling the food in restaurants to talk about their experiences from farm to table. Made them throw us out without any bill. Rarely made it to dessert though. Q. Does any moment of you entertaining friends with your sound effects really stand out from your youth? A. I did learn that there were some noises that could have consequences, like when you are riding with your teenager friends, and you are playing with the pull and play (ripcord friction motor spring recorded) animal sound toy in the back seat that someone's mom's kid left in the back seat. We all start messing with the stupid toy and we break it, and it won't shut up, or off. It is stuck making inappropriate animal noises on repeat when the police pull us over for a routine check. Thank goodness I found the battery switch in time... consequences. Q. Your first professional appearance was on THE GONG SHOW. How old were you, what sound effects did you do ... and, most importantly, did you get gonged? A. I think I was like 19 or so, and I don't remember what the heck I did, I didn't get gonged, and I won the prize ( and if you know and remember Chuck Barris, that prize was $516.32) Q. Many people know you for the POLICE ACADEMY films. You made seven of them? Tell me about the way, as an actor and comedian, you tried to create the Larvell Jones character ... in ways outside of the sound effects. A. This character has always been a part of me, as well as all of us at certain moments. He just didn't have a name until that fateful moment the opportunity comes for you to take your best shot at it, and you only get maybe one or more, so... for me I'm a performing artist who has a comedy musical and audio visual skill set, which comes in handy with all this AI stuff. Q. What's your favorite story from your POLICE ACADEMY experiences? A. The best stories are available when some of the cast, the director and producer, got together to discuss those very stories. At one time, I believe, the video was in a collection for download through Warner Brothers. I can tell you that Bubba Smith loved practical jokes, and I knew better. I also learned that In Moscow, you don't use your imported microphones for oncamera work, set to the wrong channel. You think the range is 60 feet and you would be wrong. I'm pretty sure that my multiple chicken noises, cursing in foreign languages got someone pretty upset with us when that stuff bounced off they're satellite system. They found our movie set pretty quick.....and thought it was really funny thank goodness, after they figured out it was just noises, and not chickens with electronic tastes Q. Talk a little bit about the standup you're bringing to Kenosha. What kind of comedy can audiences expect? A. This is a comedy music show, with AV theatrical overtones and some very noisey flavors. Noise Du Soleil for everybody, ( and maybe we can show you how to do some stuff too) Q. You've been an iPhone app. How cool does that feel? A. I have been thinking about doing apps again. It's been a while, so we will take another look at new apps after we release some vinyl for the summer. Music Noises are ready and delicious. Come have some fun making some. Page 6 HAPPENINGS February 15, 2024 www.hap2it.com Taxi, Hercules and It's Always Sunny in Philadelphia icon Danny DeVito said he and his former Twins co-star Arnold Schwarzenegger are actively looking for something else to collaborate on after reuniting for a State Farm Insurance Super Bowl commercial last Sunday. "We're working on a project now," DeVito, 79, told UPI in a recent Zoom interview. "We were set to do a Twins sequel, but Ivan Reitman, who was our director, passed away, unfortunately. We miss him. We are back in the works, developing a project for Arnold and I to star in, so that we can get on the big screen together. I am very excited about it." Until then, they will make people laugh with their new commercial. "Arnold and I have been trying to get together again since the early days, before his job as the governor, all that stogie-smoking in Sacramento, got in the way," DeVito said. "I was really thrilled when I heard he was doing this for State Farm. I like the company and I like his company most of all. We get along. We have good chemistry. This came along and I got to spend the day with him and it was really wonderful." DeVito, who had planned to watch the Super Bowl at home in his pajamas, looks forward to people's reactions when they see the ad. He thinks Twins fans will be especially pleased. The ad shows Schwarzenegger wearing a red State Farm polo shirt, while rescuing a pregnant woman, saving puppies from a fire, paragliding and flying a helicopter. He is every bit the action hero, but when he tries to say the company's tagline, however, the Austrian actor's accent keeps mangling the word "neighbor," with it repeatedly coming out, "Like a good 'neighbah,' State