Page 4 HAPPENINGS October 12, 2023 www.hap2it.com Hosts Nev Schulman and Kamie Crawford said Catfish: The TV Show, returning with new episodes Tuesdays on MTV, shows how people use new technology to deceive others. "They have more tools," Crawford said in a recent Zoom interview. "They've got AI now. They've got ChatGPT." Schulman and Crawford help people who have met someone online but worry the potential romantic interest may not who they claim to be. The hosts use tools like reverse image searches and cellphone records to locate the mystery people. "We're all just trying to catch up with technology," Schulman said. "There's very little education taking place to prepare people for the many different things to look out for and best practices." Some people string others along for potential dates, but others scam victims out of money. In the episode airing Oct. 10, Schulman and Crawford step in after a man named Cody sent $15,000 to a mystery woman. "This season has the highest amount of money transactions that I think we've ever seen on the show," Crawford said. "Honestly, anyone can fall victim to that." Schulman and Crawford are immediately suspicious when Cody's "girlfriend" requests financial transactions, as well as Cody's Social Security number. However, Crawford said even the most experienced people can fall victim to crafty con artists. Crawford said she received a warning that her Venmo account had been hacked. However, the alert was fake. "If it could happen to me, it could happen to anyone, truly." Crawford said. "I was able to get my money back, but they took almost $2,000." Schulman had his first experience with online deception, which was depicted in the 2010 movie, Catfish. The movie inspired Urban Dictionary to define a catfish as someone who pretends to be someone they're not, using Facebook or other social media to create false identities. Schulman said he started the show in 2012 to help other catfishing victims, and Crawford joined as co-host in 2018. Schulman credits Notre Dame football player Manti Te'o with popularizing the term. In 2012 Te'o found out his online girlfriend, Lennay Kekua, had died, but later learned Naya Tuiasosopo had created a fake account using the name Lennay. "For every episode of Catfish that we make, there are thousands of other people with similar stories that we won't ever hear," Schulman said. "We're still making the show because it's still happening. We're not struggling to make the show." By the time of the movie and the beginning of the TV show, social media and dating websites were already fraught with fraud. Crawford said that dating apps like Tinder have made it easier for con artists to convince innocent users. "When you get on these apps, you're flooded with options," Crawford said. "Oh, here's a cute person who lives within five minutes walking distance of you." Episodes of Catfish often end with Schulman and Crawford locating the real person behind the scam. This season, one woman said she lied because she lost interest in the man she was texting. Schulman said that is a common explanation he and Crawford encounter. Catfishers will go to more trouble to continue the ruse than simply break it off or admit they were faking. "One question I find we ask almost every time is, 'Why didn't you just stop?'" Schulman said. "Continuing to lie, flirt, pretend and come up with excuses is slightly easier than the thought of having that really difficult conversation." Schulman said he hoped to render his own show obsolete one day. He and Crawford said they hope to teach people warning signs to watch out for in their online interactions, but technology will inevitably provide more ways to deceive. "I would have thought at some point in the last 11 years, we might have graduated or improved our online communication skills to make it more difficult for this to happen," Schulman said. "In many ways, it's the opposite." As I walk through the streets of the Eternal City with my Roman friends, they explain the ritual of this promenade: While elsewhere in Italy it’s called the passeggiata, in Rome it’s a cruder, big-city version called the struscio (which means “rub”). Unemployment among Italy’s youth is very high; many live with their parents even into their 30s. They spend a lot of time being trendy and hanging out. Hard-core cruisers from the Roman suburbs, which lack pleasant public spaces, congregate on the downtown boulevard Via del Corso. The Vespa motor scooter is their symbol; haircuts and fashion are follow-the-leader. In a more genteel small town, the passeggiata comes with sweet whispers of “bella” and “bello” (“pretty” and “handsome”) as the boys and girls eye each other. But in Rome, the admiration is more strongly oriented toward consumption – they say “buona” and “buono,” meaning “tasty” (terms used to describe food). Police barricades keep out the traffic as, from Piazza del Popolo down Via del Corso and up Via Condotti to the Spanish Steps, shoppers, people-watchers, chunky middle-aged Italians, and young flirts on the prowl make the scene. In their travels, tourists are often content to “experience” the art and culture of a great city such as Rome in