ABOUT HOW THE PHOTOS OF A SPACE
WILL APPEAR ON THE PLATFORMS WE
MARKET & ADVERTISE

Photography is the introduction all travelers will have
to booking your home. It is the first thing they will see
and along with reviews is the deciding factor.

Photography of your home will appear in a home tour
formatted for both desktop and mobile. Notice that on
desktop there is a large cover image, and four grid
images. We call this the grid of five. When presenting
your home keep this collection in mind.

Guests will use your photos as a central piece of
information when making a decision on whether or not
to book the listing. Design starts with this front of
mind.

Vignettes

Vignettes are thoughtful arrangements of
otherwise normal things in a space. When
done well, a vignette or a collection of
them in a room, can add a touch of
elegance to even the most modest of
homes. You don’t have to look very far to
find things you can form vignettes with.
You could start with console tables,
mantels, coffee tables and bookshelves,
among others. With bookshelves, for
example, you could stack your books in
clever alternations of horizontal and
vertical and layer in photo frames, floral
displays, decorative objects and other
little accessories. With coffee tables, you
could place a few object on the coffee
table that complement each other in
terms of shape and color. For your
mantel, you could play around with
symmetry to create a balanced display.

07 Create a Theme Around Your Furniture: Luxury

Homes

Nothing says “anti-luxury” like pieces of furniture that don’t match or are from
different sets. To get the luxury vibe, make sure that all your furniture matches
in style and in color. Websites like All Modern sell, as the name implies,
furniture that looks modern and focuses on neutral blacks, browns and whites.
Other websites might focus on different themes. Regardless of what you theme
suits you, make sure to match it throughout the house.

08 Create a Theme Around Your Furniture: Non-Luxury

Homes

For homes that are less assuming, mixing vintage and new furnishings together
is a wonderful way to create and give guests a unique and enjoyable experience.
Adding in some antique and vintage furnishings along with some new items
makes a vacation rental feel more authentic and high-end. A stack of vintage
books next to a new lamp, for example, gives the room patina style.

Style with Plants

Incorporate nature into your home. Faux is
fine. Almost everyone loves plants and
they provide a great look for any home.
Don’t worry if you’re not a plant
connoisseur, there are plenty of options
for beginners like pothos and snake plants.
If your rental accepts pets, be sure to
double-check which plants are dangerous
for animals to nibble on! Again, faux is fine
and for your manager, preferred.

Air Concierge typically will not use a
bedroom picture as the main container
image in online marketing. However we
almost always use the master bedroom in
one of the first five shots. We know
designing can get expensive, but too often
we've seen clients leverage their budget on
main living areas, outdoor areas and leave
no budget for bedrooms. A bare bedroom
(no art, no furniture besides a bed, no
plants, eg) can make or break getting a
booking or if booked, a 5 star review.

Make sure you incorporate nightstands,
lamps, area rugs, at least one sitting
armchair, throw blankets, add at least 2
decorative pillows, art work, a faux plant,
and some books which help layer the room.
Blank walls should be avoided unless it
incorporates a window or slider. If you use
art, please select size appropriate to the

10 space.

KITCHEN

GOOD DESIGN ISNT ENOUGH.

The most common feedback when it comes to properly
stocking and supplying a home starts and ends with the
kitchen. Kitchens not only must be appropriately stocked
(dishware, flatware, glassware) for the number of people
staying but extras as well so one need not do dishes
nightly. While not encouraged, its not uncommon for
additional guests to visit or stay over.

Additionally, having a selection of pots, pans,
tupperwares (glass), is critical. But you should not stop
there. Adding baking supplies, a wide selection of
utensils (cooking and baking), and mixing bowls is what
guests have for expectations.

Lastly, presentation matters. Having both functional
kitchenwares as well proper display not only is ideal for
high paying travelers, but also looks great in photos.

Place designer coffee mugs and plates on a floating shelf
for a design friendly look that shows well in photos.

PRIORITIZE MORE SEATING
AND BETTER SEATING
OPTIONS

In Air Concierge managed homes that cater to guests, seating is
everything – but it doesn’t have to bust your budget or destroy the
flow of the room.

In every project our team takes on, we look to use non-traditional
couches and chairs depending on the look and feel of the home. We
love using ottomans or poufs to add extra seating and layer the
room.

We love how functional they are in front of a fireplace or pulling out
from under a console table to seat more people.

Plus, extra seating is a great way to cheat your design and sneak in
both texture or tone to a project.

Lastly, your seating gets the most 'wear'. Don't go cheap on quality
couches or accent chairs. Broken or worn down furniture leaves
guests frustrated and disappointed. Distressed leather is the lone
exception here.
