LETTER FROM THE GENERAL MANAGER
Dear Members,
Another good month is in the books, and we are inching closer to the Fall season. We are all very excited
for the hot, rainy season to be behind us and to enjoy some cooler golf weather.
I would like to thank everyone who supported our first ever World’s Largest Golf Outing on August 6th.
We had a grand total of 54 players at our facility and were able to raise over $6,000. Over 110 facilities
hosted this event simultaneously and raised nearly $350,000 for the Fisher House Foundation. I look
forward to growing this event for years to come at Eaglebrooke and raising more money for our Military
men & women.
I am excited to announce that we are now offering two new membership offerings at our facility.

LETTER FROM THE HEAD GOLF PROFESSIONAL
Aerifying Greens
We will be aerifying the greens on Monday and Tuesday, September 10th and 11th. The front nine will be done on
September 10th, and the back nine on September 11th. We ask that you please stay off the nine holes being aerified
that day.
Adopt A Hole Program
This program is for anyone wanting to help make the hole they live on or their favorite hole look better than it
already does. Those that sign up are asked to fix divots, repair ball marks on the green, and clean up any debris on
or around the hole. We will have monthly winners and helper events throughout the year. So far, we have these
people participating on these holes: #5 Dave Conway, #8 Rod Kite, #11 John Doran, #13 Mike Perrone, #14 Tim
Milcich & The Giliams, #15 Dan Sherman & Dave Jones, #17 The Haake Family, and #18 Larry Anderson. As you
can see several holes are yet to be spoken for, so anyone interested please let the pro shop know so we can get you
on the list.
2018 Women’s Events
The Eaglebrooke Women’s Golf Association (EWGA) would like to extend an invitation to all full Eaglebrooke
members to join our league. Our season begins in September and ends in May. We play on Wednesday mornings,
with a shot-gun start at 9:00 AM. The dues for the year are $50.00, which includes four luncheons on our special
event days - - Opening Day, Christmas, Valentine’s Day, and Closing Day. The EWGA includes women of all levels
of play. The maximum playing handicap is limited to 40 strokes in accordance with USGA recommendations. An
established EWGA handicap consists of at least five 18-hole rounds of play at Eaglebrooke.
Playing golf is only one aspect of being a member of the EWGA. Additional benefits include; forming friendships
and socializing with lovely ladies of various ages, backgrounds, and personalities.
The EWGA membership booklet, which includes our by-laws, rules, Play-of-the-Day schedule, membership
directory, etc., will be compiled over the summer. To be included in the booklet, please submit your dues (made
payable to EWGA) by July 31 to the Pro Shop, along with your name, address, phone number and email address.
We hope to offer a warm welcome to many new members on our Opening Day event on Wednesday, September

Course Closings
The course will be closed until the midafternoon on Monday, September 17th for the George Jenkins High
School invitational tournament. The driving range will remain open during this time, weather permitting.
The course will be closed until 1:00 PM on Friday, September 28th for a golf outing. The driving range will
remain open during this time, weather permitting.
Summer Pro Shop And Driving Range Hours
The pro shop will open at 7:00 AM Monday through Friday and 6:30 AM Saturday and Sunday and remain open
until 6:00 PM. The driving range is open on the days that the golf course is open starting at 7:00 AM, and remain
open weather permitting, until 30 minutes before dark, except for Sundays when the range will close 1 hour
before dark to pick all the balls up so the driving range grass can be cut early the next morning. The pro shop,
per the time of the year will determine these hours of closing.

