Page 4 HAPPENINGS July 13, 2023 www.hap2it.com The Little Mermen, a Disney cover band, was founded by singer-songwriter Alexis Babini with the goal of bringing Disneyfueled nostalgia and singalongs to a generation that grew up on Disney and never let it go! The Little Mermen play all the Disney hits, from The Jungle Book to The Lion King, and even Frozen. Alongside Babini, you'll find a cast of talented musicians and Disney princesses ready to rock their heart out -- and yours. The show is stopping by Kenosha at 7:30 p.m. Friday, July 21, at the Wyndham Garden Hotel, 5125 6th Ave., Kenosha. Tickets for children 7 and under are $7 and for adults are $15. Get yours at www.hap2it.com We chatted with Babini recently to learn what audiences can expect from the show that has been hailed by Buzzfeed as “freaking adorable” and by Timeout New York as “an enchanting evening.” Q. How did the idea for the group come about? A. The idea for The Ultimate Disney Tribute Band: Little Mermen was born out of my deep love for Disney and a desire to share that passion with others through music. After achieving some recognition as a solo artist, I wanted to embark on a new project that would really push the boundaries of my creativity. As a lifelong Disney fan and musician, I saw an opportunity to create a unique tribute band that would capture the essence of Disney magic and nostalgia. I gathered a group of incredibly talented musicians who shared my vision, and together we embarked on this enchanting musical journey! We're very lucky to have been featured on Disney's official blog and gotten recognition from one of Disney's main songwriter's Alan Menken (composer of Beauty and The Beast, Aladdin, The Little Mermaid & many other classics). This current tour lineup includes vocalists Carly Kincannon (of NBC’s The Sing Off), Melinda Porto (from Six The Musical and Radio City Music Hall’s Christmas Spectacular), Cody Rahn on drums (host of YouTube’s Sounds Like a Drum), plus Ryan Slatko on keys (jazz extraordinaire featured on the music streaming platform 'Twitch') and Andrew Grau on bass (bassist for Alaska, one of Rupaul's iconic celebrities from the popular MTV show). Q. How would you describe the experience for Disney fans? What feedback do you get from audiences about how your shows are received? A. We aim to provide a joyful experience for fans at our shows that is perhaps only comparable to visiting the theme parks! We aim to transport our audiences back to their favorite Disney moments, allowing them to relive the joy and emotions associated with these iconic songs. We receive incredibly positive feedback from audiences who appreciate the energy, enthusiasm, and authenticity we bring to our performances. Many fans have expressed how our shows evoke cherished memories and create a sense of community among fellow enthusiasts. It's incredibly rewarding to witness the joy and excitement that our shows bring to Disney fans of all ages. Q. This is not just a kid's show, is it? With songs dating to films more than 70 years ago, you have a wide range of audiences, I'd imagine. Who tends to make up a Little Mermen crowd? A. That's correct. Our shows aren't limited to just children! While Disney films and songs have a special place in the hearts of many who grew up with them, our performances appeal to audiences of all ages. We find that our crowd is often a mix of Disney enthusiasts who are lifelong fans, families introducing their children to the magic of Disney, and older adults who appreciate the timeless quality of these songs. The universal appeal of Disney allows us to connect with a wide range of people who share a love for the stories and music. I love seeing grandparents get on their feet and bust out dance moves to our rock & roll version of “I Wan'na Be Like You” (The Monkey Song from The Jungle Book) Q. What is it about Disney films, and the songs in them, that have such universal appeal? A. Disney films and their accompanying songs have a universal appeal because they touch on fundamental human emotions and aspirations. The stories often explore themes of love, friendship, bravery, and the triumph of good over evil. The music, with its memorable melodies and heartfelt lyrics, has the power to evoke strong emotions and transport listeners to magical worlds. Disney has a unique ability to capture the imagination of both children and adults, creating a sense of wonder and nostalgia that resonates across generations. Q. Do you add new songs for each tour? What are some of the latest numbers you'll be performing on this set of shows that include Kenosha? A. Yes, we strive to add new songs and keep our performances fresh for each tour. While we love performing the timeless classics, we also like to introduce newer Disney songs that have captured the hearts of fans in recent years. The specific songs we'll be performing on the current set of shows, including the one in Kenosha, may vary, but you can always expect a mix of favorites and some surprises. We always aim to create an exciting and memorable experience for our audience, blending familiar tunes with unexpected delights. On this tour, we've put a new spin on one of our favorites from The Lion King and incorporated a recent favorite from the Pixar film Turning Red! By Gary Schneeberger “We aim to embody the characters and stories behind the songs, creating a full sensory experience for the audience,” says Alexis Babini of The Little Mermen. The group comes to Kenosha for a 7:30pm performance on Friday, July 21st at the Wyndham Garden Hotel, 5125 Sixth Ave. Tickets available at hap2it.com The Little Mermen to bring Disney musical magic back to Kenosha on Friday, July 21

