And, so, he does the rightthing,\" she added. \"He doeswhat you're supposed to do.And then we see in parallelwhat happened with mycharacter and Dave Franco'scharacter, where people weren'tas brave, I would say, and asemotionally honest with eachother. So, I think things havegotten better with the youngergeneration.\"Despite the fact the movie is anexploration of grief and loss,there are also numerousmoments of levity that add to itsauthenticity.Williams said many of the jokeswere made on the fly by anenthusiastic cast.\"There was a lot of ad-libbing. Idid a lot of it. I'm verycomfortable doing it because onGirls, we did a lot ofimprovisation to try to get intoscenes. And that's also my onlytraining,\" she noted.\"So, anytime I have anopportunity to ad-lib orimprovise, I'm very happy,\" sheadded. \"I was lucky enough tobe with a bunch of other actorswho are very good at it... Thewhole set just felt reallyharmonious and like everyonewas on the same page. Whenthat happens, it makes all of itmuch, much easier. The show is hosted by ToddGlover, a stand-up comedian who originally produced the show for The SecondCity in Chicago.Q: Where did you first get the idea forthis show?A: I saw a lot of themed shows and Ithought it would be fun to look at the differences between how Millennials vs GenX view the world. I think the two generations are very close in age but grew upvery differently and therefore have different senses of humor. Q: Which comedians are coming to perform in Kenosha for this show?A: I am really excited for this bunch ofChicago comedians! Lindsay Porter toursthe country with Bad Momz of Comedyand has performed in every major comedyvenue in Chicago. Joe Killgallon hasopened for Hannibal Buress and SteveByrne and has released three albums thathave all debuted #1 on iTunes. Q: You produce and promote a varietyof shows for comedy venues across theMidwest, what does your process looklike when you decide to produce a showyourself (versus just performing)? A: When I produce a show, I am a nervouswreck.  I have to worry about not onlyhosting and performing myself, but aboutthe other comics as well.  When I ambooked myself, I just show up and do myact, meaning I can actually concentrate.Q: What is your favorite part abouthosting this show?A: I love getting the show rolling and setting the pace. Page 26 HAPPENINGS December 11, 2025 www.hap2it.comLooking back over the past 32years we’ve been writing this column, there have been someincredible technological andfinancial advances that havechanged the way literally everyone searches for, pays for, andcloses on residential real estate.In this last installment, whichis Real Estate Matters columnNo. 1,701 (for those of you keeping track at home), we thoughtwe’d look at some of the majormarket events as well as a fewsignificant demographic andsocial changes that have occurredduring that time.In 1993, when Ilyce startedwriting this column, mortgageinterest rates dropped below 7%for the first time in decades. Thistriggered a massive refinancingwave as homeowners rushed tolock in these rates. And, thatturned out to be the high point forinterest rates until very recently,as mortgage rates began droppingall the way down to about 2.65%for a 30-year fixed-rate mortgageback in 2021 during the pandemic.In addition, various government and private initiatives werelaunched to help first-time homebuyers take advantage of the lowrates, pushing homeownershiprates higher. In 1994, Ilyce published the first edition of herbook, “ 100 Questions EveryFirst-Time Home Buyer ShouldAsk” (now in its fourth edition).The residential real estate market was bubbling along nicelywhen, in the early 2000s, no-docand stated income loans became“a thing.” That led to:1. The Great Recession andhousing crisis (2007-2012).Subprime mortgages were sold ashigh-quality loans, which wentbad during the Great Recession,when millions of people lost theirjobs and then lost their homes.Ilyce recently met an older millennial who shared that she, likeso many others in her generationthat came of age during this time,is still emotionally and financially traumatized from watching herfamily lose everything.2. Post-crisis credit tightening(2008-2012). After millions ofpeople started losing their homesto foreclosure, lenders implemented drastic changes to theirlending standards, making itextremely difficult to qualify fora loan with anything other than aW-2. As a result, FHA became alender of choice for many,increasing its share of residentialloans. That worried Congress,because the U.S. backed FHAloans. So, Congress enactedsome rules to help prevent a taxpayer bailout of the FHA.3. The Consumer FinancialProtection Bureau (2010).Worried that consumers were notwell-protected enough, Congresscreated the Consumer FinancialProtection Bureau (CFPB),which officially opened its doorsas an independent agency on July21, 2011.The CFPB instituted new lending regulations and a requirementthat lenders must review a borrower’s ability-to-repay a loan. Itimplemented rules that made itharder to qualify for a loan if youdidn’t have the ability to repay it.In the past 14 years, accordingto the CFPB’s own website, theCFPB has returned over $21 billion to consumers in monetarycompensation, principal reductions, canceled debts, and otherenforcement and supervisorywork, helping an estimated 205million