museums and on stage. But I strive to be engulfed in the living culture, to enjoy it “in situ” – the art-history term for “on location.” You can be a spectator, sipping a drink at a sidewalk table, but it’s more fun to stroll along with everyone else. It’s the perfect way to start a night in Rome. The next day, I’m immersed in an entirely different scene – jammed into St. Peter’s Basilica with thousands of worshippers for Mass. As the pope circulates, the peacocks of the security world – the Vatican’s fancy-garbed Swiss Guard, with their flamboyant helmets and medieval pikes shining under heavenly sunrays – are on high alert. Their darting eyes and walkie-talkie earpieces show they’re there for more than ritual and decoration. Afterward, the crowd pours like sand out of a spiritual hourglass from the basilica into St. Peter’s Square. There, I join an even larger crowd that just "attended" the Mass on huge rock-concert-type video screens. It’s a Catholic tailgate party, as groups from around the world – mustachioed Sicilians bellowing “Viva il papa!” to their pope, cowboy-hatted Calabrians forcing wine on strangers, and noisy Mexican teenagers screaming “Viva Mayhee-ko!" – wait for their spiritual leader to appear from the window of his study overlooking the square. Suddenly, the famous window opens, the red banner flops down, and the pope appears. I wander over to the alwaysthriving Piazza Navona, with its gushing Bernini fountains and famous gelateria. As usual, it’s busy with families out for a stroll, street musicians, artists, fireeaters, local Casanovas, immigrants selling the latest plastic tourist trinkets, and people screwing their forefinger into their cheeks. That’s the Italian sign for "yummy"…like when you’re eating the tartufo chocolate ice cream treat that several of the square’s cafés claim to have perfected. Piazza Navona’s outdoor cafés are a worthy splurge if you’ve got time to sit and enjoy Italy’s human river. Around the corner, a well-worn old statue sits covered with feedback from this Roman neighborhood. This graffiti tradition goes back centuries, to times when people couldn’t speak their minds but could write (anonymously) what was in their hearts. By Rick Steves A walk through Rome's living culture travel An early-evening walk in Rome offers culture that you can't find in museums Last weekend, Hawaii lifted the guidance that discouraged tourists from traveling to the West Maui region affected by wildfires, inviting tourism back to the area. The order, issued by Gov. Josh Green, went into effect nearly one month ago, "strongly discouraging travel" to the area with Oct. 8 marked for a return to visitors. Green has moved forward with reopening last Sunday, despite some pushback from officials in Maui, according to CNN. "It's going to be gentle and we're going to be very sensitive," Green said of reopening in a video on X, the social media site formerly known as Twitter. Lee said more than 8,000 people in Maui are unemployed due to closures from the wildfires. More than 7,000 people are living in hotels after being displaced and more than 3,000 have requested shelter. Lee also noted that he has received a petition with more than 9,000 signatures urging him to delay reopening. Last week, the Maui County Council voted unanimously to ask the governor to keep the order in place. "Opening up on the exact date that marks two months from the fire is not trauma-informed," said Keani Rawlins-Fernandez, a council member. Lahaina and the surrounding area remain closed to visitors. Maui County Mayor Richard Bissen announced in late September that West Maui would take a "phased approach" to reopening hotels to visitors, with the first phase beginning last Sunday. "Our priorities have focused on the well-being of our people and that will continue to be critically important," Mayor Bissen said. "As we take careful steps forward in an unprecedented disaster, addressing our West Maui visitor industry, their employees, and the local businesses that work in conjunction with the industry requires planning that will get us to a manageable re-opening. The auction will include over 55 cars, motorcycles, ATVs and other vehicles seized from the YouTuber, whose legal name is Bill Omar Carrasquillo. Carrasquillo, 36, was sentenced earlier this year to more than five years in prison and another five years of supervised release for a copyright infringement scheme the U.S. Justice Department said involved piracy of cable TV, access device fraud, wire fraud and money laundering. Authorities also seized $30 million and ordered him to pay $15 million in restation. Chicago Marathon runner stops to rescue kitten A Boston woman running in the Bank of America Chicago Marathon stopped to rescue a kitten at mile 21, and even ended up finding the feline a new home along the route. Sarah Bohan said she was nearing a personal marathon record when she spotted the cowering kitten about five miles from the finish line. Bohan said she carried the kitten for about a mile alongside fellow runner Gia Nigro until they encountered some spectators who were excited to give the kitten a new home. She finished the race with a time of 3 