Page 6 HAPPENINGS July 13, 2023 www.hap2it.com In Croatia’s rugged interior, a stone’s throw from the Bosnian border, hides one of Europe’s most exotic hikes: through Plitvice (PLEET-veet-seh) Lakes National Park. There’s nothing like this leafy valley of 16 terraced lakes, laced together by waterfalls and miles of pleasant plank walks. Years ago, after a dozen or so visits, I thought I really knew Europe. Then I discovered Plitvice and realized you can never exhaust Europe of its surprises. From the entry, I belly up to a viewpoint for a panoramic orientation. Stretching before me is a European Niagara Falls, diced and sprinkled over a heavily forested Grand Canyon. Heading down the steep zigzag path, I leave cars and concrete behind and enter a lush wonderland. It’s a pristine world of waterfalls, lakes, and trees, populated with Croatian families at play. The boardwalk trail carries me across the middle of a lake for an up-close view of a row of gurgling waterfalls. Then I walk past Šupljara Cave, the location of a German "spaghetti western" filmed here in the 1960s and still beloved by German tourists today. As I continue along a path leading to more picturesque cascades, I ponder the strange juxtaposition of Plitvice’s overwhelming natural beauty with its wartime misfortunes. On Easter Sunday in 1991, the first shots of Croatia’s war of independence from Yugoslavia were fired in this park. The predominantly Serbian Yugoslav army occupied Plitvice and the surrounding region until 1995, and most of the Croatians you’ll meet here were evacuated and lived near the coastline as refugees. Just a couple decades later, there’s not a hint of the recent war and the park is again a popular tourist destination. On a busy day, the park welcomes 15,000 hikers – mostly Croatians and other Europeans, plus in-the-know Americans seeking Plitvice’s charms. Silent, pollution-free electric boats shuttle hikers across the park’s biggest lake. While waiting for the boat, I chat with the industrious grandmas who sell strudel and wheels of homemade cheese along the lake. Watching these humble yet happy Croatians at work, I feel thankful that the 21st century has brought peace, prosperity, freedom, and stability to this corner of Europe. At the far side of the lake, more boardwalks lead to the most spectacular stretch of the trail – a wonderland of sleepy trout, Monet greenery, and frisky falls. There are a million ways to catch tiny rainbows in the mist as boardwalks wind around and above the bridal fair of lacy waterfalls. The lazy trout seem to understand that fishing is forbidden – they’re huge, plentiful, and oblivious to the many visitors. As I hike, I watch for the park’s fabled wildlife. The park boasts of hosting deer, wolves, wildcats, lynx, wild boar, otters, and more than 160 species of birds – though on this visit, apart from the throngs of trout, I find only mice. Plitvice is also home to the highly endangered European brown bear…but they have the good sense to stay far from the hiking paths. Geologists are fascinated by Plitvice. This fantasy world of lakes separated by natural limestone dams – constantly built up by deposits of calcium carbonate, even as they’re eroded by the flow of water – is a "perfect storm" of unique geological features you’ll rarely find elsewhere on earth. Plitvice is open daily year-round and is on most Croatia bus-tour itineraries. The park limits the number of daily visitors, so it’s wise to buy tickets in advance. It’s possible to get there by public or express bus (two hours from Zagreb, departing several times each day), but is easier by car. Because the park is so well organized for an efficient visit, most visitors find that a few hours to hike the trails is plenty – arrive in the evening, spend the night, hike right after breakfast, and move on after lunch. If the park’s three hotels feel like they were built for big tour groups during the communist era…it’s because they were. To save money and enjoy a more intimate experience, try one of the many sobe (rooms in a private home, like B&Bs) dotting the countryside around the park. After a few hours of strolling the Plitvice boardwalks, I have a personal ritual: dropping by the rustic park restaurant – with its heavy-timber beams and open wood-fired grill – and dining on one of those trout that have been grinning at me all day. As I review my photos from the day, I marvel that Europe has treats of this scenic caliber that don’t even make it onto most American travelers’ wish lists. By Rick Steves The misty splendor of Croatia’s Plitvice lakes travel Plitvice became Croatia’s first national park in 1949, and it continues to dazzle visitors today with its accessible walkways and otherworldly vistas. JetBlue confirmed last week it is severing ties with American Airlines, after a federal judge in May ordered the two carriers to end the agreement over antitrust laws. Based in New York City, JetBlue will now look to keep its proposed merger deal with fellow low-cost airline Spirit Airlines alive, the company said in a statement. It is formally ending its Northeast Alliance with American Airlines, which avoids antitrust claims by the Justice Department. Under the current deal, the two carriers share passengers and revenue while coordinating schedules. "Terminating the NEA renders the U.S. Department of Justice's concerns about our partnership with a legacy carrier entirely moot," the airline said in the statement. In May, a federal judge ruled the deal between American Airlines and JetBlue did violate antitrust laws, forcing the two to cancel it. The airline said last week's news will not affect customers that have already booked travel plans. JetBlue announced the intended $3.8-billion purchase of Spirit last year, which would make JetBlue the fifth-largest airline in the United States. American Airlines said it plans to appeal the court ruling forcing it to terminate the NEA. "The NEA has been highly pro-competitive and that an erroneous judicial decision disregarding the NEA's consumer benefits has led to an anticompetitive outcome," the company said in a statement. JetBlue ends partnership with American, will focus on Spirit Airlines merger

