Landmarkafrica 3 Chisom Sebastin Editor-In-Chief Editor’s Note I am pleased to announce the launch and first edition of the Landmark Synergy Magazine. As a writer, I am honored and humbled to be a part of this extraordinary publication. The magazine is a publication that takes you on a a trip down memory lane. It celebrates the spirit of the Landmark Africa Group, our mission, vision, values, remarkable and hardworking team, inspiring stories, as well as the transformative and innovative solutions that make up the Landmark story. It is a window into our culture and projects and serves as a testament to the power of collaboration and community that makes us stand out. This all began with a helicopter ride over an empty expanse of land and a visionary, our group CEO, who had a vision and passion for creating something out of nothing. This in turn spurred our team’s hard work and dedication, leading to all of our impressive achievements, not only as a real estate company but also as one of West Africa’s most visited travel destinations. A special thanks goes to the contributing authors, editors, and anonymous reviewers for their time and effort towards making this magazine issue a reality. “Success Is a Journey, Not A Destination” Editor-In-Chief Chisom Sebastin Consulting Editors Utibe Bassey Adeshina Owonifari Creative Directors Andrew Ebong Isaac Udoh Contributors Sharon Hepzibah Hannah Taylor Elsie Ogianyo Kenechukwu Okenwa Chisom Sebastin Kelechi Ihebuzor Photographer Victor Yamuso Advertising & Media Executive Adeshina Owonifari Published by Landmark Africa Group EDITORIAL TEAM

www.LandmarkAfrica.com 10 Editor’s note By Chisom Sebastin Landmark Village 2014 A Trip Down Memory Lane In 1997, Paul Onwuanibe took the first step towards his vision of creating a worldclass property company when he built and commissioned serviced office spaces in Mayfair, London. This was the beginning of a remarkable journey that led to the establishment of Landmark. The company grew its real estate portfolio to a global presence in some of the most desirable locations like New York, Frankfurt, Prague, Madrid, Brussels, and Paris from 1998 to 2003. In 2003, Landmark entered the African market with its first center at Africa Renaissance House (Africa Re) in Lagos and expanded to two more buildings in Lagos and other African cities like Johannesburg, Accra, Nairobi, and Cairo between 2003 and 2009. With the knowledge of the industry and global trends, Landmark has evolved into a real estate and property development company through its expansion across Europe and Africa. This resulted in the construction of the Landmark Towers and Landmark Village properties, which accelerated the formation of its own real estate business between 2007 and 2008. In 2009, Landmark built a temporary structure (a marquee) to serve as the Landmark Events Centre. The event centre provides a unique space for a variety of events— including music concerts and festivals— increasing visibility and foot traffic. This in turn increased commercial activity—drawing more business and investment to Water Corporation Road—making it more attractive to both businesses and customers. In April 2009, Landmark expanded its reach along the West African Coastal Highway with the acquisition of Landmark Lakes in Lakowe and the Landmark City site in Mopo. The 10,000 square meter Landmark Lakes site is designated as a leisure and hospitality centre, while the 69,000 square meter Landmark City site is intended for resort construction. These expansions were a compelling step in the company’s growth strategy, aimed at creating a significance in West Africa. This was followed by the opening of the Nairobi office a month later. The opening of the Nairobi office enabled Landmark to expand its operations into East Africa, giving the business access to a bigger market and more opportunities for growth. These remarkable growths increased Landmark’s global reach and paved the way for the establishment of an office in Accra, Ghana, in 2010. This recently established office represented a turning point for the expansion of the Landmark brand in other parts of Africa. Following its continuous growth, the construction of Landmark House in Ikeja, Lagos started in 2011 and was completed in 2014. And also the development of a permanent structure for the Landmark Events Centre in 2012, The Landmark Story

