You agree to pay PRDnationwide Canberra for the provision of the services at the following
charges (all fees are GST exclusive):

Management Fee 8% of the monthly rental payments

Account Keeping Fee $7.00 per statement Letting Fee Equivalent to ten days rent

Letting Fee Equivalent to ten days rent

Lease Renewal Fee Equivalent to half weeks rent

Condition Report $100 for unfurnished properties, $200 furnished

Advertising on allhomes.com.au $150

Routine Inspections of property No Charge

9. CHANGE CLAUSE:

PRDnationwide Canberra retains the exclusive right to make any necessary changes to this
agreement. In the case of any changes to fees PRDnationwide Canberra will give you 30 days notice
in writing of any such change. During this time you may opt to cancel the service without incurring
any fees or charges.

5. YOUR ADDITIONAL COSTS:

You agree that PRDnationwide Canberra is entitled to be reimbursed for expenses incurred by
PRDnationwide Canberra where maintenance is required to a property and you are unable to be
contacted to pay direct for that maintenance from the rent proceeds received on your behalf and
in the event of any shortfall you will provide the balance due directly to PRDnationwide Canberra.

6. YOU WARRANT TO PRDNATIONWIDE CANBERRA THAT:

You have the authority to enter into this Agreement and you are or will become the registered
owner of the property prior to executing any Tenancy Agreement.

7. TO END THIS AGREEMENT:

In the event PRDnationwide Canberra or you wish to terminate the Agreement, written notice
must be given by the terminating party to the other party stating that you wish the Agreement
to terminate and that such termination will be effective 30 days following receipt of the notice. A
charge of 10% of the properties current weekly rent until the end of the fixed term of the lease or
4 weeks rent if a periodic tenancy applies, whichever is greater; if the property is vacant then only
2 weeks rent will be charged. The termination will be payable forthwith upon termination or from
funds held in trust. No Termination fee is payable if the owner is re-occupying the property or
listing the property for sale with this company.
