Page 4 HAPPENINGS April 11, 2024 www.hap2it.com Anna Paquin and Stephen Moyer said their latest collaboration, A Bit of Light, now in a limited theatrical release, appealed to their interests in exploring redemption for broken characters. Moyer, 54, directs and Paquin, 41, stars. "This sounds really tragic but I enjoy playing broken people," Paquin said in a recent Zoom interview. "Most people can relate to, even if it's not literally straight from your own life, feeling like you are worthless." Paquin plays Ella, a recovering alcoholic living with her father, Alan (Ray Winstone). Ella has limited visitation with her children due to her alcoholism. Ella meets 13-year-old Neil (Luca Hogan) at a playground and is surprised Neil wants to strike up a friendship. Moyer said the screenplay by Rebecca Callard moved him in its depiction of Ella depriving herself of any kindness. "I was very moved by how broken she was," Moyer said. "Even when somebody tries to lend a hand to her, to give her that little bit of light that would bring her forward, she slaps it away. She's so full of guilt that she can't take it." Ella neglects the Alcoholics Anonymous meetings she's required to go to and lashes out at Alan when he encourages her to go. Ella also lashes out at her exhusband and his new fiancee, even when they try to facilitate visits with the children. "She does exactly the wrong thing and she knows it, is selfsabotaging and self-loathing," Paquin said. "She just can't help herself." Moyer said he could understand Ella's behavior. "She's given up on herself, so why would anybody else bother?" Moyer said. "What point is there existing?" Moyer and Anna also said they appreciated that Neil could be the character who forces Ella to accept kindness. This, they said, offers hope for recovery. "That's the other thing about playing broken people," Paquin said. "You get to then put them back together." Moyer said he is sober for 20 years and recognizes that the majority of people in recovery still fall back into addiction. Moyer said he appreciated Callard's idea that a child could be the one to break through Ella's selfdestructive habits. "No matter how hard she tries to push him away, he sees good in her," Moyer said. "He sees a chance. He sees that she can be the person that she is meant to be." Paquin said Neil is able to see the totality of Ella, whereas other characters focus on her addiction. "You are not your addiction, illness or disease," Paquin said. "What Neil sees in her is that you might have done some stuff that you are not proud of, or behaved in ways that were not ideal, but that doesn't have to define who you are." A Bit of Light began as a play written by Callard. Moyer knew Callard from acting together on several British TV series. Callard sent Moyer the script to her play after the first film he directed, The Parting Glass, premiered at the Edinburgh International Film Festival in 2018. Moyer said the "killer role" for his wife, Paquin, was one of the reasons he wanted to make it a film. Paquin said Moyer is good at picking material that appeals to them both. Otherwise, she said, she wouldn't agree to star in the films. Paquin, who won an Oscar at age 11 for her role in The Piano, said she has found other directors sometimes hesitant to give her direction. However, Paquin welcomes feedback. "Some directors will be a bit more like kid gloves," Paquin said. "Please, just give me a note. It can be a bad note. I just want to try something else." Moyer had not directed prior to a 2012 episode of True Blood, the show on which he and Paquin also met. Moyer said he still refers to a direction True Blood creator Alan Ball once gave him, when he acts and directs other actors. "He would say something like, 'Now do this scene as if you're talking to your mother,'" Moyer said. "You'll phrase something differently because you're playing it to somebody else." Given the complicated issues at the heart of A Bit of Light, the film does not offer conclusive answers. Moyer hopes the film's resolution inspires further discussion. "I personally don't want the filmmaker to resolve everything for me," Moyer said. "I like having the feelings of, 'What happens next?'" People think of hormonal treatments as replacing diminished levels of estrogen, but in premenopausal women, there's actually more testosterone than estrogen. Like estrogen, testosterone levels fall over time, and after menopause, the lower levels contribute to a loss of bone density and energy. Some doctors are prescribing testosterone to treat these symptoms of menopause, though the FDA has not approved a product for this use, in large part because there isn't a lot of supporting research data yet. More than 90% of respondents in the largest-ever survey of trans people (92,000) who had received hormone treatments or genderaffirming surgery said they were more satisfied with their lives after care. However, one-quarter of respondents said they didn't see a doctor when they needed to in the past year due to fear of mistreatment; one-quarter didn't see a doctor in the past year due to costs; and almost half of those who did see a health care provider in the past year reported having at least one negative experience, such as being misgendered, being refused care or having a provider who was verbally or physically rough or abusive. Stories for the Waiting Room Perhaps not surprisingly, new and