Forgoing the steamed clams was a
tough choice because they are always
wonderful – steamed in a garlic herbed
butter and sherry sauce, and served with
a chunk of grilled bread perfect for mop-
ping. But the 12A’s rendition of gazpacho
– a cold soup made of raw, blended veg-
etables – turned out to be an excellent riff
on this classic of Spanish cuisine.

My husband stuck with one of his fa-
vorites – the creamy, clam-filled New
England clam chowder ($5 for a cup, $8
for a bowl) – which he insists is the best
around.

Then for entrées, I went for one of the
evening’s specials, the blackened gold-
en tile fish ($27), and my husband or-
dered the evening’s fresh catch, sword-
fish ($25).

My husband’s thick piece of sword-
fish was grilled perfectly, and was served
with a large baked potato and asparagus.
His view is that when it comes to prepar-
ing fresh seafood, simple is better.

But the 12A always has a couple of in-
novative preparations on the menu, and

His wine estate still bears his name,
but it was bought in 1965 by Jack and Ja-
mie Davies, and is now run by their son
Hugh. The Davies seniors did not have
obvious winemaker credentials.

“Mum was in the art business, selling
paintings; dad was an aerospace execu-
tive who sold parts that made planes
and rockets,” explained Hugh. “But they
wanted to have their own business, and
they wanted to do wine.”

The first Davies wine project was in
the Santa Cruz mountains, but they sold
up and bought Schramsberg Vineyard
in Calistoga. The German immigrant
who founded it, and those who followed
him, had made only still wines but the
Davies’s were inspired by the caves that
had been dug out of the rock to make an
American version of champagne using
chardonnay and pinot noir.

This turned out to be a good idea.
Schramsberg sparkling wine has now
been poured at White House events un-
der nine U.S. presidents.

Davies says that, as far as he knows,
it has been served twice under Trump,

compilation of what buyers pay for
closing services and taxes in the 50
states and D.C., plus hundreds of coun-
ties and “core” metropolitan statistical
areas. The study was conducted by
ClosingCorp, a data and technology
company for the real estate industry.
It covered more than 900,000 home-
purchase transactions that went to
settlement between October 2017 and
March of this year.

The study’s primary focus: measur-
ing the fees charged for the services
typically involved in closings – title
insurance (lenders’ and owners’ cover-
age), appraisals, recordation, land sur-
veys, settlement charges – plus transfer
taxes. The variations buyers can en-
counter are eye-opening.

On a national basis, the average-
priced single-family home purchased
during the study period cost $318,362.
The average appraisal charge was $526;
lender’s title insurance policy, $1,282;
owner’s title insurance, $517; and re-
cording fee, $197. The settlement fee
charged by the agent or attorney ad-
ministering the closing came to $916.
Real estate transfer taxes added $3,438,
and the total for all services plus taxes
came to $5,651.

Real Estate Sales on the Barrier Island: July 20 to July 26

The barrier island real estate market picked up last week with 10 transactions reported, including two for
more than $1 million.

The top sale of the week was of a riverfront home in The Anchor section of The Moorings. The property at
155 Anchor Drive was listed on April 2 for $1,699,000. The sale closed on July 20 for $1,460,500.

The seller of the property was represented by Janyne Kenworthy of Treasure Coast Sotheby’s. The
purchaser was represented by Erika Ross of The Moorings Realty Sales Co.
