How to get away with wearing black in the summer

BY OLIVIA BUXTON SMITH
The Telegraph

The idea that you can’t wear black
in summer is an outdated one; you
only need glance at the spring/sum-
mer ’18 catwalks to see that it provides
the backbone of many a stylish warm
weather look.

This is hardly surprising. Black is
chic, slimming and goes with every-
thing (yes, even navy). Not to men-
tion, in a heatwave like the one we’re
currently experiencing, you’ll reap the
benefits of wearing a color that doesn’t
make it blatantly obvious to your fel-
low commuters that you’re sweating
quite a lot. Just us?

If you’ve reached peak pastel, here
are a few tips to help ensure your all-
black look is on point for summer.

Incorporate a print
Polka dots and zebra print come into
their own in the summer. So if you have
a penchant for black, or just fancy dip-
ping a sartorial toe into the minimal-
ism pool, incorporating an understated
print can be a good way to do so while
still acknowledging soaring mercury
levels.

Consider floaty and utilitarian aes-
thetics

Landing on the right cut and shape
plays an essential part in ensuring an
all-black outfit is chic without cross-
ing over into prim, and minimal, but
not boring. Use fluid shapes, like the
slouchy lace jumpsuit supermodel Yas-
min Le Bon wore to this year’s Serpen-
tine Summer Party, to your advantage.
A languid aesthetic feels more suitable
for warm weather than a trussed-up
one does.

In a similar vein, easy, utilitarian
pieces (think boiler suits, short sleeved
shirts and drawstring trousers) also
help advocate black as a suitable option
for summer.

Summery finishing touches will be cro skirts. But showing a bit of skin, be

expansive outdoor room in back, tak-
ing full advantage of the space be-
tween the wings.

Another benefit of this floor plan,
according to Howle is the separation
of private and public spaces in the two
wings, which minimizes the overall
impression of size, making a large
5-bedroom, 5.5-bath, 6,531-square-
foot home feel more comfortable and
approachable.

The wings are one room wide, al-
lowing ample natural light and fresh
sea breezes to filter through the profu-
sion of tall windows and French doors,
as well as providing easy access to the
screened lanai from most rooms.

The rich architecture of the home
is showcased with custom ceiling
designs and finishes. Chair rails,
columns, arches, deep baseboards
and trim add a touch of understated
elegance throughout the house. The
flooring further delineates areas of
the home: Saturnia marble in the
common areas, bamboo in the car-
riage house and plush carpeting in
the bedrooms.

Upon arrival, Chicago bricks pave
the way to the portico. The use of
an outside, side-load garage elimi-
nates interference from the welcom-
ing ambiance created by the location
of the wings to either side, directing
one’s focus to the arched columns
and pineapple lighting feature of the
home’s main entrance.

The formal living, dining room
and gallery hallway separate the two
wings of the “H.” The northern wing
is dedicated to family quarters, hous-
ing the master suite, a bedroom and
a study. The southern wing features
the service side of the house, includ-
ing the kitchen, family room, laundry
and garage.

Guests are directed into the bright

(or impound) accounts are standard
features on many conventional home
mortgages in the United States. They
require the borrower to deposit money
in advance for later payment of local
property taxes and hazard-insurance
premiums by the lender or loan ser-
vicer. The idea is that individual bor-
rowers are more likely to forget – or
otherwise fail to pay – insurance and
tax bills that come due annually or
semiannually. Failing to make those
payments exposes the property to
foreclosure, endangering the lender’s
collateral and the owner’s equity.

Waivers of escrow requirements
are possible for borrowers who meet
lenders’ criteria on financial capac-
ity and credit, subject to a fee – often
one-quarter of a percent of the loan
amount.

A program being introduced by
United Wholesale Mortgage, the coun-
try’s largest wholesale lender, departs
from the traditional approach to es-
crows: It allows conventional-loan ap-
plicants who have significant dings
to their credit – FICO credit scores of
about 640 – and who make down pay-
ments as low as 5 percent to avoid es-
crow accounts.

The loans are being originated for sale
to Fannie Mae and Freddie Mac, the big
federally regulated mortgage investors.
