Moduloft is a unique solution for property owners in the UK, Channel Islands, Isle of Man
and Northern Ireland, we are a highly experienced team of builders and designers with

Moduloft is a factory made solution, so we design and develop your new loft space at the
factory and then deliver your new roof complete with the room space you are looking for.
Every project is individual and that is all part of the service, we tailor-make to your needs.
We offer a fully managed service for all projects which will include individual planning
permission regulations and building regulation approvals. Your new space will come with
all fixtures and fittings in place. Our attention to detail and vast experience means you will
be able to sit back and enjoy the build up to your new loft space.

From start to finish our aim is to make it easy for you, and while we focus on the build in
the factory you can be planning how to personalise your new rooms when we come along
and install. We think of everything and even include fixtures and fittings, electric sockets,
radiators, bathroom and kitchen. So all you need to do is finish your floor and add a lick of
paint to the walls.

Property visit

We will arrange to meet at your property so we can discuss what you think you would like.
This ensures we are clear from the outset and can assess the home and space options too.

Designing your new space

Following our visit we will supply you with a quote and drawings for the loft space. Our
experienced design team, will bring to life your ideas on paper so you can get a true feel
for the floor plan and additional space you will achieve.
This will give you a guide for the space we can build for you and the total costs to deliver
which will cover fixtures and fittings, delivery and our complete service to produce your
new loft. We can also help and manage the planning permission process for you from the
outset.

Ordering your new conversion

The moment you commission your new Moduloft to be progressed, we will finalise the
time plan for you and also confirm your factory visit so you can see your build in progress
and plan your fixtures and fittings.

Build commences in the factory with a controlled and managed
time plan for you

your project starts
All the planning is now done and we make a start to build your new space. The factory will
start to build and craft your new loft space to specifications agreed.

Your visit to the factory
A key stage in the build, and one that means you get to see your new space in progress.
It’s a perfect time for you to walk through your room plan and make any size changes.
Plus we can finalise your interior fixtures and fittings such as lighting, doors, windows and
bathroom.

DElIVERY, lIFT AND INSTALL
This is when we literally arrive with your Moduloft on a transporter. The excitement builds
around this day as it will all take place in a matter of hours. We will take off your current
roof and crane/lift your new one into place. Once the Moduloft is in place we can then
complete inside. This process can take 2-3 weeks.
You have your new space completed and fitted with all doors, radiators, windows and
electric sockets. All you will then need to do is personalise your rooms with a lick of paint,
flooring and your furniture to complete your dream loft space.

This extensive project was to create 4 double
bedrooms, a shower room and a family bathroom.
Overall this kind of development was perfect for
Moduloft as the family didn’t want to wait for
months and needed to see how the improvement
could also increase the property value too.

Hastings

The Property owners were keen to extend their
bungalow and create a family home. We designed
and developed plans to extend the property with a
new roof area that transformed this property into
a 4 bedroom and 3 bathroom extension. A unique
feature we added was a glass balcony to enjoy the
summer evenings.
Our transformation now means the property value
has increased which is great news for the owners
but for them it was about creating their dream
family home.

Thirsk BEFORE AFTER

A key transformation for this property was to BEFORE AFTER
take it from a 3 bedroom detached bungalow
and develop a Moduloft that would create a new
master bedroom with ensuite and walk in
wardrobe, plus an additional 2 bedrooms and
a gallery landing. A project that was perfect
to demonstrate how we can take a standard
bungalow and create more living space by
extending upwards.

A central London flat, 4 storeys up. The property
owners were keen to extend and create more
space. The Moduloft solution was perfect, as we
could produce extended room space at sky level
and turned this 2 bedroom flat into a 2 bedroom
duplex with new fully fitted kitchen. The new
space has been designed to suit central London
and with perfect velux windows to capture light
and views over the city, creating the ultimate
modern living space.

The family we worked with were keen to renovate this 2 bedroom bungalow and create more space. Our
renovation was to build a Moduloft that contained a master bedroom with dressing room, a bathroom and
a single bedroom. Our fully managed service and speed of build is the same for the Channel Islands with
