EVERYTHING AT YOUR FINGERTIPS
With Australia’s biggest and most popular theme park, Dreamworld,
and plans for a TAFE, a university campus and Queensland’s biggest
shopping centre around the existing station, Coomera has been
predicted to grow considerably beyond its present size.
Located next to the Pacific Motorway, Coomera is close to
Pimpama, Hope Island, Willow Vale, Wongawallan, Oxenford, and
east of Upper Coomera.
Coomera has long been seen by the Gold Coast City Council and State
Government as the next satellite growth suburb of the Gold Coast. With
a population of around 12,000 the area is expected to multiply to about
80,000 over the next 20 years as the area develops into a self-sufficient
regional centre.
The predominant age group for the area is 30-40 years with
households primarily couples with children.
The Coomera area boasts 5 schools both state and private including the
Coomera Springs State School located between the Coomera Springs
and Coomera Grand estates as well as 3 local childcare centres.
With public transport within walking distance and the train station
only 5 minutes by car there is also local shopping centres that provide
for essential household needs as well as restaurants, takeaway food
outlets, service station and medical facilities are all within walking
distance of the Coomera Grand estate.

COOMERA SUMMARY

WHY COOMERA?
COOMERA VIRTUES CONSIDERED SIGNIFICANT BY
EXPERTS IN PROPERTY INVESTMENT:
1. RIPPLE EFFECT
Property booms often begin with the inner-city suburbs. As prices rise,
they become unaffordable for many buyers - who seek less expensive
property nearby. The growth, therefore, ripples out - and continues to
do so until it reaches the outskirts of the city.
2. HIGH DEMAND
Being so close to Surfers Paradise, Dream World and all amenities,
Coomera is in high demand
3. FAST GROWING
With a population of around 12,000 the area is expected to multiply to
about 80,000 over the next 20 years as the area develops into a self-
sufficient regional centre.
4. WELL PERFORMING
Property investors who have had real estate in Coomera, 4209 should
be pleased with this QLD suburb’s performance compared to the rest
of the country. Over the last year it has seen median house prices
increase in value by 26.87%.

BRISBANE IS THE Brisbane is the capital and most populous city in the Australian state
LARGEST ECONOMY of Queensland. Brisbane’s metropolitan area has a population of 2.2
BETWEEN SYDNEY million. The Brisbane central business district stands on the original
AND SINGAPORE European settlement and is situated inside a bend of the Brisbane River,
approximately 23km from its mouth at Moreton Bay. The metropolitan
area extends in all directions along the floodplain of the Brisbane
River valley between the bay and the Great Dividing Range. While the
metropolitan area is governed by several municipalities, a large portion of
central Brisbane is governed by the Brisbane City Council, which is by far
Australia’s largest Local Government Area by population.
Brisbane is the largest economy between Sydney and Singapore, and
as of 2008 is classified as a Global city. It was also rated the 16th most
liveable city in the world in 2009 by the Economist Intelligence Unit.
The Brisbane CBD lies in a curve of the Brisbane river. The CBD covers
2.2km2 and is walkable. The city has retained some heritage buildings
dating back to 1820’s. The Old Windmill, in Wickham Park, built by
convict labour in 1824 is the oldest surviving building in Brisbane.
The city has a density of 379.4 people per square kilometre, which is
high for an Australian city and comparable to that of Sydney. However
like many western cities, Brisbane sprawls into the greater metropolitan
area. This results from the fact that most of Brisbane’s housing stock
consists of detached houses.
Brisbane has the largest economy of any city between Sydney and
Singapore and has seen consistent economic growth in recent years as
a result of the resources boom.
Brisbane is one of the major business hubs in Australia. Most major
Australian companies, as well as numerous international companies,
have contact offices in Brisbane, while numerous electronics businesses
have distribution hubs in and around the city.
Brisbane has a range of retail precincts, both in the CBD and in
surrounding suburbs. The Queen Street Mall has a vast array of cafes,
restaurants, cinemas, gift shops and shopping centres. centres which
include major department store chains. The largest shopping centres
by area are located in the suburbs of Chermside, Upper Mount Gravatt,
Carindale and Indooroopilly.

infrastructure and $4 billion on energy networks. $5 billion has also
been allocated to water infrastructure projects.
4. Q ueensland is projected to experience the largest increase in
population between 2004 and 2051, increasing by 3.0 million people
(77%) to reach 6.9 million people, resulting in Queensland replacing
Victoria as Australia’s second most populous state in 2041.
5. Queensland’s State Government has committed to investing $5
billion on roads, more than $300 million on the Tugun bypass and
a $1.7 billion rail extension from Robina to Coolangatta. Twenty-
nine new schools are planned for the Gold Coast-Brisbane area.
$500 million is marked for a new hospital at Coomera, as well as
more than $20 million for a health complex at Robina. A $2 billion
commercial development is planned for the Coomera area.
6. The State’s magnificent climate will always be a magnet for tourists

