The FWCsaid multiple agencies were calledto assist with the operation.Melbourne Beach Vice MayorTerry Cronin said the manatee wasdiscovered by chance. \"We're inthe process of improving the stormdrain across Melbourne Beach,\"Cronin told WESH-TV. \"Ourpeople were doing a survey. There'sjust something about thistriangular peak of Disneylandfame – the most recognizablemountain on the planet. Justseeing it is one of the greatexperiences in Switzerland. Andhiking with that iconic summitas a background is even better.The 14,690-foot Matterhorntowers above Zermatt, a tinybut-touristy town of roughly6,000 people nestled at thedead-end of a long valley inSwitzerland's remote southwest.While it’s barely two hours fromBern and Interlaken by train (orabout three hours from Zürichor Lausanne), it’s not really onthe way to anywhere. Especiallyconsidering its inconvenientlocation, many travelers find itoverrated. If you make the trekand are met with only cloudyweather, you may end up with aT-shirt that reads, “I went all theway to Zermatt and didn’t evensee the Matterhorn.” (This isn’trare; it took me multiple tripsbefore I caught a clear glimpseof it.)But in sunny weather, riding thehigh-mountain lifts, pokingthrough lost-in-time farmhamlets, and ambling along onscenic hikes – all with thatfamous pointy mountainnodding its white head in thebackground – make the tripworthwhile. And Zermatt itselfalso has pockets of traditionalcharm, with streets lined withchalet after chalet andoverflowing flower boxes.There are no gas-enginevehicles in Zermatt – onlyelectric buses and taxis thatslalom between the pedestrianslike four-wheeled Vespas.(Drivers must park down in thevalley and ride the train intotown.) Strolling up the town'smain street, Bahnhofstrasse, is ajoy. Even bikes are forbidden onthe main drag; the street isreserved for people and, insummer, a twice-daily parade ofgoats. Sure, the town hostsplenty of fabulously wealthyvisitors, but locals like to saythat the \"traffic-free\" nature ofthe town is a great equalizer.Zermatt strives to be a highclass mountain resort, but foractive guests.Once upon a time, Zermatt wasa humble village of farmers, butwith the first ascent of theMatterhorn in 1865 and thearrival of trains in 1891, it founditself on the Grand Tour ofEurope. Over time, its residentslearned it was easier to milk thetourists than the goats, andmountain tourism became thefocus. Aside from the stonequarries that you’ll pass on theway into town, tourism isZermatt’s only industry.This little town is capable ofentertaining about two millionguests each year, hosting morethan a hundred modern chaletstyle hotels and a wellorganized and groomedinfrastructure for summer andwinter sports. From town,countless lifts head to all sortsof hikes, ski slopes, andincredible views. But really itall comes back to the star of theshow: the Matterhorn.High summer into early fall isthe best time to come toZermatt. Visiting in spring isgenerally a bad idea, becausemost trails, lifts, and restaurantsare closed. (Although, on theplus side, there are no crowds.)Early fall also works, as mostlifts and trails remain open untilthe snow returns. (In winter,skiers take over the town, andprices jump even higher than insummer.) Zermatt has earned itsreputation for untrustworthyweather – the valley can getcompletely socked in at anytime of year. While two goodweather days are enough toexperience the highlights, add atleast one buffer day to youritinerary as insurance againstrain.Don’t wait for perfectly clearskies to head into the hills –even in bright, sunny weather,the Matterhorn loves playingpeek-a-boo behind the clouds. Ifit’s at least sunny-ish, get up themountainside. This year,they’re adding some trends andpredictions for 2026.If 2025 taught us anythingabout real estate, it’s that the oldplaybook is being rewritten.Between mortgage rates stuck formost of the year well above 6%,insurance costs that shockedhomeowners, and the rapiddevelopment of AI tools that canvalue your property in seconds,the housing market has been anything but predictable.As we look at 2026, the question isn’t whether the market willchange. It will. So will real estatetools and the way real estateagents do their business. The realquestion is: Are you ready?From 3D-printed and robotbuilt homes to climate disastersreshaping where Americans canafford to live, here are a fewtrends that will define housing in2026, and beyond.1. The Great Housing Gap: Ageneration left behind.Here’s a number that shouldalarm everyone: 1.6 million.That’s how many expected Gen Zand millennial households didn’tform in 2024 — not because theydidn’t want to, but because theycouldn’t afford it.One of the more optimisticviews of the housing industrycomes from J.P. Morgan PrivateBank, which estimates we’re currently short 2.8 million homes.They believe solving this couldtake a decade. (Others estimatewe’re missing twice as manyhomes.) Realtor.com calculates itwill take 7 1/2 years at currentconstruction rates.Young people aren’t buyinghomes because they can’t.They’re living with parentslonger, delaying marriage, postponing children — supposedlybecause homeownership hasbeen priced out of reach. (Webelieve that younger generationsare time-shifting important adulting