www.hap2it.com July 13, 2023 HAPPENINGS Page 7 Something Fishy About Hair Loss Fish oil consists mostly of fatty acids, particularly omega-3 fatty acids, whose consumption is touted as a way to reduce the risk of conditions ranging from asthma to arthritis to heart disease. It appears, however, that consuming too much fish oil might also cause hair loss. Well, at least among mice. A new study revealed that mice on a high-fat diet rich in omega-3 fatty acids experienced considerable hair loss, particularly in large patches along their shoulders. Researchers deduced that the fatty acids were accumulating in skin cells in the shoulders, interacting with and disrupting immune cells that ultimately resulted in the death of hair follicles. The findings were novel and unexpected. It remains to be seen if the phenomenon occurs in humans, and if so, at what level of omega-3 consumption. The scientists said more research is needed, which presumably means they'll be putting their heads together (bald or not). Learn Well, Grasshopper Humans can reportedly detect up to 1 trillion different scents, but that pales compared to other organisms. Bloodhounds, for example, have 300 million smell receptors. Humans have 5 million. Dogs are now being used to detect whiffs of some kinds of cancers, but they might soon be joined by others. Grasshoppers deploy quite sophisticated olfactory senses to get around in their world. Detected pheromones let them know, for example, when to molt and, more dramatically, when to swarm. Michigan State University researchers are now experimenting with using the odor-sensing circuitry of the grasshopper brain to detect the scent signatures of human oral cancers. So-called electronic noses are being developed to do something similar, but the Michigan scientists said grasshoppers still have a leg up (or six) in terms of effectiveness. Hypochondriac's Guide Dyscalculia is a learning disorder that affects a person's ability to understand numberbased information and math, similar to dyslexia (with language) but an entirely different diagnosis. Both may have similar levels of prevalence. Many politicians are suspected to suffer from the condition. Medical History This week in 1996, Dolly, a cloned sheep, was born at the Roslin Institute in Scotland. Scientists had replaced the nucleus of an egg cell with the nucleus from a parent cell — in Dolly's case, an udder cell from a Finn Dorset sheep. Somehow, the egg cell reprogrammed the donated DNA contained within its new nucleus, and Dolly was the result. The manipulation was done using microscopic needles, a method pioneered in 1970s human fertility treatments. The resulting embryo was implanted into the womb of a third, surrogate sheep. Dolly's birth was announced to the world in early 1997.Body of Knowledge When deprived of oxygen, brain cells start to die within five minutes. The exception is when certain factors are involved, specifically cold. If a person's body temperature falls below 95 degrees Fahrenheit (hypothermia), metabolism slows and oxygen needs decrease. There are documented cases of persons surviving longer than 15 minutes without adequate oxygen when exposed to frigid water or buried in an avalanche. Observation "The devil has put a penalty on all things we enjoy in life. Either we suffer in health or we suffer in soul or we get fat." — GermanAmerican theoretical physicist Albert Einstein (1879-1955) Curtain Calls The so-called Erfurt latrine disaster occurred on July 26, 1184, when King Henry VI of Germany summoned his nobles to an informal assembly. They convened on the wooden second floor of the Petersberg Citadel in the town of Erfurt. The floor could not support the combined weight of the gathered nobility and collapsed, with most of the nobles falling into a latrine cesspit below the ground floor where roughly 60 people died, either crushed by falling debris, suffocated by fumes or drowned in liquid excrement. Page 8 HAPPENINGS July 13, 2023 www.hap2it.com Ghostbusters, Oz and Quantum Leap icon Ernie Hudson says he hopes his new sports comedy, Champions, reminds viewers to keep their minds and hearts open to those who might not look or act like them. Directed by Bobby Farrelly, the film is now available on DVD and Blu-ray, as well as streaming on Peacock. Hudson plays Phil, head coach of a minor-league basketball team who remains supportive of his friend Marcus (Woody Harrelson), even after the hot-headed assistant is fired and later court-ordered to manage the Friends team of young-adult players with intellectual disabilities following a drunk driving arrest. Champions co-stars Kaitlin Olson as Alex, a Shakespearean actress who devotes her life to her younger brother, Johnny (Kevin Iannucci,) who is one of the players and more ready to be independent than Alex realizes. "This movie is really about acceptance of people who aren't like us -- whatever that is -- and who will never be," Hudson told UPI in a recent phone interview. "We all have our own unique talents and, given the opportunity, I think, we can thrive." The 77-year-old actor added that the film also carries a message of forgiveness by showing how Phil treats Marcus. "These are guys who have known each other since college. I see he's always been a bit selfdestructive," Hudson said, noting Phil knows Marcus is essentially a decent person, but needs to grow up to fulfill his potential. "They have history and Phil's really disappointed that he has put himself out on a limb to get Marcus this job and he blows it, but, even after that, Phil still reaches out to make sure Marcus is OK," the actor