COOMERA QUEENSLAND MINERAL ENERGY
9
Queensland is one of the world’s outstanding mineral and energy
producing regions. Within its boundaries, a wide variety of economically
important mineral and energy resources can be found. The best known
resource regions are the:
›› S urat and Bowen basins (southern central Queensland)-coal and
coal seam gas
›› Weipa region (north Queensland)-bauxite
›› North West Queensland Mineral Province-base metals, phosphate
and gold
›› C harters Towers region (north-east Queensland) - gold & limestone
›› South-west Queensland region (Cooper and Eromanga basins)- oil
and gas.
Queensland’s mining and petroleum industries are of prime economic
importance to the state. In 2010-11 they produced commodities worth
more than $35.6 billion.
METALS
BAUXITE
Bauxite, the ore for aluminium, is a mixture of aluminium oxide and
hydroxide comprising the minerals gibbsite, boehmite and diaspore.
Queensland’s largest bauxite deposits are mined near Weipa in far
north Queensland, then shipped to Gladstone to be processed at the
two alumina refineries.
COPPER
Copper is a reddish-brown, malleable, ductile metal. The Mount Isa mine
in north-west Queensland is the state’s major source of copper.
GOLD
Most of Queensland’s gold deposits occur in the north of the state,
where the Charters Towers and Ravenwood areas are important
centres of production. Some copper mines in north-west Queensland
are also significant gold producers.
SILVER, LEAD AND ZINC
Except for gold, silver is the most malleable and ductile of all metals,
and it is also the best conductor of heat and electricity. North-
west Queensland is one of the world’s major zinc, lead and
silver producing regions, with the major mines being Mount
Isa mine, the Cannington mine and the Century mine.

INDUSTRIAL MINERALS AND ROCKS
DIMENSION STONE
The Chillagoe district in north Queensland is the most abundant source of
marble. Helidon in southern Queensland is the major source of sandstone
suitable for the dimension stone industry locally and for export. Another
significant source is at Stanwell, west of Rockhampton.
KAOLIN
Queensland’s kaolin mines are situated on the western side of Cape York
at Skardon River and Kingaroy in south-east Queensland.
BENTONITE
Queensland’s production of bentonite is mainly from deposits in the
south-east of the state.
LIMESTONE
Large resources of high-quality limestone are situated along the eastern
coastline near Townsville, Rockhampton and Gladstone, and also in the
Mount Isa region.
MAGNESITE
Kunwarara, 70 kilometres north-west of Rockhampton, is considered
to be the world’s largest cryptocrystalline magnesite deposit. Other
substantial magnesite deposits in this region are found at Yaamba,
Marlborough and Herbert Creek.
SILICA SAND/LUMP SILICA
Most of Queensland’s silica sand deposits are located along the
east coast.
MINERAL SANDS
The major accessible mineral sands resources in Queensland are on
North Stradbroke Island, where the state’s only mineral sand
mining operation is located.
PHOSPHATE ROCK
Phosphate rock is mined at Phosphate Hill in north-west Queensland.
GEMSTONES
The state’s opal fields lie within a 300 kilometre-wide belt
extending from the New South Wales border, west of
Cunnamulla, north through Quilpie, Longreach and
Winton, to Kynuna. Most of the opal mined in
Queensland is boulder opal, a form of precious
opal unique to the state.

OIL AND GAS
Queensland has significant oil and gas potential. Large petroleum
resources, relatively under-explored basins, and developing
infrastructure provide great opportunities for oil and gas companies.
Areas currently producing conventional petroleum and/or gas include:
›› S t George-Roma and Moonie regions of the Surat-Bowen basins in
southern Queensland
›› Injune-Emerald regions of the Denison Trough (western Bowen
Basin) in eastern Queensland
›› Cooper and Eromanga basins in south-west Queensland.
COAL SEAM GAS
Queensland also has large resources of coal seam gas (CSG) which
is mainly methane and found in coal deposits. The Surat and Bowen
basins have been identified as having the greatest potential for CSG
with significant reserves being identified in both.
Exploration and production activities for CSG are mainly near Injune,
Moranbah, Moura, Theodore and Wandoan in the Bowen Basin and
between Dalby and Roma in the Surat Basin. Exploration is also being
undertaken in the Galilee Basin.
Commercial production commenced in the Bowen Basin in 1996 and
the Surat Basin in 2006. The main CSG producing areas are:
›› Moranbah and Moura regions (northern Bowen Basin)
›› Injune area (western Bowen Basin) in eastern Queensland
›› Wandoan area (eastern Bowen Basin) in eastern Queensland
›› Dalby-Roma region of the Surat Basin in south-eastern Queensland.
OIL SHALE
Queensland contains most of the known oil shale resources in Australia
with a total of 30 billion barrels of shale oil identified in numerous deposits.
Principal resources are found at Condor, near Proserpine, and at the Stuart
and Rundle deposits, north-west of Gladstone.
COAL
Most of Queensland’s coal is produced from the Bowen Basin,
where coal is found at accessible depths for mining within a
triangular area of central Queensland that extends from
Collinsville in the north, to Theodore in the south, and
west to Springsure.