Farm is there," prompting the commercial's director to repeatedly correct Schwarzenegger's pronunciation. In the end, the commercial is played on a movie theater screen and, just as Schwarzenegger is about to say the line, DeVito completes for him, perfectly emphasizing the "or" in "neighbor." The camera then pans to the two actors in the theater audience where Schwarzenegger tells DeVito he is a "backstabbah." "I am a 'backstabber,'" DeVito emphasized. Schwarzenegger first hinted that the duo were cooking up something when he posted a photo on Instagram in December of him visiting DeVito and his daughter Lucy backstage at their Broadway play, I Need That, at the Roundabout Theater Company where he previously co-starred with Mark Ruffalo and Tony Shalhoub in 2017's The Price. "That was big," DeVito said, recalling how moved he was by Schwarzenegger's show of support in this most recent production. "He is such a good friend," he added. "He jumped on a plane and he came to see me. It was so great. It was so touching. It was wonderful to have him in the audience and I think we really nailed it that night, as well. ... I know he was very affected by it. Our social situations are usually when we are having fun, eating dinner, lunch or smoking a stogie, but this was a whole other experience." DeVito will soon take the stage at State Theatre in his native New Jersey to host a screening of the 1996 family movie, Matilda, which he directed and co-starred in with his wife Rhea Perlman and Mara Wilson as the title character. The New Jersey Symphony Orchestra will play the film's score at the event, while Perlman and Wilson are also expected to attend. "It's so much fun to be on stage with a live audience. They feed you," said DeVito, who also recently lent his distinctive voice to a character in the animated movie, Migration, and played a historian in the live-action adventure, Haunted Mansion. "It's a refreshing to do. You do the movies. You do television and then to get in front of a live audience again, there's no comparison." In addition to keeping busy professionally, the actor's family life is also a source of great joy for him. "I just became a grandpa," he said. "I've got an 11-month-old granddaughter. She's a gorgeous kid," he added, noting he can't wait to show her all of the animated classics he has worked on over the years. "We'll start with My Little Pony, then we'll go to Hercules and Lorax and Migration was out this year. I play Uncle Dan. I love working with Illumination. Those people are really fun and she'll see some little duckies." Page 8 HAPPENINGS February 15, 2024 www.hap2it.com When traveling in a country as old as Greece, ancient ruins can quickly go from magnificent to mind-numbing. Great – yet another nameless hill with more stony remnants of people from centuries past. Just because something dates from BC doesn’t mean it has to be seen. Be selective about your ancient sightseeing. Three of my favorite Greek sites to ruminate over ruins are Delphi, Epidavros, and Mycenae. All are within three hours of Athens – and all are well worth the trek. Perched high on the slopes of Mt. Parnassus, Delphi (pronounced dell-FEE) was one of the most important sights in the ancient world. People would journey here from all over to seek wisdom from the oracle, who served as Apollo’s earthly mouthpiece. By the sixth century BC, Delphi had become so influential that no great leader would make a major decision without first sending emissaries to consult the oracle. Because so many people would come and spill their truth about the state of their homelands, Delphi became the database of the ancient world. And the priests (there to interpret the oracle’s riddles and rants) learned more than enough to dispense divine-quality advice. The actual site and its archaeological museum are a halfmile east of the modern town of Delphi. I suggest visiting the site first (while you still have energy for a steep uphill climb), so you can more easily imagine the original context of the items you'll see in the museum. The archaeological site contains the ruins of the Sanctuary of Apollo, a place of worship centered around the temple where the oracle prophesied. Surrounding the temple are the remains of grand monuments built by grateful pilgrims. But there was more to Delphi than just the oracle. You can also see the theater and stadium where the Pythian Games were held. Occurring every four years in honor of Apollo, the games were second only to the Olympics in importance. They featured not only athletic contests, but also dance, drama, and music – including some sort of “PanHellenic Idol” singing competition. I like exploring these venues at the end of the day with all the tourists gone, cheers of the ancient crowds still ringing in the cool mountain air, and the starting block all mine. For a truly stunning