milestones due to the overallhigh cost of everything, includingrental housing, food, health care,college, etc., and that incomesimply hasn’t kept pace.)What does this mean for 2026?Prices will keep climbing, thoughslower than last year. Fannie Maeprojects 3.6% growth, while theNational Association of Realtorsbelieves prices will climb just 2%to 3% if rates stabilize or riseslightly. But remember: Whenyou have 100 buyers competingfor 70 homes, sellers still hold thecards.2. Mortgage rates — the newnormal nobody wanted.Remember when everyonesaid rates would plummet in2025? They didn’t. And 2026isn’t looking much better.The consensus is telling:expect 6% to 6.5% for most of2026. Fannie Mae projects 5.9%by year-end, the MortgageBankers Association says 6.4%,Redfin and Realtor.com split thedifference at 6.3%.For those still waiting for areturn to sub-3% mortgage,here’s a reminder that those pandemic-era 3% rates were ananomaly. The 4% mortgagesfrom 2013-2019 might be the“good old days.”For buyers, the math is brutal.The median home at $410,800with a 6.3% mortgage and 20%down means about $2,500monthly in principal and interestalone. Add taxes and insurance,and you’re over $3,000 in manymarkets. The typical householdnow needs 44.6% of income toafford a median-priced home —far above the traditional 30%guideline. That’s making it simply unaffordable to buy a homefor many Americans.3. The office is dead. Long livethe home office.Remote work is not a trend.It’s the new architecture ofAmerican work.Despite return-to-office mandates, 22.1% of Americans workremotely — more than triple thepre-2020 rate. According toRobert Half, “over the course of2024 and 2025, the rates ofhybrid and remote work have stabilized, reinforcing that flexiblework arrangements are here tostay.”More telling, 85% of workerssay remote work matters morethan salary when evaluating ajob. For these employees, remotework isn’t a perk — it’s essential.This trend is reshaping whathomes need to be. Formal diningroom? Obsolete. Second bedroom? Now two home offices.Open floor plans need privatespaces with doors that close.Remote work drove 15% ofhome price increases betweenNovember 2019 and November2021, accounting for over 60% ofthe overall surge. People save 72minutes daily in commute time.That’s more than 10,000 hoursover a 40-year career. Would youtrade an extra bedroom for10,000 hours of your life?For working parents, 65% sayremote work better supports theirfamilies. This isn’t philosophical— it’s survival. Which meansremote work isn’t going anywhere, anytime soon.4. Investors slowly tackle theoffice building problem no onewants to solve.Every major city has gleamingoffice towers, many sitting halfempty. And every year since thepandemic, someone proposes the“obvious” solution: convert themto apartments.If only it were that simple.Modern office buildings arefundamentally incompatible withresidential life. Office buildingshave minimal plumbing — converting to residential means running water and waste lines todozens of units per floor. That’snot renovation. That’s demolition.Then there’s the floor plateproblem. Office buildings havewindows only on the perimeter.Housing codes require naturallight in living spaces. You can’tcarve 20 apartments from a floorwhen only the outer ring has windows.Plus, the windows don’t openand office buildings have centralized HVAC. Residential buildings need individual climate control and operable windows. And,then there’s the parking andpower issue: Most office buildings don’t have enough parkingspaces to comply with code, andthey don’t have enough poweravailable for all of the electriccars homeowners are buying.The irony: the oldest officebuildings — those 80-plus-yearold structures — are easiest toconvert. The “modern” towersfrom the 1980s-2010s are actually the hardest.We’ll hear more about conversions in 2026, and perhaps thepace will pick up as we headtoward the end of the decade.Some will happen. But don’texpect a wave. The LAwildfires, with losses potentiallyexceeding $250 billion, showedthe insurance model breaking inreal-time.Your homeowners insurance isbecoming your second mortgagepayment. Nationally, premiumsjumped 30% to 40% in fiveyears. Some Florida residentssaw their insurance premiumsquadruple the national average.Insurance companies underestimated climate risk for decades.Now the bill is coming due.Almost 2 million Americans hadhomeowners insurance policiesdropped between 2018 and 2023— not for filing claims, butbecause insurers decided entirezip codes were too risky.Dropped homeowners turn tostate FAIR plans — “insurers oflast resort.” Florida’s FAIR planbecame one of the state’s top 10largest insurers. She needed to make sure thebid she received to repair woodrot next to her front door was reasonable. Irene was about to havea new front door installed. At theend of the call, Irene said: “Ohmy, investing in this phone callwas the best thing to do. I nowfeel comfortable that I’m not getting ripped off!”To help you understand Irene'sproblem, let's start with the emailshe sent me.She wrote: “I'm getting a newfront door, but before it can beinstalled, I'm ashamed to say thatthere's been water damage underthe tile right when you enter thefoyer through that door. Overall,the area where