Classic Old Riomar residence exudes charm and serenity

BY SAMANTHA ROHLFING BAITA
Staff Writer

The home and grounds at 725
Sandfly Lane are nestled on a sandy,
sun-dappled lane in Old Riomar, one
of Vero Beach’s most serene and trea-
sured neighborhoods.

Owner Pud Lawrence expresses the
ambiance beautifully: “Even after 21
years, every time I turn onto Sandfly,
I get a soothing, peaceful feeling, and
I think what a wonderful place it is to
come home to.”

Behind a vine-covered wall,
through a green gate into the lovely
garden courtyard, the home bids wel-
come from within the embrace of
a magical secret garden to the rear,
where gnarled, 300-year-old oaks
form a lofty canopy – a green cathe-
dral beneath which thrive tropical
shrubs, palms and a lush, well-mani-
cured lawn. The aroma of jasmine fills
the air and mossy green resurrection
fern clothes the oaks’ stout branches.

“Everything grows here,” com-
mented listing agent Kay Brown, who
is one of the home’s previous owners.

The home’s interior glows with dap-
pled, natural light through wide arch-
ways, picture windows and doors; the
creamy pale ceilings and walls, and
the warm, earthy browns and reds
of the glazed Saltillo tile and wood
floors seamlessly flow toward the glo-
rious woodland garden beyond.

In addition to possessing extraor-
dinary interior and exterior beauty,
the home is perfect for entertaining.

Over the years, Pud says, the 3-bed-
room, 4.5-bath, 4,518-square-foot
house (which she shared with her hus-
band, the late George Lawrence) has
seen hundreds of parties and events:
The courtyard, spacious interior, wide
patio and long, lush yard and sur-

record.

Freddie Mac, the federally char-
tered mortgage investor, aggregates
rates from about 80 lenders across
the country to come up with weekly
national average mortgage rates. It
uses rates for high-quality borrow-
ers who tend to have strong credit
scores and large down payments.
These rates are not available to ev-
ery borrower.

The 15-year fixed-rate average
dropped to 2.37 percent with an av-
erage 0.7 point. It was 2.42 percent
two weeks ago and 3.09 percent a
year ago.

The five-year adjustable rate aver-
age jumped to 3.11 percent with an
average 0.2 point. It was 2.93 percent
two weeks ago and 3.36 percent a
year ago.

“Mortgage rates have hit another
record low due to a late summer
slowdown in the economic recov-
ery,” Sam Khater, Freddie Mac’s
chief economist, said in a statement.

Last week’s stock market swoon
helped push down mortgage rates.
The three major U.S. indexes posted
sharp losses last week as technology
stocks were battered.

“(The) Freddie Mac report shows
the 30-year fixed mortgage rate de-
clined due to investors moving away
from the steep drop in equity mar-
kets and towards the relative safety
of bonds,” said George Ratiu, Re-
altor.com senior economist. “Low
rates continue to provide strong tail
wind for real estate markets, stoking
demand.”

The stock market bounced back
last Wednesday, which may mean
the dip in mortgage rates will be
short-lived.

Ken Johnson, a real estate econo-
mist at Florida Atlantic University,
expects long-term rates will move
up slightly.

“The Fed’s open market activities
remain consistent, serving to keep
long-term mortgage rates near re-
cord lows,” Johnson said.