said. "Phil genuinely cares about people, but especially about Woody's character." Phil's wisdom falls on deaf ears and it isn't until Marcus starts working with the Friends players that he starts to think about people other than himself and re-evaluate how he defines success. "You can't hear what you can't hear," Hudson said, explaining he saw his own brother experience a similar late-life epiphany before he died a few years ago. "He was telling me how great life was and I was saying: 'Yeah, but, you know, this could have happened like 20 years ago. It just took you a long time to get here, but it's all been here.'" Another lesson the film imparts is how people should be kind to themselves. "We have to recognize that we do grow and change," Hudson said. "You have to allow yourself the space to forgive and to move forward." Champions marks a reunion for Hudson and Harrelson who previously worked together on the 1994 comedy, The Cowboy Way. "I have great memories. I loved working on the movie and Woody and I formed a friendship that has lasted," Hudson said. "I have so much respect for what he has done with his career and how he has stayed true to himself," he added. "Woody is very genuine. I think when you are very accomplished and comfortable with yourself, there is a tolerance that allows other people to be who they are and Woody has that. He's not trying to get everyone to agree with his opinions. He comes to do the work and he is there 100 percent." While many people Hudson's age are thinking about retirement, the actor's schedule remains jampacked with film and TV projects, including a rumored appearance in the next Ghostbusters installment. There's a simple reason for that: Hudson's still having fun. "I can't control what's coming, but I am enjoying this journey," he said. "I'm so thankful that I chose this profession, that I allowed myself to embrace what I love because there was a lot of pressure to do other things," he added. "I'm so looking forward to what happens next. That's maybe the most fun about what I do -- the next project will be with different people, a different role, a different story, a different location and that's really exciting for me." By Karen Butler Ernie Hudson: 'Champions' is a story about acceptance "Ghostbusters" icon Ernie Hudson reunited with his "The Cowboy Way" co-star Woody Harrelson on the new sports comedy "Champions." Earnest Lee Hudson December 17, 1945 (age 77) Benton Harbor, Michigan Hudson made an attempt to serve in our military. Right out of high school, he joined the Marines, but was discharged after 3 months due to his asthma. He graduated from Wayne State University in 1973 and established the Actor’s Ensemble Theatre, where he and other talented young Black writers directed and appeared in their own works. Hudson paid his dues with appearances on TV’s “Dukes of Hazzard,” “The A-Team,” and “Fantasy Island” as well as the 1982 film “Penitentiary II.” After portraying Winston in two Ghostbusters films, Hudson had to audition for the role in the animated series The Real Ghostbusters, and lost out to Arsenio Hall. Sometimes, even with the help of Alist Hollywood stars, thrilling screenplays, and stunning visuals, some movies are simply destined to fail at thebox office. No amount of star power behind such pictures can save these projects from themselves, with production woes, budget issues, and uninspired storytelling often being a major leading factor to their ultimate demise with moviegoers. This year, it seems that bringing back highly respected stars Michael Keaton and Harrison Ford to their roles as Batman and Indiana Jones, respectively, does not equal box office success in 2023. Both “The Flash,” which marked Keaton’s first return as the dark knight since 1992, and “Indiana Jones and the Dial of Destiny” have been declared as box office bombs by film journalists. Both films are on course to be the biggest flops in both Warner Bros and Lucasfilm’s history. What could have gone so disastrously wrong for these apparently safe bets? Film analysts are looking closely at the coming weeks to see if these films will get audiences in the cinema: Mission Impossible: Dead Reckoning, Part One (July 12), Barbie (July 21), Oppenhemier (July 21), and Haunted Mansion (July 28). Page 14 HAPPENINGS July 13, 2023 www.hap2it.com Binge drinking increased with home delivery of alcohol during pandemic During the COVID-19 pandemic home liquor delivery soared in the United States, as did binge drinking along with it, a new study finds. "'Home delivery' refers to when restaurants, bars or retailers use their own employees or a thirdparty delivery system such as DoorDash or Uber Eats to deliver alcohol to consumers' homes," said researcher Elyse Grossman, a social and behavioral sciences administrator at the U.S. National Institute on Drug Abuse. "Although the number of states that allowed home delivery was already trending upwards during the last two decades, the COVID-19 pandemic dramatically increased these numbers." The number of states permitting home delivery of alcohol by restaurants or bars rose from 23 states to 39 states. "In May 2020, we conducted an online survey of U.S. adults ages 21+ living throughout the country; the final sample included 838 participants," she said. "We found that, of the adults who obtained at least some of their alcohol via delivery, they reported consuming significantly more alcohol and binge drinking significantly more often than participants who did not obtain their alcohol through delivery. Furthermore, although we did not examine youth drinking habits -- given the increase in access to alcohol for youth via expanded home delivery laws, and the fact that retailers and thirdparty delivery drivers often do not check IDs -- we hypothesize that youth drinking habits were probably also negatively