Mywaiter bragged, \"In Belgium, weeat as much as the Germans and asfine as the French.\"Wedged between Germany,France, and the Netherlands,Belgium often gets lost in the mix.But this overlooked countryrewards visitors with some ofEurope’s finest cuisine, includingits best beer, creamiest chocolates,and tastiest french fries.You’ll find a good mix of bothGermanic and French influenceshere. The Flemish (Dutchspeaking natives of Flanders –now northern Belgium) were ruledby the dukes of Burgundy, andabsorbed some of the fancy Frenchcuisine of their overlords. And yet,once Belgian, always Belgian:This country has perfected the artof cooking with its own uniquebeers, imbuing the cuisine with ahoppy sweetness.Mussels are one of Belgium'ssignature dishes. The classicpreparation isà la marinière,cooked in white wine, onions,celery, parsley, and butter (thoughsome cooks use light Belgian beerfor the stock). For a high-calorieversion, moules à la crème isthickened with heavy cream.You'll also find them served plain,with white wine, or in a tomatosauce (provençale). Thebest fries are cooked to a crisp inflavorful ox fat.Traditionally, Belgian fries aregenerously topped with sauces likemayo (the most traditional), tartarsauce, curry ketchup, or currysaus(without the ketchup). Ketchup issometimes available for theYankee tourists, but I encourageyou to skip it and go on a sauceadventure. It's rightup there with Germany, England,and the Czech Republic as one ofthe world's great beer countries.Belgians take their beers asseriously as the French take theirwines. And when it comes tovariety, Belgium is number one,with hundreds of beer types andabout 1,500 brands.In general, Belgian beer is yeastierand higher in alcohol content thanbeers in other countries.Connoisseurs and novices alikecan be confused by the manychoices, and casual drinkersprobably won’t like every kindoffered, since some don’t eventaste like beer. Locals in pubs arehappy to educate you on thenumerous options. You can alsopay your respects to Belgian beerby taking a brewery tour; DeHalve Maan Brewery in Bruges isone of the most accessible andenjoyable.When you're ready for a sweettreat, indulge in Belgium'sexquisite chocolates. The twobasic types are pralines (what wegenerally think of as “chocolates”– a hard chocolate shell with afilling) and truffles (a softer,crumblier shell with filling).Belgians truly have a passion forchocolate. The people of Bruges,in particular, are connoisseurs;tempting chocolate-filled displaywindows are all over town.Katelijnestraat is “ChocolateRow,” with a half-dozen shopswithin a few steps. While localsrarely buy chocolate here (pricesare marked up for tourists), it’s aconvenient place to shop. Amongthe many good options, I likeDumon, which makes some ofBruges’ smoothest, creamiestchocolates — and their staffhappily describe them with anevangelical fervor.Save room for another sweetBelgian specialty – waffles. You’llsee little windows, shops, andtrucks selling them either plain(for Belgians and purists) ortopped with fruit, jam, chocolatesauce, ice cream, or whippedcream (for tourists). Belgiansrecognize two general types ofwaffles. The common take-outversion is the dense, sugar-crusted,and very sweet Liège-style waffle,usually served warm. Brusselsstyle waffles are lighter andfluffier, dusted with powderedsugar, and sometimes topped withmarmalade. Though Americansthink of “Belgian” waffles as abreakfast food, Belgians generallyhave them as a late-afternoonsnack.Hungry? I’m going to get somuch rest when this thing arrives in 4-6 weeks. N is for NYC where I like to work but not live. Iwent to the front desk of my hotel last weekand asked where the men’s room was and hesaid oh just anywhere. O is for Open, as in I hope I can find a place toorder food tonight that’s open. Last time Iordered so much food from Uber Eats therestaurant gave me four sets of silverware and thedriver said “I hope all you guys enjoy.” P is what I’m going as soon as I get to the hotel Q is for Quiet which NYC is not. When I’m nothere to help me sleep I play a track of sirens &people shouting to make me feel at home. R is for road rage. Which I don’t get. If someonecuts me off while crossing five lane s of trafficI’m rooting for them, he’s my hero. S is for sitting, which I just did for 6 hours on thatflight. My butt fell asleep but that guy keptwaking it up with his coughing. T is for taxi, the way I sometimes get to my hotelfrom the airport in nyc. It’s a little moreexpensive but every ride comes with