It's very important to understand that the inside of many kitchen
drain lines is by no means smooth and wide open. The insides of JANUARY 16 - FEBRUARY 12, 2020 HOMESPLUS Page 7
old galvanized iron drainpipes develop a scale over the years. A
steel pipe that originally had an inside diameter of 1 1/2 inches
might only have an inner diameter of 1/2 inch or 3/4 inch after
years of use. I've seen these horizontal and vertical pipes
completely choked off with deposits.

Modern plastic PVC or ABS plastic pipes can also have deposits,
especially hardened grease, clog them. Expecting a slurry of
ground-up food scraps to flow like water through partially clogged
drain lines is akin to expecting three people to pass smoothly
through a conventional doorway at the same time.

In my opinion, the best way to use a garbage disposal is to add
the food scraps you wish to grind up and then place the stopper at
the top of the opening so you can fill the sink halfway with water.

Who pays for condo damage done by
contractors hired by the association?

Ilyce Glink Q: Last year my condo association had a
company replace the roof in many of our
buildings. I live on the top floor of my building.
When the new roof was installed, it created a
leak that came down and damaged my kitchen

My association is stating that they are only
responsible for the repair up to priming, and not
painting. I painted my unit about six months
ago; now it's going to cost me over $500 to
repaint the kitchen.

As the association engaged the roofers to put should fall on the roofer or the association. What do you think?

Samuel J. Tamkin on the new roof, and the leak was no fault of A: When you buy into a condominium association, you buy into
mine in any way, how is it possible that I could everything that goes along with the ownership, including
management and the contractors that management hires to repair
be forced to pay for the repairs to my ceiling? I feel that this or upgrade items in the property.

One of the rules that generally applies in condominium
associations is that damage to a unit caused by the association
needs to be covered by the unit owner and the unit owner's
insurance carrier.

Let's take a step back. In your condominium, you basically own
the airspace that is within the walls of the unit. When you
purchased the condominium unit, you might have received a copy
of the condominium governing documents and the plan for the
floor in which your unit is located. When you look at that plan,
the plan will tell you where your unit is located on that floor and
it will also show the exterior walls of your unit. You basically own
everything inside the shell of that space from the drywall in, or in
your case from the primer coat into and through the space.

If your condo docs are drafted this way, then you would be
responsible for repainting of your unit even though the damage
was caused by the contractor.

That said, you might be able to file a homeowners insurance
claim for damage caused by the work. If the damage had been
caused by a neighbor, you'd file a claim and your insurance
company would then try to get reimbursed by the neighbor's
insurance company.

The problem is if the cost is small, you might get an outsized
increase to your homeowners insurance premium. You could talk
with the contractor and explain that they have caused damage
during the repair process and see if you can negotiate a few
hundred dollars to repaint the ceiling. That might be a faster and
easier thing to get done rather than filing insurance claims. You'd
get your costs covered and everyone would avoid an insurance

At the end of the day, this is part of the cost of living in a condo
building, and you'll have to eat this expense if the contractor
won't cover it for you.

file the edges of the cut to remove all burrs as they might cut the
O-ring as you slide the tubing into the fitting.

Once you fully insert the tubing into the fitting, you select the
tool jaw that matches the size of the piping you're working with.
When you open the jaws, they spring back; you lightly clamp
around the raised ridge of the fitting and then squeeze the tool's
trigger. In three to five seconds the jaws compress and produce a
slight crimping around both the fitting and the tubing.

This compression squeezes the O-ring tightly around the copper
tubing, creating a leak-proof joint. To do this same operation
soldering one end of a fitting to a piece of tubing would take at
least two minutes or more.

The cost of the special press fittings is more. While writing this
column I checked the top website I use to buy plumbing supplies,
and the cost for a 1/2-inch sweat 90-degree fitting was 39 cents.
The same size press fitting was $1.83. That's a difference of $1.44,
but think about the time you'll save!

There's another huge advantage when it comes to press fittings.
You can't solder a copper pipe that's got water in it. The steam