impacted by expanded home delivery laws and strongly urge future research in this area," Grossman said. Findings presented at medical meetings are considered preliminary until published in a peer-reviewed journal. Pilots break world record for visiting all 48 contiguous states A pair of aviators broke a Guinness World Record by flying to each of the 48 contiguous United States in 38 hours and 13 minutes. John Skittone and Bob Reynolds took off from Sanford, Maine, and made stops at airports in 48 states, ending in South Bend, Ind. Their final time of 38 hours and 13 minutes earned them the Guinness World Record for fastest journey by plane through all 48 contiguous states. "The shortest distance we spent between two states was probably about four minutes and that happened twice Nebraska and Iowa and Ohio and West Virginia," Skittone told WTMJ-TV. Skittone said the feat was a long-planned adventure. "You know, for me, it was personal. I have a bucket list. I wrote the bucket list about 15 years ago, and a lot of things on that list were aviation-related places I wanted to go, things that I wanted to see. Well, one of the things on that list -- I wanted to visit all 48 states in the same trip," he said. Elizabeth Holmes to be released from prison two years early Disgraced Theranos founder Elizabeth Holmes is scheduled to be released from prison two years earlier than expected, according to prison records. Holmes was sentenced in November to 11 years and three months in prison after being convicted of one count of conspiracy to commit fraud and three counts of committing fraud, involving wire transfers of more than $140 million. Prosecutors said she duped investors in her failed startup company concerning the development of a medical device that could run a range of tests from a simple finger-prick sample. The 39-year-old reported to the minimum security federal prison camp in Byran, Texas, in late May to serve her 11-year sentence, but Federal Bureau of Prisons records show that she is now scheduled for release on Dec. 29, 2032 -- which is a prison stay of roughly nine and a half years. More than 61,000 people in Europe died from excessive heat last summer An estimated 61,672 deaths were attributed to excessive heat between May 30, 2022, and Sept. 4, 2022, as temperatures were hotter than average every week of the summer, according to the study. "The acceleration of warming observed over the last ten years underlines the urgent need to reassess and substantially strengthen prevention plans, paying particular attention to the differences between European countries and regions, as well as the age and gender gaps, which currently mark the differences in vulnerability to heat," Hicham Achebakt, study author and researcher at ISGlobal, said in a statement. The study found that heat-attributable mortality was 63% higher in women than in men, and that a large majority of the deaths occurred among those over the age of 79. The researchers compared the high death rate to the summer of 2003, which saw the greatest number of heat-related deaths to date with more than 70,000. "The fact that more than 61,600 people in Europe died of heat stress in the summer of 2022, even though, unlike in 2003, many countries already had active prevention plans in place, suggests that the adaptation strategies currently available may still be insufficient," Achebakt said. The current summer appears to be continuing the trend as several days last week set a new record for hottest day ever recorded. Data from the University of Maine showed the average global temperature reached 17.18 degrees Celsius, or 62.9 degrees Fahrenheit. Meteorologists have warned that an El Nino event was likely to prolong extreme temperatures into the coming months, raising the potential for even more heat records. coast to coast Woman charged with trespassing outside Taylor Swift's Rhode Island mansion A 54-year-old woman was arrested and charged with trespassing outside Taylor Swift's mansion in Rhode Island despite having previously been warned to stay away from her home, police said. Westerly, R.I., Police Chief Paul Gingerella told the Providence Journal that the woman found at Swift's beachfront property on Monday after police responded to reports of a trespasser. When they arrived, they found the woman outside the home's front gates. "This subject was previously warned to not be on the property and subsequently arrested," Gingerella said. Court records indicated the woman was released on $1,000 personal recognizance and scheduled for a District Court arraignment on July 14, the newspaper reported. The Rhode Island arrest comes a month after a similar incident in which a man was accused of stalking, intimidation, invasion of privacy and harassment in connection with the pop superstar. Mitchell Taebel, 36, was booked into the LaPorte County, Indiana, Jail after allegedly sending a voice message to Swift through Instagram on March 29 saying "he would happily wear a bomb if he cannot be with his soul mate," according to court records obtained by CNN. Police said Taebel also went to where Swift was performing that night despite being placed on a security threat/concern list so he wouldn't be able to purchase any ticket for the show. Christopher Nolan: 'Oppenheimer' test could have 'set fire to the atmosphere' Universal Pictures released a behind the scenes feature on Oppenheimer. Director Christopher Nolan explains a troubling detail about the film's historic basis, and highlights his crew's accomplishments. Nolan co-wrote, with Kai Bird and Martin Sherwin, the story of the Manhattan Project. Nolan says his longtime interest in J. Robert Oppenheimer (Cillian Murphy) solidified in a story when he learned one specific detail of the atom bomb test. "In the leadup to the trinity test, they were dealing with the very small possibility that when they pushed that button, it would set fire to the atmosphere of the Earth and destroy the entire planet," Nolan says. "And yet they pushed that button." Nolan also discusses his preference for capturing special effects in camera. That meant creating a kind of explosion that IMAX camerascould capture, and safely. Murphy also recalls filming in Oppenheimer's actual house and other historic locations. Tom Conti plays Albert Einstein and recalls double takes of passersby on the Princeton campus. Oppenheimer opens July 21 in theaters. 