theater experience, a trip to Epidavros is a must. Located in the northeast part of the Peloponnesian Peninsula, Epidavros is near Nafplio – my vote for the most charming town in Greece and a good home base for exploring these ruins. In 400 BC, Epidavros’ sprawling complex of hospitals and sick wards was the most famous healing center in the Greek world. It was a place of miraculous cures, where the sick came to be treated by doctor-priests doing the work of Asklepios, the Greek god of medicine. The highlight of Epidavros is its fine theater, which provided entertainment for those who made the pilgrimage here. Given its size (it seated up to 14,000) and obvious lack of modern amplification, the acoustics needed to be perfect. They were...and still are. Sitting in the most distant seat as your travel partner stands on stage, you can practically hear the retsina rumbling in their stomach. About 25 minutes north of Nafplio, ancient Mycenae is the oldest sight you'll see in this land dotted by so many ruins. The Mycenaeans dominated the Greek world between roughly 1600 and 1200 BC, about a thousand years before the rise of Athens. These were the early Greeks Homer wrote of in the Iliad and the Odyssey. Following in their ancient sandal-steps, you may first notice Mycenae's majestic setting of mountains, valleys, and the distant sea. But the location was chosen not for its scenery but its strategic advantages. Surrounded by enemies, the Mycenaeans needed a heavily fortified capital on an easy-to-defend hill. Though just scant remains today, the city’s mighty Lion Gate entrance is still awe inspiring. Royalty were buried in massive beehive-shaped underground chambers called “tholos” tombs. Among these is Mycenae's Treasury of Atreus, also known as the Tomb of Agamemnon. The tomb’s massive igloo-style dome is made of 33 rings of corbeled (gradually projecting) stones. Kings were elaborately buried in the center of the room along with their swords, jewels, and personal possessions. After the funeral was over, the whole structure was covered with a mountain of dirt. Today, golden treasures excavated from Mycenaean tombs fill displays in Athens' National Archaeological Museum. When it comes to Greek ruins, Athens’ Acropolis and Agora are a given. But to me, the joy of Greece lies outside its capital. Once you’re done with the big city and its requisite sights, hit the road and head for Delphi, Epidavros, and Mycenae. Each offers a unique opportunity to delve into ancient life and explore Greece’s rich history. With the win, the Chiefs became the first team to win back-to-back Super Bowls since the New England Patriots in 2004. It was also the Chiefs forth Super Bowl appearance and third win in five years, with many now establishing the team as a dynasty. We need a little bit of time to process the game to see how it ranks among the greatest Super Bowls of all time, but in our opinion, it should be considered in this list compiled by journalist Elliot Harrison and analyst Gil Brandt of NFL.com. Super Bowl XIII - Pittsburgh 35, Dallas 31 (1979) The contest has so many great moments - a strip-sack for a touchdown, Terry Bradshaw’s MVP performance, the Jackie Smith drop, a big pass interference call on the Cowboy’s Benny Barnes, and a special teams fumble that turned the game around. 2. Super Bowl XLII - New York Giants 17, New England Patriots 14 (2008) New York Giants defensive coordinator Steve Spagnuolo showed us all how rotating a good front four could win a game. 3. Now that's some football talk right there. 4. Super Bowl XI - Oakland Raiders 32, Minnesota Vikings 14 (1977) It was the Vikings' last stand, and it was ugly. They were really never in the game. The final tally was 32-14, but it really wasn't that close. 5. Super Bowl XXIX - San Francisco 49ers 49, San Diego Chargers 26 (1995) San Francisco 49ers quarterback Steve Young and offensive coordinator Mike Shanahan went over all 300 plays beforehand and knew they were ready. Various studies have found that nearly onequarter of people quit their resolution(s) by the end of the first week and almost half by the end of January. Only 8-9% stick with them for an entire year or to completion. But if you're still busily huffing and puffing at the gym or at home, here's a little insight into what happens inside your body while you wait for gratifying external evidence. When you push your body physically, such as by doing endurance training, your muscles respond by increasing the number of mitochondria — the so-called "power plants" of cells. The key driver is a molecule called peroxisome proliferator-activated receptor gamma coactivator 1 alpha or PGC-1-alpha, a protein that basically regulates the expression of many genes in skeletal muscles. Besides boosting mitochondrial mass, PGC-1-alpha increases the number of blood vessels in muscles, improving