recent research indicates that in states where abortion is severely restricted, there is a decline in aspiring OB-GYN physicians. The number of overall applications to OB-GYN programs remained stable between 2022 and 2023, but states with abortion bans received fewer applications than those without them. In 2023, about 82% of prospective OB-GYNs applied in programs with abortion bans, compared with 86% in 2022 and 88% in 2021. Almost 100% also applied to programs in states that protect abortion. Researchers say that if the trend continues, it may forecast potential OB-GYN shortages in some places in the future. Brood 13, which emerges every 17 years, and Brood 19, which emerges every 13, will join together for the first time since 1803, when Thomas Jefferson was president. Illinois will be ground zero for this historic emergence, which is expected to sweep through about a dozen other states. Cicadas, known for their loud chirping and tendency to leave behind mounds of exoskeletons, tend to surface around April or May to reproduce before disappearing again. The cicadas from Broods 13 and 19 are of a similar size, growing to about 1.4 inches, but other broods can double that and have up to an eightinch wingspan. The area with the greatest likelihood of overlap between the two broods is in Springfield, Ill. While the two broods are not expected to overlap to any significant extent, research from the University of Connecticut suggests if the two did produce hybrid offspring, they would emerge alongside the next generation of one or both of their parent broods and be indistinguishable from them. While some people might dread the oncoming swarm and the damage to their ornamental plants, people in academia are embracing it as a once-in-a-lifetime phenomenon. Greenhouse gases continued steady climb Despite efforts to reduce greenhouse gases, 2023 saw another steady increase in the amount recorded in the Earth's atmosphere, according to a new report by the National Oceanic and Atmospheric Administration. The three gases most attributed to human causes, carbon dioxide (CO2), methane and nitrous oxide, didn't increase as rapidly as in recent years but rather were on par with "steep increases observed during the past decade," NOAA scientists said in the report. "We still have a lot of work to do to make meaningful progress in reducing the amount of greenhouse gases accumulating in the atmosphere," said Vanda Grubisic, director of the NOAA Global Monitoring Laboratory, which collects and analyzes air samples. Man accidentally buys two identical Powerball tickets, wins $2 million A Maryland man who mistakenly bought two identical tickets for the same Powerball drawing ended up winning a pair of $1 million prizes. The man told officials he visited a 7-Eleven store and used the lottery terminal's replay feature, which scans old tickets for winners and prints new tickets bearing the same numbers. The man said he didn't consider that his stack of tickets to scan included some bearing the same sets of numbers, so he ended up with some duplicates. The player brought his tickets back to scan them after hearing the 7-Eleven had sold two $1 million winning tickets. He said he realized he had duplicates when four of his tickets won $4 each. The man said he was shocked when he scanned a ticket that matched the first five numbers from the drawing, earning a $1 million prize. "When I put the ticket down, I went back to the other tickets. I said, 'I still have tickets to go through. What if I have the second million-dollar ticket?'" The man discovered he did indeed possess the second $1 million ticket. "It was mindblowing," he said. "I had no idea I doubled it." Colorado University predicts 23 named storms for Atlantic hurricane season Colorado State University predicted high levels of Atlantic hurricane activity in an initial 2024 forecast. CSU hurricane researchers are gearing up for an "extremely active" 2024 hurricane season in the Atlantic basin. Record warm temperatures in the tropical and eastern subtropical regions of the Atlantic Ocean are the primary cause of this anticipated high activity. A warm Atlantic leads to lower atmospheric pressure and a more unstable atmosphere. Both conditions favor hurricanes. Current El Niño conditions in the tropical Pacific are expected to transition to La Niña conditions by the peak of Atlantic hurricane season from August to October. 111-year-old named world's oldest man A 111-year-old resident at a British retirement home has officially been named the world's oldest living man by Guinness World Records. The recordkeeping organization said John Alfred Tinniswood of Southport, England, was awarded the title after the death of 114-year-old Venezuelan man Juan Vicente Pérez and officials confirmed the former second-oldest living man, 112-year-old Japanese man Gisaburo Sonobe, died March 31. Tinniswood, born Aug. 26, 1912, still gets out of bed himself, manages his own finances and listens to the radio each day to keep up with the news. He attributed his longevity to "pure luck." "You either live long or you live short, and you can't do much about it," he told GWR. Tinniswood said he doesn't follow any special diets, but he finds moderation to be the key in remaining healthy. coast to coast Pregnancy may accelerate aging in women, study finds Pregnancy transforms women's bodies in many obvious ways, but new research