'Napoleon' trailer: Joaquin Phoenix plays emperor in Ridley Scott film Apple TV+ is giving a glimpse of Ridley Scott's new movie Napoleon. Page 18 HAPPENINGS July 13, 2023 www.hap2it.com Q: I was recently evicted from my home, where I lived with my mother before she died. This is due to a reverse mortgage. I am disabled and now have no home. My mother signed this loan against my advice. But the property was in her name. I read that people are not supposed to take out a reverse mortgage to pay off another loan, but this is exactly what my mom did. She used her reverse mortgage funds to pay off credit card debts. And then she died. My sister had power of attorney for financial matters for my mom and now the funds that my mom received from the reverse mortgage are gone. So here I sit with my third of my mom’s remaining estate but without a home. I was my parents’ caregiver. It seems to me that this was elder abuse. What are your suggestions? A: It sounds as though you’re in a tough spot. Reverse mortgages are supposed to help seniors (age 62 or older) who find themselves house rich and cash poor. But because of the limitations, reverse mortgages aren’t the right answer for everyone. Let’s start with an explanation of what a reverse mortgage is and what it can do for some homeowners. In addition to one of the homeowners being at least 62 years of age, this form of financing requires that you either own your home outright or have a substantial amount of equity in the property. Some seniors have trouble paying their bills, but want to stay in their home. Others may need to spend money to replace a roof or undertake a renovation that will accommodate a disability. If you don’t have an income other than Social Security, you might not qualify for a cash-out refinance or a home equity loan. A reverse mortgage lender will determine whether you qualify for a mortgage based on the amount of equity you have in your home. (Equity is the difference between any mortgage balance and the amount your home sells for in today’s market.) A second consideration is your age — if you are older, you will qualify for a larger reverse mortgage. From your letter it would appear that your mom was at least 62 and must have had a substantial amount of equity in the home in order to obtain the reverse mortgage. It’s also clear that you didn’t approve of your mother’s decision to take out a reverse mortgage on her home. But, if she was of sound mind, that was her decision to make. Unfortunately, you’ve discovered one of the shortcomings of a reverse mortgage. When the last owner of a home dies, or ceases to use the home as a primary residence, the reverse mortgage loan comes due and must be paid off. It appears that when your mom died, the lender called the loan. Under the terms of the reverse mortgage, the lender has the right to sell the home to satisfy the debt owed on the reverse mortgage. Hence, the lender was able to evict you and sell the home. You mentioned that your sister had power of attorney over your mother’s financial matters, but you didn’t mention how or why you think your sister committed elder abuse. When your mom died, her assets, including any cash she had, would have been distributed to her children or heirs as provided by her will. You mentioned that you got your third of your mom’s estate but didn’t give us any details as to why you suspect there should have been other monies included in the estate. The longer you have a reverse mortgage, the more of a home’s value is eaten up by the interest. Since you don’t repay a reverse mortgage while you’re living in the home, the unpaid interest is added onto the principal balance, which grows larger by the day. Reverse mortgages are designed to leave the heirs something after the home is sold and balance is paid off. But, that doesn’t always happen. If a home has fallen in value, then there may be nothing left of the equity after the reverse mortgage is paid off. On the face of it, we don’t know why you think there has been elder abuse. Did someone force or coerce your mom to take out a reverse mortgage, or did she make that choice herself? Was she mentally capable of managing her financial issues until the end of her life, or did your sister make these decisions and sign the paperwork? Did your sister divert remaining funds from the estate into her own pocket? You’ll need to do a bit more digging to figure out if anything improper occurred with your mom’s estate. Elder abuse, whether physical, mental, or financial, is a terrible thing. And, it’s extremely difficult to deal with being disabled and homeless. Try to get more information to determine if something wrong occurred. If you do find evidence of wrongdoing, you might want to talk to an attorney that concentrates their practice on family law issues to go over the details with you and see if there is something that you should or can do. Evicted tenant believes elder abuse led to mother’s reverse mortgage Ilyce Glink is the author of 100 Questions Every First-Time Home Buyer Should Ask (4th Edition). Page 28 HAPPENINGS July 13, 2023 www.hap2it.com BUILDABLE CITY LOT Do you have a wood deck? How much time do you invest in cleaning and sealing it? How many gallons, currently priced around $55 per gallon, of