I propose a six-week timeframe from instruction/appointment date through to
Auction day. This involves the following sequence of events:

-Order the Contract of Sale
-Photograph and map the property
-Launch the property to the Internet
-Install ‘For Auction’ signboard at property

Campaign
Week 2: -First print media ad to appear

-First open for inspection

Week 3: -Second print media ad to appear
-Second open for inspection

Week 4: -Third print media ad to appear
-Third open for inspection

Week 5: -Fourth print media ad to appear
-Fourth open for inspection

Week 6: -Auction to be held on site
-Property SOLD

3.0 Estimated Sale Price

It is my opinion that 495 The Entrance Road, Erina Heights will achieve a sale
price within the vicinity of the low to mid $800’s. This conclusion has been drawn
based on the following comparable sale:

416A The Entrance Rd, Erina Heights
Offer accepted $650,000

This parcel of land was due to exchange
at $650K. This block is set back from the
road, however does not have the nice
outlook that 495 The Entrance Road has.

393 The Entrance Rd, Erina Heights
Sold $1,050,000

Notes: This property has a 4 bedroom
home set on 2.3 acres manicured
ground. Our property is on a lovely
parcel of land, however only has a
workers cottage (which could be used to
live in while buyers build their own
home).

50 Vicary Road Terrigal
Sold $820,000

Notes: This property is not on a main
road, and has a lovely sandstone 3
bedroom home on a similar size block of
land. Our property has great access
with the opportunity to build back from
the main road, or leave the tenant in