suggests it may also accelerate aging. Women who had been pregnant appeared to be biologically older than women who had never carried a child. Further, more pregnancies meant more aging. "Our findings suggest that pregnancy speeds up biological aging, and that these effects are apparent in young, high-fertility women," said lead researcher Calen Ryan, an associate research scientist with the Columbia University Aging Center in New York City. For the study, researchers tracked the health of more than 1,700 young people in the Philippines. Prior studies have found that very fertile women suffer in health and longevity as they age. However, it's not known whether pregnancy affects health earlier in life, before age-related declines become apparent. To examine this, the investigators used advanced genetic techniques to determine the cellular aging of the participants in the study. These "epigenetic clocks" let researchers study aging earlier in life and to track people's biological age as compared to their chronological age. The relationship between a woman's number of pregnancies and her biological age persisted even after taking into account other contributors to accelerated aging, researchers said. These other factors included social and economic status, smoking and genetics. Meanwhile, men showed no accelerated aging related to the number of pregnancies their partners had. Born and raised in Brooklyn, Rich has been performing comedy for over 25 years and has starred on TMZ, Fox, NBC, and more. During his last performance at the Kenosha Comedy Club, the audience became completely mesmerized when two nurses in the audience were called up to assist in the delivery of a baby on stage. The mother to be was actually Tony, a burly young man from Antioch, who let out a barrage of painful moans and screams before the baby arrived. When asked by Rich the name of the baby, with tears of joy streaming down his cheeks, proudly shared his name, Tony Jr. Q1: How did you get started in comedy? A: I took a class at NYU in New York City then started doing open mic nights. About 10 years later, I started the hypnosis part of my career and eventually turned that into a whole show. Q2: What should people expect if they come to your show? A: People should expect to see their friends, and even maybe themselves, doing outrageously funny stuff that is WAY out of character. Q3: Can you share with us a past show that was most memorable? A: Once, I had to do a show for 400 comics and industry people, so everyone I considered my peers. It went so well that everyone was asking me how I did what I did. I believe that gaining the respect of the industry and my colleagues that day was paramount to my success. Q4: Who is your favorite comedian or someone you idolize in the industry? A: George Carlin who said funny things and Richard Prior who said things funny. Q5: If you weren’t a comedian what else could you see yourself doing? A: I have actually moved into the training and coaching space now to increase my impact on a greater scale and to help even more people. My main goal as a comedian is to help as many people find their fullest potential, and that’s something I would still be doing regardless. www.hap2it.com April 11, 2024 HAPPENINGS Page 11 I used to think of Athens as a big ugly city with obligatory ancient sights, fine museums, the Plaka (an extremely touristy old quarter), and not much else. “The joy of Greece is outside of Athens,” I wrote. “See Athens’ museums and scram.” But while updating my guidebook one summer, I enjoyed the city more than ever before. I discovered a many-faceted city that’s getting its act together, despite Greece’s economic struggles. I had a great experience even though it was the worst time of year for a visit. It was sweltering – well over 100 degrees – and since it was mid-August, most Athenians were gone, finding relief on the beach. Still, there was an energy in Athens that made me want to come back and linger … in the spring or fall. I discovered much of that energy in the offbeat parts of the city, thanks to Matt Barrett, who splits his time between Greece and North Carolina. He splashes through his adopted hometown like a kid in a wading pool, enthusiastically sharing his discoveries and observations on his generous website ( www.athensguide.com ). He took me to Exarchia, a student district just a short walk from Athens’ Omonia Square. This area has long been the heart and soul of Athens’ feisty love of freedom and its nonconformist spirit. Slathered in colorful graffiti, it’s defiant, artsy, and full of life. From the small Exarchia Square, side streets spin off into grungy neighborhoods. Because of the cheap rent and abundance of students (three universities are nearby), the streets are lined with cafés, bars, art centers, and bookstores. Each evening, Exarchia is a thriving festival of alternative lifestyles. The juxtaposition between Exarchia and the adjacent upscale diplomatic district of Kolonaki is striking. A more trendy Athens neighborhood is the Psyrri district north of the Acropolis. Until recently, it was a grimy area of workshops and cottage industries, famous locally as a hotbed of poets, musicians, revolutionaries, and troublemakers. But now it’s become one of central Athens’ top after-hours zones. The mix of trendy and crusty gives the area a unique charm. The options include slick, touristy tavernas