Back in November the adminis-
tration at St. Ed’s announced that
the “school has decided to move in
another direction with the varsity
football program.” That direction
has started to take shape with the an-
nouncement this month that Mark
Gowin will replace Bill Motta as head
coach.

The decision to part ways with
Motta after 11 years stunned many
followers of St. Ed’s football, but
Gowin openly chose to come out of
semi-retirement and present a very
impressive set of credentials for his
candidacy to fill the position.

“After the football season end-
ed and they were going to make a
change, I called Mr. Mersky and
asked him about it,” Gowin told us,
referring to Head of School Mike Mer-
sky. “We had a number of meetings
after Thanksgiving. Coaching was

come tax forms. The only issues for you
are (1) what you paid for the properties
(and what costs you had in the pur-
chase) and (2) the price you got for the
properties when you sold them (along
with the costs relating to the sale).

For simplicity sake, we’ll assume you
had no additional costs to buy or sell
the land, in that you didn’t take out a
mortgage and pay fees and didn’t pay
an agent when you sold.

You’d think it was simple. You paid
$20,000 for the properties and sold
them for $7,000, so you had a $13,000
loss. For the most part, this type of in-
formation may be all that you need to
know to file your federal tax returns.

But when it comes to real estate,
there are other factors that may come
into play. If you purchased these lots
for investment purposes, you may be
able to claim the loss of $13,000 on
your federal income tax returns. On
the other hand, if you simply pur-
chased the lots to someday put your
home or second home there, you
would not have purchased the lots for
investment purposes, and would like-
ly not be able to take any loss on your
federal income tax returns.

If we suppose you did buy them as
investment properties and also assume
that you get to take a loss on your fed-
eral income tax returns, the question
now becomes: Will the IRS consider
you to be a “real estate professional?”

The IRS considers people who ac-
tively work in the real estate industry
and invest in real estate as “real estate
professionals.” (For more details about
how the IRS defines a real estate pro-
fessional, you can go to the IRS website
and read Publication 925.)

Real Estate Sales on the Barrier Island: Jan. 10 to Jan. 16

The barrier island real estate market turned in another strong week with 14 transactions reported,
including five for more than $1 million.

The top sale of the week was of a waterfront home in the Orchid Island Golf & Beach Club. The residence
at 701 Grove Place was listed Feb. 11, 2019, for $3.999 million. The asking price more recently was $3.499
million. The sale closed on Jan.16 for $3.125 million.

The seller of the property was represented by Bob Niederpruem of Premier Estate Properties and the
purchaser was represented by Heidi Levy of Orchid Island Realty.