the tiles need to beremoved/replaced, and new plywood installed, is around 30square feet. A contractor gave mean estimate of $4,300, not including the cost of the new door. Iwent to ChatGPT, and it says thathis number is too high. Whatwould you say about this?”I replied to Irene that weshould talk on the phone. Sheplaced the order for the call within an hour. I decided to produce adetailed breakdown of the costsof this job. I did many such jobsfor customers, and knew thatthere’s no one aspect of the jobthat’s a big number. The troubleis, all the small numbers add upto a big one.I discovered 40 years ago,quite by accident, how to sellmore jobs to my customers. Thisis why I knew my phone call withIrene would put her at ease.Creating the detailed breakdownof her job would only take me afew minutes. It was a fast exercise to see if the contractor’s bidwas realistic, too low, or higherthan a kite.Here’s how I discovered mysecret weapon all those yearsago, which helped me close moredeals than all my competitors. Iwas asked to bid on a room addition project for a homeowner.Business was slow at the time. Ihad scads of time to do an accurate takeoff, obtain tight bidsfrom my subcontractors, and timeto make sure each and every costitem was covered.I was very lucky to be the lastcontractor to make the presentation. Inside my briefcase was afat folder that contained all mymaterial takeoffs, the bids fromsubs, and a dot-matrix printout ofa basic spreadsheet showing allof the costs, along with the totalcost. Before that point, my normal practice was just to presentthe total job cost. There was zerotransparency. No one got a lookinside my magic folder.In this case, I shared my number. The homeowners’ cheery redfaces transformed to pasty white.My number shocked them. Thetemperature in their dining roomseemed to fall 10 degrees. Youcould hear a pin drop. I said afteran uncomfortable pause, “Mynumber is high, isn’t it?”The husband cleared his throatand said, “Yes, you’re the highestbidder of all three contractors.” Iwas desperate for the job. I couldfeel that they wanted me to leave.Their body language spoke volumes.I said: “I can prove that mynumber is accurate, and that theother two contractors justguessed at the price. If you awardthe contract to one of them, Iguarantee you’ll be hit withchange orders, and the total costwill exceed what I just quotedyou. Would you be willing togive me just 10 minutes to provethis to you?”They exchanged glances, andthe wife said, “Sure.” I opened upmy briefcase, removed the folder,and spread out all my documentson the table. They were immediately shocked by the amount ofdetail. The transparency was likea warm ocean breeze blowingthrough their home. You couldsmell the salt air!Within minutes, they discovered that no one aspect of theroom addition was likely to cost agreat deal. They could clearly seethat the total of all the costs, plusa reasonable profit and overhead,added up to my quote. The transparency changed the tone of themeeting.Thirty minutes after sittingdown at their table, I had a signedcontract in my hand. I adoptedthis full transparency approach inall my subsequent presentations.My closing rate went from 25%to 60%. From that point forward,I was booked out nine months inadvance, never worrying abouthow I was going to pay my bills.Here’s a quick snapshot ofIrene’s front-door job. Each andevery one of these tasks has to beaccounted for: demolition; temporary weather enclosure, sincethe door must be taken out;replacement of the rotted wood;installation of the new woodfloor; installation of the newflashing under the door; installation of the door; installation ofthe tile; grouting of the tile;installation of all the door trim;and painting/staining all thetrim/walls.All of the above are what I callhard job costs. Most homeownersare unaware of the soft job costs.These happen away from yourhome. Examples of soft costsinclude: time spent bidding; timespent looking at your job beforethe contract; picking up materials; going to the dump withrefuse; loading and unloading thetruck before each day, etc.There are more soft costsyou’re unaware of. Selfemployed contractors pay doublewhat you see taken out of yourpaycheck for Social Security andMedicare. (You probably don’trealize it, but your employermatches what you pay for payrolltaxes. Contractors like me haveto pay for both parts!)Think of what it costs to operate that 3/4-ton truck the contractor drives. The current cost permile is somewhere between 80cents and $1.00 per mile. The2025 IRS allowance, which isalways low, is 70 cents per mile.A contractor might travel 30miles each day to get to yourhouse and then go back home.That’s $150 a week in costs justfor his truck!A contractor needs to chargeyou for wear and tear on histools, insurance, workers' compensation insurance, etc. All ofthese costs, which are invisible toyou, must be accounted for. Youwant your contractor to make asmall profit so he stays in business when you need him again.My quick cost estimate forIrene showed she was getting agreat deal from her contractor. Iestimated the total cost for thejob, not including the cost of thefront door, to be just under$5,000.A contractor committed totransparency can generate anaccurate quote for your job.