COOMERA PROJECTS
12
COOMERA TOWN CENTRE
The Coomera Town Centre is a greenfield town centre within the Gold
Coast’s northern growth corridor, one of the most dynamic and quickly
growing regions within South East Queensland. The town centre’s
location and expected growth will make it a key driver of the Gold
Coast economy.
As a major activity centre, the Coomera Town Centre will serve
a catchment of regional significance, and accommodate key
concentrations of employment and a significant residential population.
It will provide a range of business, service and retail functions as
well as district or branch offices of government, and cultural and
entertainment facilities of regional significance.
The Coomera rail station will become the heart of the town centre
with surrounding development encouraging people to live, work
and play in the area. This will contribute to an emphasis on walking,
cycling and using public transport to access the town centre. It is
envisaged that the Coomera Town Centre will become an active and
vibrant town centre accommodating a mix of uses in close proximity
to the rail station.

PROJECTS IN COOMERA
NEW ROAD LINK
A significant new road link at Coomera that will relieve some of the
traffic congestion pressure on Foxwell Road will be built at a cost of
$5.4 million.
The 480 metre road, Celestial Way, linking Finnegan Way to Orlando
Drive includes a roundabout at the intersection with Santana Road and
a 17.3 metre bridge over Finnegan Way Reserve.
Local area representative Councillor Cameron Caldwell said the road
was an essential link to provide better access to the local State primary
school and would ultimately provide an important east-west link to the
Coomera Town Centre and other local commercial centres.
Construction work was finished in June 2013.
NEW LIBRARY AT UPPER COOMERA
The City of Gold Coast’s newest library at Upper Coomera has
been completed.
The community centre provides much anticipated recreation, learning,

rental increases, a rise in sales volumes and moderate
price growth (a few, like Gladstone, recorded strong
price growth).
The coming 12 months should see most markets
step up a few gears and show solid capital gains for
property owners. They will be headed by regional
centres like Mackay, Rockhampton, Emerald,
Townsville and Toowoomba. These are all regional
cities with solid economies and varying degrees of
impetus from the resources sector.
There will be significant impetus from investment
in the new coal mining province, the Galilee Basin,
headed by two companies from India which each plan
to invest around $10 billion. And there will be ongoing
impact from the extraction of coal seam gas in the
Surat Basin and its processing in Gladstone.
In Brisbane, affordable areas with good infrastructure,
particularly Ipswich City, will lead the market revival.
This assumes that the city can absorb the impacts
of cuts to public service jobs and spending
programs by the State Government, which caused
a spike in Queensland’s unemployment rate in the
latter part of 2012.

At June 2012, the estimated residential population of

Proud Upper Coomera resident Ann Pinnock, who
lives in Stockland’s Highland Reserve estate with her

so many new people because it had a lot to offer.
“It is well located, between the Gold Coast and

“A lot of shops have been built here now and there is

Mrs Pinnock said the only major project on residents’
wish lists now was the Coomera Town Centre.
“That has been in the pipeline for a long time and we
would like to see that move ahead,” she said.
The ABS also released population density figures
yesterday, which showed overall in Queensland the
population density was 2.6 people per square kilometre.

COOMERA RENT LETTER

To The Property Investor
C/- Buy Australian Properties
333 Ann Street,
Brisbane QLD 4000
Dear Investor,
Re: Coomera QLD 4209
This letter is to provide you with a rental appraisal for a property in the above area.
Considerable care has been taken to provide you with the most accurate estimate possible, based on our
professional knowledge of the area, prevailing market trends and recent lettings of comparable
properties. This is based on a 4 bedroom home with 2 bathrooms, living area, meals room, double
remote garage, alfresco and quality fixtures and fittings including air-conditioning and a dishwasher.
We would estimate that the property would lease for approximately $420.00 to $450.00 per week.
Although every care has been taken in arriving at these figures, we stress that it is an opinion only and
should not be taken as a formal valuation.
NB: The estimated rental price will be approximately $10.00 to $20.00 higher for a property with 5
bedrooms & an additional living room.
Thank you for the opportunity of appraising your property for rental. Should you have any further
queries, please do not hesitate to contact our office on (07) 3489 0888.
Kind Regards,
Angie Paradise