Hello to my new Eaglebrooke Family,
I would like to introduce myself as the new Director
of Sales for our facility. I am brand new to the
Lakeland area and have only lived in Florida for the
past year, so any suggestions to help me settle in
will be greatly appreciated! I moved from Louisville,
Kentucky- hopefully there are some Midwesterners
amongst you- and although it is an awesome city, I
was ready for a change. I am excited to continue my
journey here at Eaglebrooke!
My work is just beginning as there is plenty of space

I want to thank all the members and guests for their continued support of all Brad Little
our events and dinner functions we have had this past month. We could not

CHEF’S NOTE
With the new month comes more exciting dining experiences at
Eaglebrooke. This month we are bringing back an old favorite,
the fine dining experience. We will be hosting fine dining with
live music on Friday, August 10th. As always, reservations are
recommended.*
We hosted our first Sunday brunch and bottomless mimosas
on Sunday, July 15th and those who attended gave rave reviews.
If you couldn’t make it out that day, we will be hosting another
Sunday brunch on August 19th. We took your feedback into
consideration and have reduced the price for brunch to $19.95
for adults and $9.95 for children 12 and under. It will be $15 to
add bottomless mimosas, and per Polk county statutes we are
unable to begin serving alcohol until 12 pm.
The Prime Rib Buffet for the month of July was a sell-out hit! As
such, we recommend that reservations be made as far in advance
as is feasible. The Prime Rib Buffet for August will be on the 3rd.
Due to the volume and demand of this event, we will no longer be
serving our traditional fried haddock on those Fridays. We hope
you will continue to join us any other Friday for our delicious
fish ‘n’ chips!
Finally, based on customer reviews and sales the Southern
themed buffet is the resounding favorite. So, due to the popular
demand, we will be hosting the Southern buffet twice a month.

Happy Back-to-School Season, Eaglebrooke Family!
As we move into another new month here at The Club at Eaglebrooke, we want you to know that we have heard
your feedback and we have a handful of exciting improvements that you will see in the coming weeks.
First, our team has been working hard to develop and roll out a number of services and offerings intended
to enhance your experience as a patron and/or member of the club. We continue to integrate new activities
(like added Bingo Nights, Karaoke, Fine Dining Experiences, Comedy Night, Member Mixers & Golf Events,
camps & more), revise and launch new and improved membership offerings (like our Platinum, Gold, &
Silver memberships), develop and introduce highly requested member services (like our new online billing
portal to access & pay your monthly statements), and streamline contact with our staff via email for items like
Reservations ([email protected]) and Billing ([email protected]).
Second, you may notice that there are a few changes to the personnel and hours of some of the Administration
and Management Staff. We would like to welcome our newest team member, Ivy Myers, who will be taking on
the role of Sales Director. Please stop by, introduce yourself, and make her feel welcome!
It should also be noted that the front desk hours have changed as of 8/13/18 to:
Onsite: Monday – Friday, 3:00PM-5:30PM
Offsite: Monday – Friday, 8:30AM – 2:00PM - available via email and phone. If you call, please be sure to leave a
brief voicemail with your name & number.
While my onsite hours may be fewer than what most of you are accustomed to, please rest assured that I am only
an email or call away and you will receive the same great service that you have come to know.
Lastly, a gentle reminder, we ask that all statement questions, charge disputes, etc. be submitted via email to
[email protected] or they may also be submitted via
email to [email protected]. Submitting these items this
way will ensure the most prompt responses.

LETTER FROM THE SUPERINTENDENT
Above average rainfalls continued in August
keeping the golf course very wet and the driving
range closed. The makeup of the soil is the root of
the problem. Throughout the years the soils had
compacted which limits percolation to the drain
tile, keeping the soils very wet for a long period of
time. In order to repair this, we need to renovate
a portion of the range & bring in a profile that
allows a better percolation rate, allowing water to
move into the drain tile.
We will be doing our last aerification of the
Summer on September 10th & 11th with 3/8
hollow tines. We are very pleased with the health
and condition of the putting surfaces heading into
the Fall & Winter season.