highquality sealer do you use to make your deck look fantastic? I pretty much know all the answers because I’ve dealt with cleaning and sealing outdoor decks, fences, and other wood for decades. Deep experience is often coupled with cynicism. I’m acutely susceptible to this because it’s my job to think analytically about building products and tools. I feel a deep responsibility to find the best products and then share that information with you. When it comes to deck and outdoor wood sealers, I’m not certain there is a great product currently on the market. In the three decades I’ve penned this column, I’ve written about all sorts of products telling all the truths that the manufacturers conveniently leave out. I’ve been a master plumber since 1981, and when I saw the big push about the wonders of tankless water heaters, I shared that in certain cases you’d never save money with them. Your energy bills would go up because you’d have an endless supply of hot water. I shared that you have to amortize the much higher installation cost. This meant it would take years to break even. If my claims were wrong, I would have heard instantly from the water heater manufacturers. They would have demanded a retraction or correction column. I never heard a word. The exact same thing happened less than 10 years ago when I exposed how asphalt shingles were being preaged. This means they don’t last as long as they should on your roof. Did the shingle manufacturers reach out crying foul about all the facts in my "Roofing Ripoff" book? They did not, because my claims were correct. Now let’s see what the deck sealer manufacturers are going to say. Less than 30 years ago, deck sealers used to be true stains. They would soak into the wood and not leave a film on the surface. I distinctly remember testing one that used synthetic resin instead of natural oils. Natural oils such as tung and linseed are delicious food for mildew and algae. Not so synthetic resins. That magic sealer penetrated into the wood and would look great for about three years. All you had to do to reseal the deck was to wash it with soap and water or an oxygen bleach solution. You’d then apply a fresh coat. The product never peeled. Back all those years ago, many deck sealers were true penetrating stains. But things started to change in the last two decades. Just about every deck sealer I’ve tested has peeled. In other words, the sealers are more like paint and varnish rather than like a wood stain that soaks into the wood. The issue is that when the filmforming deck sealer fails, it’s a catastrophic failure. Some of the sealer peels and some doesn’t. If you just clean the deck and reseal it, not removing the unpeeled sealer, you often get an uneven finish that appears blotchy. To achieve great results, when it’s time to reseal your outdoor wood, you have to strip off the old finish or sand it off. That is mind-numbing work, to put it mildly. So, why would the manufacturers create film-forming products that cause you and millions of others so much agony? Is it to sell more sealer faster? Realize that when I start to ask penetrating questions about product failures of any type, I often get the silent treatment from the public relations people who work for the manufacturers. Having done expert witness work for nearly 30 years, I believe I know why. The attorneys working for the manufacturers don’t want information out in the public domain that might hurt the manufacturer in a future private or class-action lawsuit. This just happened to me when I started asking tough questions about lithium-ion batteries. No PR person would return my calls or emails. You and I both have to battle unethical or misleading information on product labels. The most recent deck sealer I used showed great promise when I used it three years ago. The label said it was a penetrating finish. I thought for sure it would be like the sealer of old that was truly a penetrating stain. It turns out it was a film former. Technically, I’m sure an expert on the witness stand would or could say that some of the product did penetrate into the top layer of wood fibers. But I feel half-truths are whole lies. The manufacturer of the product I bought could have also added a phrase, “…and once dry, a protective surface film stops water from entering the wood.” Had that description been on the label, I would have instinctively known it was a film former destined to peel. I treated the wood leading to my boat dock with this product, and it's looking horrible. If I want it to look fantastic, it’s going to be a huge project to get rid of the old inferior product. What are your options? Well, you can bite the bullet if you intend to live in your home for many years. You can get a topquality composite deck material that requires just a simple cleaning each spring to get off any dirt from winter storms. I did that with all my decks, and now I’m contemplating doing it with my boat dock. Wish me luck! www.hap2it.com July 13, 2023 HAPPENINGS Page 31 Q:My home inspector did an inspection of my home before I purchased it. The inspector missed that there was a hidden water line problem. The inspector also missed a false vent. Under the false vent we later found the plumbing line that was full of plaster preventing the flow of water to the backyard. We could have negotiated with the seller over these issues, but we didn’t have an opportunity because the inspector missed them. What can we do? A: You’re right that if the inspector would have told you about these items, you could have addressed them with the seller. Your problem is believing your home inspector can catch all the problems with a home. There are some excellent home inspectors who catch almost every problem with a home. Then there are others that aren’t as knowledgeable or as good. They often fail to