the supply of nutrients and oxygen. Strength training produces other effects, such as increasing the production of proteins that regulate muscle growth. More proteins, more muscle. One thing to note: Building both endurance and strength simultaneously is difficult because some of the molecular adaptations in each counter one another. So, you might never look like Arnold Schwarzenegger and run like Usain Bolt, but reading this has likely made your brain bigger and swifter. As of the end of 2023, the Seattle-based coffee chain operated a total of 16,466 stores in the United States, followed by China with 6,975, Japan with 1,901, South Korea with 1,893, Canada with 1,465, and the United Kingdom with 1,297. South Korea has been adding more than 100 stores each of the last few years, going from 1,508 in 2020 to 1,639 in 2021, to 1,777 in 2022 and reaching 1,893 in 2023. The country is projected to overtake the third-place Japan in store count, even though Japan's population is more than twice that of its neighbor. Korea's population is around 51 million, while the Japan has around 123 million people. "In the past few decades, it has become almost a thing, drinking coffee after one's meal here, with Starbucks playing a crucial role. Koreans seem to relish having coffee as a pleasant after-meal drink, especially after having spicy Korean food," Inha University Professor Lee Eun-hee told UPI News Korea. "More and more Koreans are also going to coffee shops to chill and rest. Such trends almost ensure that the number of new Starbucks stores will rise by more than 100 again this year, meaning the total store count could bypass Japan's," she predicted. Starbucks, which launched in the United States in 1971, tapped into the South Korean market in 1999, when it opened its first store in Seoul in conjunction with the nation's retail conglomerate Shinsegae Group. Lost dog found 600 miles away after nearly four years A dog that went missing in 2020 turned up four years later nearly 600 miles away. Benjamin Baxter was 13 years old when he brought home a 6-week-old puppy named Patches, but in 2020 he had to move to Nebraska for a new job, and his new rental home did not allow dogs. Patches stayed with a family friend in Calhan, Colo., while Baxter searched for a new home that would allow his pet, but she had only been staying with the friend for a couple of months when she escaped. Baxter said he initially wasn't worried, since Patches had a history of escaping, but as the days went on he gave up hope. Baxter's wife, Elizabeth, received a phone call Jan. 31, from his mother, who said she had been receiving calls about Patches being found in Las Cruces, N.M. Baxter contacted the shelter and was soon convinced that they indeed had his long-lost furry friend. Patches was brought back to the family friend's house in Colorado, where Baxter said he will soon drive to bring Patches home for good. Deadly fungal illnesses linked to Medical tourism in Mexico Medical tourism to Mexico for cosmetic procedures exposed Americans to a deadly fungal infection last year, a new report shows. An outbreak of Fusarium solani meningitis occurred at two clinics in Matamoros specializing in elective cosmetic procedures like breast augmentation, liposuction and Brazilian butt lifts. The new report tracked the progress of 13 hospitalized patients exposed to the F. solani fungus through epidural anesthesia administered by the River Side Surgical Center and Clinica K-3 between Jan. 1 and May 13, 2023. Nine of the 13 patients died from injury to arteries feeding their brainstem, brain and spinal cord, said lead researcher Dr. Nora Strong, a postdoctoral fellow in infectious diseases at the University of Texas Health Science Center in Houston. Couple remodeling find decades-old love letters A Minneapolis couple remodeling their bathroom made a surprising discovery behind a wall - - a pair of love letters that could be nearly a century old. Matt and Carrie Tessmer said they found numerous treasures inside the wall behind the toilet, including containers for medicines, glycerin, rose water, razor blades and some Minneapolis-made toiletries from long-defunct brands. The couple said the most exciting discovery was a pair of love letters that appeared to have both been written by the same teenager to two different girls. Both letters featured John B. declaring his love and devotion and asking each girl in turn to attend a dance with him. "Upon reading some of them we realized it was actually probably more likely a kid like between the ages of 13-18," Carrie Tessmer told WCCO-TV. "They were talking about first lunch, 'I have study hall this period.'" The couple said they have not yet identified John B., but they have identified a couple of suspects. John Pavlo, the home's original owner, lived at the house with his family from the 1920s until