consumers or consumeraccounts.It has taken major enforcementaction against financial giants,such as requiring Wells Fargo topay $2 billion in restitution andcanceled debts plus a $1.7 billionfine for widespread fraud involving auto loans, mortgages, anddeposit accounts, and orderingBank of America to pay morethan $100 million for systematically double-dipping on fees andopening unauthorized accounts.The CFPB has helped nearly23 million people remove at leastone medical debt collection fromtheir credit reports, has processed6.8 million consumer complaints,and led to most large banks eliminating non-sufficient funds(NSF) fees, which is estimated tosave consumers $2 billion annually.4. Impacts from the COVID19 pandemic (2020-2022). TheU.S. housing market didn’t reallyrecover from the housing crisisuntil around 2015. Five yearslater, the COVID-19 pandemicbegan, bringing record-low interest rates and a dramatic shortageof all types of housing. In addition, remote work became prevalent, driving relocations. And,loan forbearance programsbecame the norm.Finally, the list of major eventsthat have shifted real estatewouldn’t be complete without aquick look at some the big demographic and social changes thatcontinue to have an impact,including:1. It’sgot three loading docks forrenters to store or retrieve theirbelongings. Just 1,000 feet away,a more traditional single-storymetal building with 50-plus unitscame online in the past month.Times must be really good forpeople to have so many possessions that they have to store themat one of these places.The most shocking thing is thecost to rent a space. Are you sitting down? A tiny 5-foot by 5-foot by 8-foot tall cubicle costs$90 per month. That’s $3.60 persquare foot per month. A 10-footby 15-foot by 8-foot tall space is$194.95 per month, or $2,339.00per year.The good news is you mighthave quite a few options to avoidthese breathtaking monthly fees.The best solution depends on thesize of your lot and your localzoning laws. Your existinggarage, should you have one,may be a storage goldmineyou’ve overlooked.I found myself in a storage crisis 15 years ago. I moved fromCincinnati to central NewHampshire. My wife and I had 35years of accumulated possessions, plastic bins full of cherished toys used by our three children, and lots of furniture. Wemoved from a larger house to asmaller one.I had to rent a very large offsite storage space the day themovers arrived. We packed it fullof all sorts of stuff. It cost meabout $200 a month back in2010. That same space today isnow close to $350 a month.My lot was large enough that Icould build a large 16-foot by 24-foot free-standing two-storyshed. I built this shed 13 yearsago in my spare time. It only tookabout two months to complete it.You can purchase the detailedplans of my shed. The seventeenpages were drawn by an architectfriend. It’s got a handy 6-footwide overhead door, a man door,skylights and two windows. Icould have spent less, but I wanted the shed to look like it hadbeen built at the same time as myhome. I moved my possessionsinto the shed in 2012, and sincethat day, I’ve saved over $50,000in off-site storage fees. You cansave big money, too!You may want to purchase apre-built shed. These are built tominimum standards in my opinion, but one might suffice foryou. I priced out a 12x10x7-footshed that has a window and alarge door. The cost is only$3,299.00. This shed, if maintained, might last for decades.You can purchase larger prebuilt sheds that can be deliveredto your lot. Just be sure youcheck your local zoning lawsbefore you sign a contract. It’salso important to anchor thesesheds to the ground so they don’tblow away in a severe windstorm.Your existing garage may havea tall ceiling. The garage at myson’s new home has a ceilingthat’s almost 14 feet tall. Thiswinter, he and I are going to builda loft with just enough headroomthat he doesn’t have to duck upon the loft or underneath it downbelow.I built a similar, smaller loftthat was 4 feet deep in my lasthome. I made the bottom of theloft just 6 inches higher than theheight of the hood of my wife’scar. She could pull forward andpark the front of the car under thehandy loft.This small loft created 640cubic feet of storage space fromwhat was previously just emptyair. Compare that to the tiny 200cubic feet of space you’ll get withthe 5x5 off-site storage locker for$90 per month! My loft only costseveral hundred dollars to build.Do an online search and you’lldiscover all sorts of unique storage solutions for garages withtaller-than-average ceilings.There’s one system I’d not recommend for my friends or family. This system requires you toinstall metal tracks on the ceiling.Large plastic bins slide into thetracks.You need to be on a ladder toslide the bins into the tracks.That’s a very dangerous maneuver, in my opinion. You can loseyour balance and fall off the ladder while lifting a heavy bin overyour head.Should you decide to buildyour own shed or buy a pre-builtone, I urge you to watch a video Irecorded years ago. The biggestmistake most make is buying orbuilding a shed that’s too small.Empty sheds look spacious, butas soon as you start to put thingsin them, they shrink in size like adeflated balloon.I show in my video how toplace the things you want in theshed on your lawn or drivewayapron. Boxes and bins are easy,as they can stack.