identify many issues. But if you have problems that are hidden by the seller, they may not be able to be uncovered during a normal home inspection. For example, if the sellers paint the basement to cover up a mold problem, how would the inspector uncover that? He probably wouldn’t. Instead, the buyer would find it when they start living in the home and suddenly see mold appear through the paint. Back to your specific issues. A good home inspector should check each water valve in the home to make sure that water flows to that valve. Did your home inspector fail to check the outdoor valve? If so, he may have missed that water did not flow there. Many states regulate and license home inspectors. Those same inspectors may be members of national trade associations or nonprofit organizations that promote home inspections. And those same national organizations have guidelines for home inspectors to follow when performing home inspections. Here’s what you need to answer: Should your inspector have looked for these issues? Were these issues evident at the time of the home inspection? In other words, could they be easily discovered? Were there other factors that caused the home inspector to miss the issue? Sometimes home sellers hide problems. Sometimes they simply don’t know there is a problem. Let’s assume the outdoor water valve was hidden behind gardening equipment and the inspector couldn’t see the water valve and didn’t know it was there. It would be hard for the home inspector to evaluate the valve if there was no access to it. Home inspectors can’t, and won’t, move the seller’s personal belongings during a home inspection. From this perspective, the home inspector might have done a good home inspection but should note in his inspection report areas of the home that were not accessible to inspect. Now, if we assume the inspector performed a sloppy inspection and simply missed your issues, then you can go back to the home inspector and talk about it. Some home inspectors will return the fee that you paid for the home inspection if you’re not satisfied with the home inspection. Others may do more. And then there are those who simply say that they performed the home inspection and don’t guarantee that they will find all issues with the home. At that point, the homeowner is out of luck if a problem emerges later. What will it cost to fix the vent and water line problems? If it’s expensive, you might want to consult with an attorney with experience in seller disclosure issues and home inspector problems and discuss the issue further with them. But, we suggest you start by calling the home inspector. Talk through the problems, and see how they respond. If you and the inspector agree that he should have caught these problems, then you can kindly suggest he consider paying for the repair. By Ilyce Glink & Samuel J. Page 36 HAPPENINGS July 13, 2023 www.hap2it.com July 13, 2023 through July 19 2023 ARIES (March 21-April 19): You may be feeling like you have dug yourself into a hole and could be expecting people to crowd around and fill it in. Listen to others and you can understand their true feelings. Try not to take people for granted. TAURUS (April 20-May 20): Now may be the time to start looking at broadening your horizons or finding a new place to spend your time. Networking with colleagues or reaching out to someone outside your normal circles could pay off later. GEMINI (May 21-June 20): You might feel a relationship has put you in a tough spot, but pride could be holding you back from telling the truth. It may be time to put more effort into a side gig so you can cover your financial commitments. CANCER (June 21-July 22): If you are feeling confused by your choices or actions right now, it’s time to sit down, reflect and do some self-inquiry. Figure out what you really, really want and need and go forward accordingly. LEO (July 23-Aug. 22): Everything comes down to doing the work to keep getting better. If you have talent but are feeling rusty you could be envious of others’ success. Instead of being discouraged, practice enough to restore your own mastery. VIRGO (Aug. 23-Sept. 22): Words can sometimes prove to be tricky. What you meant could be mistranslated upon delivery. Common phrases for you may be foreign languages to others, rather than hope they understand, strive to be as clear as possible. LIBRA (Sept. 23-Oct. 22): Judging a book by its cover no matter how pretty or interesting cannot give you an accurate idea of the contents within. Be honest about your abilities and you can prove who you really are and what you have to offer. SCORPIO (Oct. 23-Nov. 21): You may be feeling like your identity is tied to your career, your partner or your fashion sense. You have always been more than that. The true, unvarnished, original person you are is waiting for her chance to shine. SAGITTARIUS (Nov. 22-Dec. 21): You deserve unconditional love and may want to reflect it back on loved ones. If you find yourself in a squabble, remember that regardless of history, you might need to stay calm to reach a solution everyone can respect. CAPRICORN (Dec. 22-Jan. 19): You can be capable of all the necessary precisions but could end up distracted by your own emotions at times. Thorough research may help you to better understand the questions and help you find more meaningful answers. AQUARIUS (Jan. 20-Feb. 18): Games of chance may have the same odds no matter how you play the game. The only way to improve your chances is to alter the timing. Try to be cautious about spending right now, you might need your rainy-day fund someday. PISCES (Feb. 19-March 20): Well-intentioned commentary may feel like an attack right now. Listen to what they have to say and try not to take things personally. What they have to say could be the steps you need to take to reach your full potential.