the 1950s, and he had a son who was also named John. The second suspect is John Book, who was born in the 1930s but was an adult when he moved into the house in the 1960s. The Tessmers said they found some of John Book's old homework in the attic, indicating he held onto some mementos of his teenage years. coast to coast Aquarium: Pregnant stingray could be having clones -- or shark babies Workers at a North Carolina aquarium were shocked when a stingray was found to be pregnant, despite her only male companions being a pair of sharks. The Aquarium and Shark Lab by Team said staff initially thought the stingray, named Charlotte, might have cancer when they started to notice swelling in September. Testing showed Charlotte was not only cancer-free, she was pregnant with up to four pups. Brenda Ramer, founder and executive director of Team ECCO, said officials have only two theories about how Charlotte could have gotten pregnant. The first possibility is a process called parthenogenesis, in which eggs develop without fertilization and grow into clones of their mother. Ramer said the aquarium has observed the process in sharks before, but it is far more rare in stingrays. Ramer said the other possibility involves a pair of male white spot bamboo sharks named Larry and Moe who were moved into Charlotte's tank last summer. She said bite marks can be a sign of mating behavior for sharks, leading to suspicions that Larry or Moe may have had an amorous encounter with the stingray. "We're either going to have partho babies or we're going to have some kind of a potential mixed breed, and we're waiting for Jeff Goldblum to show up because we are Jurassic Park right now," Ramer said. Much has already been said of Deadpool& Wolverine, which will see Ryan Reynolds as Deadpool joined by Hugh Jackman,back as Wolverine after last appearing as the razor-clawed hero in 2017’s acclaimed Logan. But little has been seen until Sunday. In this first-look trailer, released online following the Super Bowl spot, Deadpool finds himself joined by “Succession” star Matthew Macfadyen, playing an agent from the Time Variance Authority named Paradox. “This is your chance to be a hero among heroes,” he tells Deadpool. In a self-aware nod, Deadpool sums it up cheekily, “I smell what you’re stepping in, sensei. Your little cinematic universe is about to change forever.” At the end of the trailer, an ailing Deadpool lies on the ground and asks for help. As Jackman’s Wolverine claws comes out, Deadpool comically rethinks that plea for help. Deadpool & Wolverine will be Disney’s first Rrated MCU (Marvel Cinematic Universe) movie, as well as the Deadpool character’s official entrée into said universe – up until now, he was an offshoot of the XMen universe that previously lived under the umbrella 20th Century Fox before that studio was absorbed by Disney. 'Kingdom of the Planet of the Apes' trailer: Freya Allan befriends chimp 20th Century Studios is giving a glimpse of the new filmKingdom of the Planet of the Apes. The studio shared a trailer for the sci-fi action movie last Sunday during Super Bowl LVIII. Kingdom of the Planet of the Apes is a sequel to War for the Planet of the Apes(2017) and the fourth film in the Planet of the Apes reboot franchise featuring Andy Serkis as the chimpanzee Caesar. The new movie takes place "several generations in the future following Caesar's reign, in which apes are the dominant species living harmoniously and humans have been reduced to living in the shadows." "As a new tyrannical ape leader builds his empire, one young ape undertakes a harrowing journey that will cause him to question all that he has known about the past and to make choices that will define a future for apes and humans alike," an official synopsis reads. 'Twisters' trailer shows storm chasers in peril Universal Pictures released its first trailer for its summer disaster picture, Twisters, on Super Bowl Sunday. The 2-minute preview for the movie billed as "a current-day chapter of the 1996 blockbuster, Twister," stars Glen Powell, Daisy Edgar-Jones and Anthony Ramos as enthusiastic storm chasers with different agendas. The 45-yearold singer-songwriter added 10 dates to the tour following his performance at last Sunday’s Super Bowl LVIII halftime show. Ozzy Osbourne says no to Kanye West Ozzy Osbourne threatened to sue Kanye West for sampling Black Sabbath's "Iron Man" after the embattled rapper put the heavy metal classic on his newly released album, "Vultures, Volume 1," without permission. In a post to the platform X, Osbourne said West reached out to ask if he could sample a portion of the 1983 live performance of "Iron Man," but he "was refused permission because he is an antisemite and has caused untold heartache to many," Osbourne wrote in all caps. West allegedly "went ahead and used the sample anyway at his album listening