free motionsickness. U is for Uber which I just got in to get to myhotel. I’m always scared to get an Uber Xbecause I’m afraid my ex wife will be drivingit. I don’t want to get an XXL because I’m afraid myex gf will be driving that one. V is for victory, my trip is almost complete. W is for the Window I just rolled down in thiscar. This drivers cologne is so strong it justmoved me further away from him. X is for the exit we’re taking to get to the road myhotel is on. In NYC you can tell someone isletting you merge if they only bump your carslightly and flip you off once. Y is for Yes. Yes I’m finally to my hotel and I canput on my comfortable pants. I’m at an agenow where at around 9 pm I take off mycomfortable pants and put on my REALLYcomfortable pants. Z is for zoo, where I’m going on my day offtomorrow. I don’t like when you go to the zooand you can’t see the animals. If you have agorilla why would you put a gorilla sized boulder inthe enclosure? I’m thinking of going on Shark Tankand pitching the see through zoo boulder. The 30-year mortgage ratehas been stuck at recent highswell above 6% and now averages6.48%, according to the datareleased on June 4, 2026, byFreddie Mac, which bundles andsells home loans. That marksanother blow for Americans hoping to buy a home or refinancetheir current mortgage that hadbeen locked in at similarly steeprates. It's also a sharp jump sinceFebruary 2026, when the financing cost of a 30-year mortgagehad dropped as low as 6%.Pricey mortgages have beenweighing on the housing marketmore broadly, which has notescaped President Donald Trump.He has waged an aggressive campaign to pressure the FederalReserve, which sets the shortterm benchmark rate, to makedeeper cuts to the cost of borrowing. The new Fed chief, KevinWarsh, has also been touting ratecuts since he was nominated byTrump, a reversal from his earlieranti-inflation stance.As a professor of finance, Ihave been asked why mortgagerates are rising even though theFed has been keeping rates steadyafter a series of cuts in 2024 and2025. The central bank actuallyhas little control over the cost ofhome loans -- and Americansmay be stuck with high rates for along time.How much can the Fed controlmortgage rates?Not that much. The Fed directly influences the federal fundsrate, a short-term interest rate thatbanks charge one another forovernight loans. Many peopleassume that mortgage rates movein lockstep with the Fed's decisions, but, in fact, they're drivenprimarily by financial markets.Thirty-year mortgages arelong-term assets. Investors purchasing those loans, either directly or through mortgage-backedsecurities, are making decisionsbased on what they believe inflation, economic growth, government borrowing and interest rateswill look like years into thefuture.So what does affect mortgagerates?Inflation is one of the biggestfactors. Although inflation hasdeclined substantially from thepeaks experienced in 2022 and2023, investors remain uncertainabout when it will return to theFed's official long-term target of2%, especially with elevated oilprices and the ongoing conflictwith Iran.This uncertainty mattersbecause when lenders originate a30-year, fixed-rate mortgage,they're committing capital fordecades. If inflation turns out tobe higher than expected, thefuture payments that lendersreceive will be worth less in realpurchasing-power terms. Tocompensate for that risk,investors demand higher yieldsfor the higher cost of borrowing.The greater the risk, the higherthe yield.Federal government borrowingis another important factor. Thelong-term budget outlook by theindependent scorekeeperCongressional Budget Officeprojects continuing large federaldeficits and rising debt levels inthe years ahead. It estimated thatTrump's massive tax and immigration bill, passed by theRepublican-controlled Congressin 2025, will add $3.4 trillion tofederal deficits through 2034.Financing the deficit requiresthe U.S. Treasury to issue largeamounts of debt by sellingTreasury bonds and other securities. When the supply of government bonds increases, investorsmay require higher yields toabsorb that additional supply.And because Treasury yieldsserve as a benchmark for manydifferent types of borrowing coststhroughout the economy, mortgage rates often move with them.In particular, mortgage rates tendto track the yield on the 10-yearU.S. Treasury note much moreclosely than they track the federalfunds rate.What else affects mortgagerates?Adding another layer of complexity are mortgage-backedsecurities, which