hours, 31 minutes and 13 seconds, a time Bohan said she was happy with, even though it wasn't a personal record. Bohan, who has two cats of her own, was appropriately running for Team PAWS Chicago. Tesla drops prices on key models Tesla announced another round of price cutting on a handful of its signature vehicles in some of its top markets around the world after soft third-quarter deliverables. The electric carmaker said it will cut costs by as much as 4.2% in the United States for the Model Y SUV and Model 3. Tesla earlier had cut the cost of its Model 3 by about 17% and a 26% reduction for its Model Y the price slashing that weighed on Tesla's profitability, tumbling from 22.4% to 18.7%. The starting price for a Model 3 is now $38,990 while the Model Y SUV starts at $52,490. U.S. Postal Service proposes price increases for 2024 The U.S. Postal Service filed notice with its regulators to raise prices by about 2% for 2024. The new rate proposals sent to the Postal Regulatory Commission include a 2-cent increase for the First-Class Mail Forever stamp, from 66 cents to 68 cents. Citing "inflationary pressures on operating expenses," the Postal Service said in a statement that the price increases are needed for future financial stability and because "the effects of a previously defective pricing model are still being felt." The U.S. post office is an independent federal service that is mandated to be self-financing. It typically receives no tax money. According to the statement, the Postal Service also is requesting price adjustments for its so-called Special Services products, which include Certified Mail, post office box rental fees, money order fees and the cost of postal insurance. 1K migratory birds dead after colliding with Chicago building Close to 1,000 songbirds died in one week earlier this month after colliding with a single building in Chicago during the fall migration season, naturalists with the city's Field Museum have confirmed. The birds collided with McCormick Place Lakeside Center, museum officials said. Photos circulated across social media of the dead creatures spread across several tables after being collected from the streets. "You pick up a Rosebreasted Grosbeak and realize, if it hadn't been for a building in Chicago, it would be spending its winter in the foothills of the Andes," Dave Willard, collection manager emeritus with the bird division of the Field Museum told the National Audubon Society in an interview. "It's just a shame that a city can't be less of an obstacle." Willard said the convention center, which borders Lake Michigan, is a "hot spot" for bird collisions during migration seasons. He said the recent mass collision was the worst he'd ever seen. The Field Museum where Willard works collects and tracks Chicago's bird collision deaths each year. "We're in the middle of fall migration, which reaches its height from September to October. The amount of artificial lighting and glass in the city, combined with millions of birds coming each year, it's dangerous for them," Chicago Bird Collision Monitors director Annette Prince told the Chicago Sun-Times. coast to coast U.S. cancer centers report ongoing shortage of chemotherapy drugs U.S. cancer centers continue to have shortages of commonly used chemotherapy drugs, a new survey shows, though the medications are not as scarce as they were last June. The National Comprehensive Cancer Network (NCCN), a nonprofit alliance of leading cancer centers, surveyed its network in September. In all, 72% of cancer centers surveyed reported a continued shortage of carboplatin. And 59% were still seeing a shortage of cisplatin. These two platinum-based generic chemotherapy medications are recommended for treating many different cancers. Overall, 86% of centers surveyed said they were short on at least one type of anti-cancer drug. A survey in June showed that 93% of cancer centers had a shortage of carboplatin, and 70% of cisplatin. Twenty-nine of the NCCN's member institutions responded to the September survey. They include leading academic centers across the United States. The findings may not reflect additional challenges that smaller community practices serving rural and marginalized patients are experiencing. The centers surveyed were using strict waste management strategies, so nearly all were still able to provide the medications to all patients who needed them. Other medications in short supply included methotrexate, with 66% of centers reporting a shortage; 5- fluorouracil, with 55% falling short; fludarabine at 45%; and hydrocortisone at 41%. CNN recently reported that two other drugs used for cancer, vinblastine and dacarbazine, went into shortage in September. "The problem is never-ending. It is horrible," Dr. Doug Hawkins of the Children's Oncology Group, a research organization, told CNN "I mean, to say to a patient, 'we know how to treat your child, but we can't get the drugs,' and this is America, and it's 2023 -- it's crazy." New research suggests that chomping down on chitin (crustaceans, if not insects) may be good for digestion, triggering an immune response that is linked to less weight gain, reduced body fat and resistance