Legionnaires’ disease got its name
from American Legionnaires who were
celebrating the nation’s bicentennial
in the summer of 1976 in Philadelphia.
Hundreds became extremely ill and 34
died from the disease. The infection
was traced to a hotel water system. It
took almost six months to identify the
bacteria that caused the illness.
This type of bacteria existed before
the Philadelphia outbreak. More Le-
gionnaires’ disease is being detected
now because doctors look for it when-
ever a patient has pneumonia. It is dif-
ficult to distinguish this disease from
other forms of pneumonia; so many
cases still go unreported.
The legionella bacteria usually are
found in water; they grow best when
the water is warm. So, legionella is of-
ten found in hot tubs, plumbing, water
tanks, whirlpool spas on cruise ships,
and large air-conditioning systems.
A few people have contracted Le-
gionnaires’ disease after working in
the garden or using contaminated pot-
ting soil. It’s also possible that the dis-
ease may spread when earth contain-
ing the bacteria is stirred up at large
construction sites.
Like many microorganisms, legio-
nella bacteria can attach to the insides

One last thing that you should con-
sider is whether your net profits actu-
ally exceed $500,000.
Here’s how you determine your net
profit: You take the costs incurred
when you purchased the home (the
price you paid plus any points) plus
the costs of any additions or home
improvement projects that were
material or structural (renovating a
kitchen, but not buying furniture),
plus the costs of selling the home
(like the broker’s commission). Add
these up and subtract the total from
the sales price.
Publication 523 has a rather com-
plete list of all of the allowable ex-
penses and improvements. For ex-
ample, if you install a lawn sprinkler
system or security system in the
home, those improvements increase
the basis in your home. The same
goes for wall-to-wall carpeting and
new flooring in the home.

cent and was 93 percent higher than
a year ago. The refinance share of
mortgage activity accounted for 74.8
percent of applications.
“The mortgage market got off to a
fast start in the first full week of 2021,
with both applications to refinance
and buy a home solidly increasing on
a weekly and annual basis,” said Bob
Broeksmit, MBA president and chief
executive. “With mortgage rates well
below 3 percent but expected to rise
slowly this year, many homeowners
are acting now.”
The MBA also released its mortgage
credit availability index (MCAI) that
showed credit availability decreased
in December. The MCAI slid 0.1 per-
cent to 122.1 last month. A decrease
in the MCAI indicates lending stan-
dards are tightening, while an in-
crease signals they are loosening.

closed on Jan. 11 for $6.4 million.