LETTER FROM THE HOA PRESIDENT
Greetings to our Association Members and Neighbors!
I’m sorry to break this to you, but Summer is almost over. I hope everyone had a fantastic Summer. It’s amazing
how fast the Summer goes by, which is why it should get a speeding ticket!
On Saturday, September 22 the equinox, also known as the autumnal (Fall) equinox in the Northern Hemisphere
is considered the first day of Fall. As we enter the Fall season, I would like to remind you that it begins to get dark
earlier and we should be more vigilant with our surroundings. Part of this vigilance is ensuring that our outside
lights are working and confirming they turn on at dusk.
At our August 14 HOA Board meeting, the proposed Rules & Regulations Concerning Leasing and Short-Term
Occupancy document was approved. The draft of the 2019 budget was also approved. JoAnna will mail the final
version of these documents to all home owners in the next couple of weeks.
As always, please remember that all HOA Board meetings are open to all homeowners of Eaglebrooke, and you
are encouraged to attend. Your input and involvement are welcome and much appreciated. Should you have
any issues or concerns, which you feel need to be addressed by the Board, please contact our on-site Property
Manager, JoAnna Likar, at least one week before the Board meeting to ensure there is enough time to include
your topic on the agenda. JoAnna can be contacted via email at [email protected] or by phone at 863-
808-0035.
The remaining 2018 HOA Board meetings are scheduled for October 9 and November 13. The meetings will be
held at 6:30 PM at the Clubhouse. There are No HOA Board meetings in September or December.
The Architectural Review Committee (ARC) will meet at 5:30 pm on October 9 and November 13 in the
Clubhouse. A summary of approvals will be provided to interested residents at 6:00 pm. This committee will also
continue to review ARC requests via email to help expedite the requests.
As a homeowner, you have a big stake in the safety and cleanliness of your neighborhood. You own a home
that’s part of a community and that shares common amenities, such as the clubhouse, pool, sidewalks, utilities
and more. How can you ensure that your community will be properly maintained and cared for? The best way
is to volunteer with our homeowner’s association (HOA). HOA committee positions are unpaid, however,
the satisfaction of knowing your community is being well taken care of often outweighs any monetary
compensation. I invite you to start thinking about getting involved with the Eaglebrooke HOA as a committee
volunteer, or as a Board Member in 2019. Please contact me at [email protected] with any questions you

MESSAGE FROM PROPERTY MANAGER
Hello Eaglebrooke Members,
We are now back to school and getting back to our routines. As a routine, I encourage all members to look
around your homes. During routine inspections I noted that there are many houses in the community that could
use a fresh paint job. Once the rainy season ends, it would be a great way to improve your home and the look of
the neighborhood. Please remember that if you are going to paint your home, even if it will be the same color,
you must fill out an architectural application. The application can be found on the Eaglebrooke.net website at this
link https://www.eaglebrooke.net/wp-content/uploads/2017/08/ARC-Application-201703.pdf.
At the last Board meeting, the Rental Rules and Restrictions were approved as well as the draft 2019 proposed
budget. Both documents will be mailed to you to keep with your Eaglebrooke documents. The draft 2019
proposed budget will be an item for discussion at our next board meeting on October 9 for members to ask
questions and make comments.
Please note, now that the Rental Restrictions have been approved, if you choose to rent your home you must:
1. Provide a copy of the lease
2. Get a barcode for the renters
3. Provide a background check, or we can conduct a background check for you
4. Complete a tenant form
5. Adhere to the Polk County Land Use Restrictions
We are looking for volunteers for the 2019 Fiscal year. Now is the time to start thinking about if you would like
to run for the HOA Board of Directors or the Architectural Committee. If you have any questions or interest,

By now you should have received an email that provides you with the ability to sign into your new Eaglebrooke
account. This is where you can make work order requests, review deed restrictions, contact the property
manager, and review your account. If you did not receive an email, please contact JoAnna Likar at 863-808-0035,
or email [email protected] with your email and phone number. This new Portal will hold pertinent
information as a file folder for your Eaglebrooke account. We encourage all residents to log in, as we will try to
communicate more with email in the future.