to obesity. "I flew through the script, which is saying something because courtroom dramas and true crime and heavy dramas are not typically pageturners for me," Gould told UPI in a phone interview. "I just knew that I had to be a part of it," the actor said. "This is a story that needs to be told. As an actor, you can really only hope to be a part of projects that have realworld impact and carry such weight and gravity with them." Now available on videoon-demand platforms and with a very limited theatrical release, the film is about the 1963 rape case that led to the landmark Supreme Court decision requiring U.S. police officers to read suspected criminal perpetrators their rights to remain silent and be represented by a lawyer at the time they are arrested. "There are all these questions that get brought up that I think are really integral and important for us in modern times to think about," Gould said. "There are a lot of moments [in the film] where you are like, 'Wow, we've come so far as a society and, yet, we still have so far to go in terms of believing survivors and rallying around them and protecting them and telling their stories and seeking justice for them." Balancing the rights of suspected criminals with those of their alleged victims is still difficult in 2023, he acknowledged. "We have to play with this dichotomy," Gould said. "That is one of the elements that this movie really nails, which is telling Patricia Weir's story, but also telling and supporting the formation of the Miranda rights, which are integral to part of our society and criminal justice system." Michelle Danner directed Miranda's Victim, which stars Abigail Breslin as Trish Weir, an 18-yearold high school student raped by Ernesto Miranda (Sebastian Quinn) while walking home from an Arizona bus stop after working her shift at a movie theater. Gould plays James Valenti, Weir's co-worker, who finds himself questioned by police after the incident. The actor recalled that, in first reading the script, it crossed his mind that Valenti might be wrongly blamed for the attack on Weir because he was the last person to see her before it occurred. "I had no idea what the Miranda rights were. You hear it brought up in TV shows and movies all the time, but I didn't know the story," Gould said. "I was reading [the screenplay] and I was like: 'I'm playing this James character. OK, here he is.' They're going on a date and then he starts getting questioned by police. I was like, 'I don't know where this is going.'" Ultimately, Weir's rape and the subsequent investigation crush her dreams of going to business school, as well as her blossoming romance with Valenti, even though her name was not reported in the media at the time. "What this character represents is one of the many ways men of that time period -- and arguably still today -- react upon getting the news of Patricia's story," Gould said, referring to how Valenti seems to lack the coping skills and language to help Weir after her ordeal. "As a viewer, you can both be shocked and angry [at him], but also empathize and see the humanity," the actor added. "He was very much a product of his time and represents opportunity and love and innocence lost." Gould praised Breslin for turning in a powerful portrayal of a young woman who was not only brutalized, but who then had to courageously and repeatedly detail what happened to her in front of men who questioned her virtue and reliability while ambitious attorneys tried to get Miranda's confession thrown out because he didn't have a lawyer present at the time of his arrest. "It certainly was not an easy role," Gould said of Breslin as Weir. While everyone in the cast and crew showed tremendous respect for Breslin and "what she was putting herself through in order to tell this story," Gould said he tried to be especially protective of his co-star. "She was like, 'Dude, knock it off!'" he laughed. "We're good friends now, but I showed up and I was very serious and said: 'I'm here if you need me and I'm going to try to be quiet and keep my head down.' And she was like, 'I love Modern Family! Let's hang out! Let's talk!'" Gould said. "I know it was incredibly difficult for Abigail, but she did it with such grace and treated everyone with kindness and respect." Q: Let’s assume someone has a mortgage and their home is sold at a sheriff’s sale for $1. Who owns the home? And what does it mean for the people who are living in the house? Will the occupants in the home need to move out? A: What are you really asking? We think what you want to know is if you’re living in a home that is foreclosed upon, and it is sold at a sheriff’s sale, can you go on living there under the new owners? Tough situation. You have owners versus tenants or nonowner occupants of the home. When you’re the owner and your home is sold at a sheriff’s sale or goes through another type of foreclosure, the new buyer has the right to terminate your right to live in the home and evict you. For the original owner, you lose your house because you either failed to pay your mortgage, failed to pay your real estate taxes, or have a judgment filed against you. In each of these situations, you’ll