are made up ofbundled loans that are sold toinvestors rather than remainingon a lender's balance sheet.Investors who own these securities face risks that Treasury bondinvestors do not. Chief amongthem is the right to refinance:Homeowners can refinance whenrates fall, pay the loan downmore quickly than required by themortgage contract, or moveunexpectedly and completelyrepay loans early.So investors generally demanda premium above Treasury yieldswhen buying mortgage-backedsecurities to compensate for thisprepayment risk. Otherwise, theywould be stuck with a returnlower than they initially expectedwhen they bought that loan.Since mortgage rates are high,the general expectation is thatmany homeowners will refinanceat lower rates once they can. Thatmeans the refinance risk isgreater than usual -- and it haskept the difference, or spread,between 10-year Treasuries andmortgage rates elevated compared to historical norms, according to the Urban Institute'sHousing Finance Policy Center.In short, even if Treasuryyields remain stable, a largermortgage spread could keepmortgage rates higher than borrowers might expect. This helpsexplain why mortgage rates don'talways move in the same direction as Fed policy, and why mortgage rates have stayed high evenafter the Fed started loweringshort-term interest rates in 2024.Why it helps to take the longviewLast, there's an important historical perspective that's oftenmissing from discussions abouttoday's mortgage market.Many Americans compare current mortgage rates with theextraordinarily low rates available during 2020 and 2021, whensome borrowers secured 30-yearmortgages at rates that werebelow 3%. Those were amongthe lowest mortgage rates everrecorded in the United States --the exception rather than the rule- and a result of the Fed's emergency measures to steer the economy out of recession.In fact, throughout much of the1990s and early 2000s, mortgagerates frequently ranged between6% and 8%. Viewed through thatlens, today's rates are far lessunusual than many Americanswould think.Mortgages have been aroundmore than two millenia, surviving empires, kingdoms, depressions, wars, financial crises andtechnological revolutions. Thedetails have changed dramatically, but the underlying economicshave not: Lenders have alwaysdemanded compensation forinflation risk, uncertainty and thetime value of money.That's why mortgage ratesaren't determined solely by theFed but by millions of investorsmaking judgments about thefuture. These lenders usuallyfile their release paperworkdirectly with the office that handles real estate records whereyour dad’s home is located.As a bit of background, whenyour dad took out his loan, hislender recorded a lien against theproperty. However, if your localoffice doesn’t have an onlinerecords search option, you canalways take a ride to their officeand look at the records yourself,as this information is in the public record.If you don’t find what you’relooking for, you might try to contact the original lender directly.Even if they’ve sold the loan orgone through mergers, they’restill responsible for providingproof that the debt was satisfied.Have you checked your dad’srecords? Did he get anythingshowing the loan was paid infull? He may have received afinal loan statement showing thatthe loan was paid off or a letterletting him know that the loanwas paid in full. You can alsocheck your dad’s credit history tosee if the loan is shown as “paidin full” or “paid as agreed.” Youmight also look to see if there is azero balance in the credit reportfor this loan. If there is still a balance owed, then the loan is notpaid off.But all this makes us wonderwhy you’re searching for this.Are you trying to sell the property? If you can’t find anything inyour dad’s records showing theloan is paid off, but you knowthat it’s paid off, you’ll have towork with the escrow agent orsettlement agent to see what theyare willing to accept as proof thatthe loan was paid off.As we mentioned above, you’llneed to reach out to the loan servicer for the release letter or otherdocument that they may provideyou showing the loan was paidoff.If he is still making paymentson the loan, then what you’relooking for is someone at the loanservicer who can give you a payoff letter or demand letter, whichis what lenders issue to peoplewho are selling homes that stillhave a remaining mortgage balance. One of them isnailing in place the last rafter in acommon-framed roof. Standingat the top of the roof skeletonlooking down into the house fillsme