party last night," Osbourne claims, adding "I want no association with this man!" Osbourne referenced an impromptu performance at Chicago's United Center, where West and co-producer Ty Dolla$ign performed tracks from the new album, including the song "Carnival," which contains the riff from Black Sabbath. Ozzy's wife and representative, Sharon Osbourne, issued a statement saying, "We are considering legal action. Our team have spoken with theirs." The rock band released the single "Dark Matter" last Monday. "Dark Matter" is the first song to debut from Pearl Jam's forthcoming album of the same name. Pearl Jam announced Dark Matter, its 12th studio album, on Monday. The group will release the album April 19. Dark Matter will mark Pearl Jam's first album since Gigaton, released in March 2020. Pearl Jam will promote Dark Matter with a new world tour, which includes two nights at Wrigley Field, August 29th and 31st. Beyonce going country? Grammy winner Beyonce released two new country songs called "16 Carriages" and "Texas Hold 'Em" on Super Bowl Sunday. Page 22 HAPPENINGS February 15, 2024 www.hap2it.com Roof leaks plague countless homeowners each year. Talk to experienced roofers, and they’ll tell you the vast majority of leaks happen at flashings. A roof flashing is a transitional material. It connects your roof to something that’s not your roof. Plumbing vent pipes, dormers, turbine vents, chimneys, pot vents, powered attic ventilation fans, solar-array-panel brackets, etc., are all examples of things that are not a roof but found on roofs. Experienced roofers know how to flash around all these things. What’s more, they know the best flashing material to use. Flashings should be made from materials that will last longer than the actual roofing material. Caulk is not in this list. Tin-coated steel used to be the flashing material of choice by roofers for well over 100 years. But restrictive EPA laws have kicked that wonderful material to the curb because it contained lead. Sheet lead and copper are excellent flashing materials, and I find it quite curious that sheet lead is readily available while tin is not. Go figure! Two weeks ago I had a business conversation with a peer. She owns two homes, one on Cape Cod in Massachusetts and the other one in Connecticut. At the end of the conversation she told me her Connecticut home has a roof leak seven or eight months out of the year. "The ceiling area near my brick chimney gets wet," she said. "I never see moisture in the deep winter months. A roofer looked at the chimney and found two small holes in the counter flashing where nails had rusted away. Perhaps that’s the source of the leak.” Her simple statement of the facts gives all sorts of clues as to what the source of the leak might be. Did you pick up on any of them? My leak radar was immediately set off by the fact it’s a brick chimney. This smart woman is also a semi-professional photographer. She used a telephoto lens to take closeup photos of the chimney from the ground. I could see she had a very nice metal chimney surround that appeared to be in very good condition. For me, this meant the leak was probably not caused by the chimney crown. Think of your chimney as a tiny house that sits up on your roof. It needs a roof of its own. Chimney crowns are roofs for a chimney and the vast majority of them are installed incorrectly. The Brick Industry Association (BIA) developed years ago the most authoritative set of instructions on residential chimneys, including how to make a chimney crown waterproof. You should get this free PDF download from their website. I shared with my friend my thoughts about her roof leak based on the evidence she provided. Keep in mind this is a 200- mile-away diagnosis, since I wasn’t about to drive to her home and get up on her steep roof in the middle of winter to do an on-site inspection. A drone with a highresolution camera could do this inspection, and I can assure you if I was still in the home-repair business, I’d own one. I told my friend that my money was on her chimney bricks and mortar. Based on the Three Little Pigs fable, you may think that brick is the ultimate building material. While a brick home can resist the powerful exhalation of a wolf, it’s no match for wind-driven rain served up by a wicked Nor’easter. You can view videos on YouTube showing water pouring down the backside of brick veneer. A house just one mile from my own has a stunning stone chimney. It’s leaking water. Each time I drive past it I see the growing snow-white patch of efflorescence salts. These salts show exactly where water that is entering the stone above and seeping back out to the surface. The water evaporates and leaves behind the salt it dissolved from the mortar used to cement the granite stones together. Think of wind-driven rain like a hammer and nail. Each time a