with live traditional music; highly conceptual café/bars catering to cool young Athenians; and clubs with DJs or live music for partying the night away. Just beyond Psyrri, Athens’ Central Market isn’t cute or idyllic, like a small-town French halles, and it’s not a tourist trap, like Barcelona’s La Boqueria. The Central Market – an 1886 glass and iron arcade and the surrounding lanes – is refreshingly real: a thriving marketplace where workaday Athenians stock up on ingredients. A walk through the market is a treat for all the senses – sights, smells, and sounds. The spice sellers are the greatgreat-grandchildren of those ethnic-Greek refugees from the Greco-Turkish war of the 1920s, who arrived bringing a pungent whiff of exotic Istanbul bazaars. You’ll see bushels of rice, grains, nuts, and dried fruits. Keep an eye out for bunches of partially dried flowering herbs tied up with string – this is Greek mountain tea, an herbal mixture revered for its healing properties. You’ll also see classic Greek oregano, thyme, basil, and the precious Greek red saffron. The meat and fish hall is a vivid parade of proteins. Vegetarians might want to skip this gut of the market. Tables are piled high with beef, pork, chicken, lamb, and goat and livestock is proudly pictured on some signs above the stalls. Little delivery scooters nudge their way past pedestrians. Around the corner displays do their best to make the “fifth quarter” or hard-to-sell meat look appetizing: hooves, tripe, liver, and other organs. You may also see barrels of snails – a cheap source of protein during times of hardship, when locals developed a taste for the little critters that persists today. Today’s Athens has become people-friendly, an urban scene of pedestrian boulevards and squares filled with benches, shade-giving trees, and inviting cafés. While its drawing power will always be its classic ancient sights, take time to taste its spicy, mod neighborhoods. The moves are "an important part of Spirit's comprehensive plan to bolster profitability and strengthen our balance sheet," President and CEO Ted Christie said in a statement. The deferrals affect all the Airbus aircraft previously scheduled to be delivered to the Florida-based carrier in the second quarter of 2025 through the end of 2026 to 2030-2031, but does not affect "direct-lease" planes set to arrive through 2029. "Deferring these aircraft gives us the opportunity to reset the business and focus on the core airline while we adjust to changes in the competitive environment," Christie said, adding it will free up cash "as we position the company for a return to profitability." Meanwhile, the pilots targeted for furlough will go on hiatus beginning Sept. 1. "We are doing everything we can to protect team members, while balancing our responsibility to return to positive cash-flow and thrive as a healthy company with long-term growth prospects," the CEO said. Together, the moves are expected to save the carrier $340 million over the next two years. Spirit Airlines posted a net loss of $447.5 million in 2023 -- down from a loss of $554 million in the previous year, partially driven by a decrease in the cost of jet fuel. Will sellers drop their listing price because they’re no longer responsible for paying the buyer’s side of the commission? Almost certainly not. Will it be cheaper for buyers to purchase a home? We doubt that, and it might even become more expensive. Now that we have all that out of the way, let’s rewind the clock back two weeks to the $418 million settlement in the class action lawsuit between the National Association of Realtors (NAR) and several large Realtor organizations and home sellers. A federal jury found the National Association of Realtors and several large Realtor organizations guilty of conspiring to artificially conflate sales commissions. The $418 million settlement, to be paid out over four years, requires the National Association of Realtors to eliminate the offer of buyer’s compensation from their multiple listing service websites. This verdict follows on the back of the $1.8 billion verdict in the Sitzer-Burnett case, which was handed down in October 2023. It covered the same basic ground but had an even bigger award. The National Association of Realtors has said it will appeal the verdict. We’ve been reading with bemusement all of the articles claiming that the settlement will change the way homes are bought and sold. In particular, we’ve watched pundits claim, strangely, that home prices will fall. That buyers will pay less. That somehow over a million real estate agents will give up their full or part-time livelihoods and disappear from the business of helping people buy and sell homes. Given the more than 30 years since Ilyce started writing this column, and the 20-plus years since Sam, a real estate attorney, joined her as co-columnist, this strikes us as living in the land of magical thinking. What will the settlement change? Basically, local multiple listing services (MLSs) are no longer able to advertise the amount sellers will pay to the buyer broker upon the sale of their properties. Legal platitudes aside, let’s look at how this sort of marketing plays out in the real world. Usually, a seller hires a real estate agent to help them sell their home. The real estate agent presents the seller with a listing agreement. The listing agreement spells out what the agent will