with a sense of pride andaccomplishment. There’s more todo until the house is move-inready, but reaching this plateau isvery satisfying.I get the same feeling when Iinstall kitchen cabinets. Whatseems like a simple job is not, inreality. You discover quickly thatit pays off in spades to investextra time in the early stages ofconstruction. Floors, walls, soffits, and ceilings need to be perfect if you don’t want to end upswearing like a sailor. Once thecabinets start to connect with oneanother with ease, all of the workyou invested to make it happenproduces a euphoric feeling. Atleast it does for me!My son and I were finally ableto install the six cabinets in hisbasement speakeasy this pastweekend. He was over the moon,as the end of this project is nowjust weeks away. We can onlywork on the job one day a weekbecause of his work schedule andmy head ushering responsibilitiesat my church.I want to share with you a fewtips I’ve discovered over theyears that help make kitchen orbath cabinet installation more funthan work. It all starts at the floorlevel, as you might suspect.There are several things youshould do in the early stages ofbuilding the floors and walls thatwill help keep you sane once youstart the actual cabinet installation.You want a line of cabinets tobe level both left to right andfront to back. You can achievethis with ease if the kitchen orbath floor is level. Precision workis required for concrete slabhouses to achieve this. Roughcarpenters must install floorjoists with minimal or no crown.The joists must all be the exactsame height.The kitchen or bath walls mustbe square and plumb. Squaringwalls is pretty simple using thetime-tested 3, 4, 5 triangle measurements. Plumbing the wallsrequires a high-quality level andstraightedge. The straightedgeshould just touch the top and bottom wall plate. Never use a levelon a wall stud, as it might have aslight crown. This hump can produce a false reading.I’ve maintained for years thatthe use of steel studs for interiorkitchen walls is an easy way toproduce plumb and flat walls thatmake cabinet installation child’splay. You can install wood blocking at the correct heights on theinside of the steel studs to giveyou the required strength to hangwall cabinets.If you’re forced to use regularwood studs for the walls, takeyour time and select ones that areperfectly straight with no crownsin them. A crowned stud has ahump in it when you look downthe length of the stud. Thesehumps will have you pulling yourhair out, if you have any, as youtry to align wall and base cabinets. Look for studs where youcan see the center dot of the treewhen it was a sapling. Thesestuds cut from the center of a treeare usually very straight and willnot warp over time.Common sense dictates hanging wall cabinets first. You don’twant to lean over base cabinetswhile holding a wall cabinet up.You don’t want to drop a wallcabinet onto a base cabinet orscratch the front of a base cabinetas you struggle with a wall cabinet.You’ll discover flat pieces of2-by-4 blocking will prevent youfrom having to hunt for wallstuds. You install this blocking inthe framing stage in between thewall studs at the correct heightwhere the top and bottom of thewall cabinets will be. The centerline of the blocking should matchup with the centerline of the topand bottom inner horizontal railsof the cabinet. Long screws passthrough these rails, holding thecabinet to the wall. Blocking forbase cabinets also speeds installation as you don’t have to huntfor the center of a wall stud.I prefer to remove cabinetdoors when I install them. I dothe same with interior adjustableshelves. I carefully store them inan adjacent room so they don’tget damaged. Removing thedoors and shelves reducesweight. You’ll discover it’s somuch easier to install clamps thathelp you achieve perfect alignment of the face frames of thecabinets.It goes without saying that Itake the time to paint the wallsand ceiling before I install cabinets. I also like to have the finished flooring extend under thecabinets. You need to exercisegreat care when working on finished flooring. I’ll often putdown thick cardboard on theflooring. Dropcloths can also beused, but they should be cleanand thick. Once again, use yourcommon sense to do whatever isnecessary to protect a finishedfloor.I can’t stress enough howimportant it is to make sure thatbase cabinets are level. This ismandatory should solid stonecountertops be in your future.The stone must not have any gapsunder it, nor should it teeter on ahigh spot.