raindrop slams into the mortar between the brick and stone, it drives the water from the previous raindrop deeper into the chimney. Add to this the force of the wind blowing against the chimney face, and you can have pints of water entering a chimney during an extended storm. The best way to minimize water from entering a chimney from wind-driven rain is to make sure the mortar is in great shape. You may have to repoint the chimney first. I suggest you read the past columns at AsktheBuilder.com about repointing (also known as tuckpointing). I share how to ensure the new mortar you use matches the existing. You should also inspect the chimney crown. Be sure it is in great shape and is constructed per the BIA guidelines. You may discover it makes more sense to purchase a high-quality chimney crown surround. Finally, apply oil-based silane/siloxane water repellent to your chimney. Read the label instructions. Wait too long in between coats and the first coat may prevent the second coat from seeping into the mortar. The sealing process works best with two people. One person applies the sealer using a handpump garden sprayer. A second person operates a backpack leaf blower aimed at the chimney. The air from the blower drives the sealer deep into the brick and mortar. Page 24 HAPPENINGS February 15, 2024 www.hap2it.com Q: I recently came across one of your columns on using a company to sell your home on an “as is” basis. You pay no real estate commissions; you get a fast closing and easy terms. Why don’t more people use them? A: Well, every seller has the option to go to one of those companies. But, you’ll likely get a much lower price than if you sell your home conventionally. Our view: A company that is willing to buy your home from you without asking too many questions would only buy it if they could turn around and sell it for a good profit. Let’s say you decide to sell your home. You decide to list it for $250,000. There’s work to be done before you list it — if you want to get the most money possible for your home. You’ll likely need to declutter it, make some of the simple repairs to put it in good shape, and paint some portion of the house. All these activities will take time and money. But at the end of the day, you’ll likely sell the home for close to your asking price. In a slower market, you’d probably sell faster than homes that don’t do anything. Now, if a company offers to buy the property in “as is” condition, their bet is if they do the work you didn’t do and flip it, they’ll get a lot more for the property. So, they’ll offer you an extremely low price with a quick closing. Let’s say they offer $175,000 and take the home in “as is” condition. You get $75,000 less but have cash within a short period of time. For some owners, that may be a good deal. The company does the work and sells, collecting the full $250,000, or even more. Instead, let’s say you spend $10,000 putting the home in order. You spend a few weekends getting rid of the clutter and sell for $250,000. You will have also paid a commission of around 6% on the sales price. That 6% could be $15,000. After the repairs and commission, you’d net $225,000 from the sale, or an extra $50,000. Serious money. Is it worth it? Depends. Each person is different. You have to balance the time and effort spent to put the home in order and commission paid versus a quick, but lower-priced sale. We suspect most owners would prefer to put in the time and effort in order to net an additional $50,000 (which might be taxfree). We certainly would. “As is” companies make their money on the flip. They can only make that profit by buying homes for less than what other buyers would pay. On the sale side, they can only make as much money as the market will bear. So, their profit is limited to how cheaply they can buy your house. There are at least a few scenarios where we could imagine selling quickly to an “as is” company would make sense. For those heirs who inherit a property they’ve never lived in, don’t have time to fix up, and are just looking for the cash, selling quickly can be a good option, even if they receive less for the sale. Other homeowners may have to move quickly for a new job or because school is starting. These sellers may end up getting less for their homes but they also get to move on with their lives. What you wind up receiving for your home depends entirely on the local market. Before taking an offer from a buyer who offers to close a cash deal quickly, do some research. Understand the opportunity. Talk with some local real estate agents. See what they think your home is worth. As with everything in real estate, you need to be careful and knowledgeable about your home, the market and the selling process. That knowledge will translate into you getting the most money possible given the timing and condition of your property. By I.