know that you’re in trouble. You may also know that you’ve lost the home in a sale. When it comes to tax sales, the good news is that the homeowner usually gets an opportunity to redeem the unpaid amount and recover the full title to the home. It can be expensive, but at least it can be done. We usually see a sheriff’s sale in a situation where the owner has failed to pay the debt owed on their mortgage and the lender forecloses on the property. A second situation, as we mentioned above, is where an owner has failed to pay their real estate taxes and the property is later sold for those unpaid taxes. The sale for unpaid taxes may or may not be a sheriff’s sale, but might instead be a tax sale under similar circumstances. The last situation is where a defendant in a civil suit loses that suit and the plaintiff sues to enforce the judgment by foreclosing on the defendant’s home or other property. Now let’s look at it from the buyer’s perspective. When a buyer purchases a home at a sheriff’s auction, in most cases that buyer becomes the new owner of the home. Depending on the situation, the new owner might have the right to evict any person living in the home and take full possession of the property. The most common situation is when a lender has foreclosed on a home. At this point, the lender can buy the home at the sheriff’s sale to satisfy the debt it is owed. The lender can later sell the home and can use the proceeds from that sale to pay off the debt they are owed plus any fees that have accrued. In order to sell the home, the lender may want to evict the occupants of the home to provide the new buyer with a home free of any tenants or occupants. As part of the foreclosure process and the sheriff’s sale, the lender can use the legal system to evict the occupants of the home, whether they are the owners, friends, relatives, or tenants living there. In some limited circumstances, the tenant may have the right to stay in the home for a period of time. Some states have laws that regulate the manner in which occupants in a home can be evicted. But usually the renter or tenant has to leave. The lender will want to pass along the property with a clean, unencumbered title. It sounds like you have a very specific scenario you’re facing. You’ll want to talk to an attorney in your area that has experience with evictions and lender foreclosures to get more details based on your specific situation. Good luck. Page 18 HAPPENINGS October 12, 2023 www.hap2it.com Not too long ago, Philip reached out to me. I’ve mentioned in past columns that each week I solve countless problems for homeowners just like you. For me, it’s similar to putting together a jigsaw puzzle or playing the board game Clue. You present me with all sorts of jumbled data that make no sense to you, and it becomes my challenge to solve the problem. Believe me, it keeps my tiny gray cells limber! In Philip’s case, he had a threeseason room constructed up off the ground about 30 inches. It had composite decking for the floor with the requisite quarter-inch gaps between the decking boards. Philip and his wife wanted to install solid luxury vinyl plank (LVP) flooring. As you may or may not imagine, this presents all sorts of problems. In a typical three-season room, if it rains through open windows and the decking gets wet, it’s no big deal. The water can drain through the gaps in the decking to the ground below. No harm, no foul. LVP flooring interlocks. There are no gaps. Add to this, most manufacturers require a solid underlayment of some type under the LVP. I just installed some LVP at my own home and used a thin foam underlayment that had a waterproof coating. Can you see where this is headed? Water is your biggest enemy when it comes to a three-season room. The best ones are constructed like a four-season home. If your home is built properly and you have generous roof overhangs and closed windows, rainwater rolls harmlessly off the windows, doors and siding to the ground. The issue is some three-season rooms are not built like your home. The exterior walls of your three-season room may rest on top of the finished flooring and pass under the wall to the outside. Your three-season room may be on a slab and the slab is wider/longer than the exterior walls. This is very common in warmer climates. I’ve seen countless photos of situations like this. You never want water to get on the flooring in your home, for all the obvious reasons. Imagine in Philip’s case if water or snow enters his room and gets under the LVP flooring. While most, if not all, LVP is waterproof, as well as most brands of underlayment, where will the water drain to? Will it get trapped under the LVP and start to create mold? Fortunately, Phil’s room is built like his home and the only danger of water getting on the new LVP flooring is from a window left open by mistake during a rainstorm. That can happen to anyone at any time even in a regular home. One of the biggest conundrums you’ll face is with your exterior door or exterior sliding doors. In Phil’s case, his existing composite decking runs under the exterior door to a landing outside the room. This is a huge problem. Water