do and how much the seller will pay the listing agent at the closing. This commission is usually somewhere between 5% and 6%. In the thousands of closings Sam has done for his clients over the years, he has seen amounts range higher and lower. Many people (buyers, sellers, homeowners) tend to think that the commission amount is 6%. They also believe that fee is nonnegotiable. Let’s stipulate right here that real estate commissions have always been negotiable. It’s just that some agents refuse to work for less. So, they say, “No. The commission is 6%.” At any point, a seller has the right to find another agent. But if they want to use that agent, the seller can counter and say something like, “Well, I’m willing to pay 5%,” or throw out another number. Then, the agent can decide if they want the business or not. If you’re worried about commission, consider this: most transactions contain additional fees paid by the seller. Many real estate brokerage companies now add a fee on top of that commission. That fee can be as little as $100, but some brokerage houses charge upward of $500 per transaction, on top of the commission. This fee goes by various names (think “doc prep” fee), but it’s just more cash the seller is shelling out (and it’s usually the seller who pays it). In some cases, the seller’s agent keeps more than half. The seller’s agent will get 3.5% and the buyer’s agent might get 2.5%. Or, the reverse. In essence, the settlement of the NAR litigation attempts to separate the fee that the seller pays the listing broker and the amount paid to the buyer’s broker. Going forward, the listing broker’s listing agreement would provide the amount that the seller agrees to pay the listing broker but may not provide any amount that the seller is willing to pay the buyer’s broker. Now it’s time to examine what, if any, seismic changes will come to the industry. If sellers are not required to pay the buyer’s commission, some experts apparently think three things might happen: First, buyers may decide not to use real estate agents to buy homes; second, the commission received by the buyer’s agent would be less; lastly, sellers will reduce the price of their home because they’re responsible only for the commission paid to the seller’s agent. We disagree. We think once buyers are in the market to buy a home, they look for an agent. That agent is now required to provide a written buyer’s agency agreement that will state that the buyer will pay the broker a fee for helping the buyer purchase the home. That amount is also negotiable. Some people think it might be a flat fee. Or a percentage of the sales price. Or, nothing at all. (Yes, we’ve seen pundits who posit this sort of thinking.) Once the document is signed, buyers will be legally responsible for paying that commission. Let’s say a listing agent has an agreement in force today to list a home and receive a 5% commission. The agent agrees to split the fee equally with the buyer’s broker. The buyer’s broker would receive 2.5% of the sales price. But under the new arrangement, the buyer might agree to pay the buyer’s broker 3% of the sales price for any home the buyer purchases. The buyer could wind up paying more in this situation. There is no requirement or guarantee that the seller will lower the price to make the deal happen, especially when the U.S. is experiencing an extremely hot sellers’ market. The buyer could try to require the seller to pay the buyer broker’s commission, and if the seller refuses, the buyer could walk away. How will the buyer come up with the money to pay for the buyer’s agent’s commission if the seller refuses to play ball? There is some talk about Fannie Mae and Freddie Mac, secondary mortgage market leaders, allowing buyers to finance their buyer’s agent commissions. Which means buyers will pay interest on this amount for the term of the mortgage. So far, we’re having trouble understanding how buyers could pay less. They’re bringing all the money to the table (to pay for the house), but they could wind up paying more. Another piece of the settlement is that multiple listing services cannot advertise how much of the commission the seller’s agent is willing to share. But, listing agents can advertise on third-party websites, like Homes.com and Zillow, or on their own personal websites. We’re willing to bet that the word will get out about who is willing to pay what. We’re also fairly sure the Realtors legal counsel is already working on drafting new listing agreement forms that allow sellers to check a box and assign a specific portion of the commission to the buyer’s agent. Which is why we think the most likely scenario is that nothing much will change. Real estate agents will end up with a workaround solution that keeps everything much as it is today: listing agents and buyers’ brokers will get paid at closing, sharing the commission, and we won’t see changes in the sales price. We’ve already heard that real estate agencies are working with their agents to make sure buyer’s agents get paid as they always have. Agents are pushing sellers to pay the listing broker’s commission as well as the buyer’s broker’s commission. Sellers, remember that the commission is negotiable. And if your agent doesn’t want to work for the amount you’re offering, you can always go find someone else. That’s what the free market is supposed to be about. NAR continued from page 24