can work its way under the door threshold via capillary attraction, wind or even negative slope on the exterior landing, causing water to run toward the room! These same water infiltration issues are common in many condominiums that have exterior concrete patios poured at the same level as the concrete floor inside. Cantilevered decks using wood floor joists have a history of creating interior wood rot for the exact same reason. If you’re building a new threeseason room that might become a four-season space, be sure exterior decks, landings, etc. are always 2 or 3 inches lower than the interior finished floor to prevent water from getting inside. Make sure your contractor builds the room just as you would a normal home so it’s impossible for water to enter inside a wall or flow under a wall. If you think this might happen, perhaps you should frame your walls with treated lumber to prevent future rot. You can also purchase treated plywood to sheath the exterior walls. Don’t forget to raise the prehung exterior door so the bottom of the metal threshold is at the same level as the top of the finished floor. This allows you to install a proper flashing under the door and gives you plenty of room for a thick throw rug or mat on the interior floor next to the door. Give serious consideration to a hip roof if possible. You’ll enjoy the spaciousness of a vaulted ceiling in the room with a slow rotating paddle fan on those warmer days. Q: We are selling our rental property. Our buyers’ inspector came out to our property to do the inspection. I don’t live near the home and wasn’t there for the inspection. I went to the house a week later and discovered the inspector had turned off the electric line to the air conditioning unit (which he reported was not cooling), the water heater and the outdoor sprinkler system. This seems really suspicious to me. He also reported he couldn’t get on the roof because it wasn’t safe. And yet he noted in his report that the roof needed to be replaced. I had two other roofers get on the roof after I received this report. They both said it was fine and they noted that the roof had no structural problems. How do I report him or contest his report? A: We agree. The inspector’s behavior is confusing. But, let’s start at the beginning. Typically, sellers don’t attend a home inspection. The buyers and their agent will usually attend and, frequently, the listing broker will be there as well. Savvy buyers will follow their inspector around during the inspection, pay close attention, ask questions and even take notes and pictures. Why? Houses can be complicated. New houses can be confusing. So when you have someone whose job it is to inspect the property, it’s a nice opportunity to learn how the house works, where the mechanical systems are and whether the systems have been maintained. So, what about your inspection? You didn’t attend, but presumably the buyers and/or the agent did. But that doesn’t explain why the electricity was turned off to the air conditioning unit, water heater or sprinkler system. If the electricity was off before the inspector got there, then it makes sense that those systems (and others) weren’t working. Why would he turn it off and leave it off? That makes no sense, but frequently home inspectors make mistakes and shut things off inadvertently. And, if two roofing companies said your roof is fine and has no structural problems, it’s likely he never made it on the roof either. So, either the inspector made bad assumptions about the roof, made a bunch of mistakes or he’s lazy and didn’t do the work he should have. But, you didn’t pay the inspector. The buyers did. So, their money is on the line. Unless you have damages caused by the inspector’s mistakes or bad behavior, it’s up to them to file a complaint. If they’re satisfied with the report, fine. They can come and ask you to fix the things noted in the inspection report, and you can refuse or refute them with the reports provided by your own contractors. You’ll negotiate. Or, not. They’ll buy the house anyway, or they won’t. There’s really no satisfying place to report a bad home inspector. Typically, inspectors are licensed by the state in which they operate. You could try to report them to the agency that licenses them, but there may be no procedure to do so. You could report them to the American Society of Home Inspectors (ASHI), or another nonprofit trade association — if the inspector belongs to one. If they don’t, then you can’t. But even if they do belong to ASHI, the organization isn’t in the habit of policing its wayward members. Which takes us back to the beginning of your email. You’ll tell your listing agent (if you have one) that this inspector is a bad apple. She’ll tell the buyers’ agent, and hopefully that inspector won’t be recommended for future jobs. You could give the inspector a poor review. Professional home inspectors, like everyone else in the real estate industry, live and die by their reputations. They build their business based on referrals from satisfied buyers, sellers and agents. If they do a lousy job, or make a lot of mistakes, or cause damage, then the customers in their world complain.