Landmarkafrica 11 “Landmark Africa is now recognised today as a leading real estate development and hospitality services company, because of all its unique developments. ” Landmark Village 2022 which was completed and open to visitors by July 2014. In 2015, Landmark Towers, the company’s signature mixed-use building, was completed. The Landmark Towers have become a thriving hub of activity, commerce, and lifestyle since their completion, housing Major national and international companies such as PwC, Johnson & Johnson, Regus, Dennis Ashley, the Grand Junction Hall, Landmark Hotel, and others. They also provide a variety of services and amenities, including restaurants, a gym, a beauty spa, office spaces, apartments, and conference rooms. This iconic development has attracted businesses and individuals looking for a convenient and secure place to live and work. Landmark Africa sold its serviced office business arm to global leader Regus in 2015, cementing its reputation as a wellestablished business hub. In 2016, Hardrock Cafe (HRC) and Shiro opened up, transitioning the Landmark Boulevard from an events centre to Lagos’ premier shopping and entertainment hub—complete with a cinema, family entertainment block, and numerous restaurants, who we are

www.LandmarkAfrica.com 12 Editor’s note “Landmark continues to be the fastest-growing business, leisure and lifestyle destination on the West African coastline, with more projects in the pipeline” thus, making the boulevard a popular destination for people looking for a full day of entertainment and shopping. Since its completion in August 2019, Landmark Boulevard has seen the opening of a variety of retail stores and outlets. In 2018, Landmark Leisure Beach began its operations. The beach is 76,500 sqm. It offers a pristine beach with crystal-clear waters and a variety of amenities, such as bars, activity areas, restaurants, and retail shops. In addition to these, there are also leisure and entertainment activities for both adults and children. The beach has quickly become a popular destination for both tourists and locals, providing a much-needed escape from the hustle and bustle of everyday life. The Landmark Events Centre Owerri opened in April 2019, with a variety of amenities and services, including a state-of- the-art conference facility. The Landmark Event Centre, Owerri, has become a popular venue for corporate events, conventions, and other large gatherings due to its convenient location. Landmark made another strategic move by developing the Nigerian University of Technology and Management (NUTM)

Landmarkafrica 13 who we are campus on Landmark Boulevard, which welcomed its pioneering students in 2021. These developments, along with the NUTM campus, have greatly improved Landmark Boulevard’s prestige and amenities. The university offers various educational programmes such as Digital Transformation and Innovation; Artificial Intelligence and Machine Learning. Following several years of consistent success, Landmark Beach expanded in 2022 with the introduction of Landmark Kids Club by Maxivity and Landmark Beach Resort. The beach resort was created to be a complete family experience. In 2022, the development of the 28-story Landmark Waterview Apartments also kicked off. In addition to its state-of-the-art and modern amenities, the Landmark Waterview apartments gives the opportunity to invest and live in one of West Africa’s fastest-growing business, leisure, and lifestyle destinations. Landmark Africa is now recognised today as a leading real estate development and hospitality services company, because of all its unique developments. It has provided real estate solutions to a sizable network of Fortune 500 companies for over 20 years and has a 150,000 sqm development portfolio. Over the years, it has achieved numerous successes, awards, and recognitions, such as Best mixeduse development in 2021, the Pyne Awards for hospitality service company of the year in 2022, and the Euromoney Awards for Best mixed-use developer in 2022, to mention but a few. A journey that began in the UK in 1997 as an office services company has grown into a phenomenal ecosystem that welcomes over 7000 visitors weekly. All of which make the Landmark ecosystem one of the most visited tourist destinations in Nigeria. Landmark continues its journey as the fastest-growing leisure and lifestyle destination on the West African coastline, with more in the pipeline.

www.LandmarkAfrica.com 24 Editor’s note Tips for acquiring residential properties in Lagos By Victoria Fashanu 1. Location The most important factor to consider when trying to rent, buy, or build a house in Lagos is the location. Most areas in Lagos get flooded whenever it rains. You also have to consider the proximity to your place of work, your children’s school, where you worship, etc. Also, you need to consider its accessibility to good roads, water supply, electricity, and security. When looking to buy properties in Lagos, ensure to make proper finding on your chosen location. If all these factors are clear, then you’re on the right track. The location you choose is an important consideration when budgeting. Renting a house in Lagos can be expensive, but sticking to a budget can help. There are many costs to consider before creating a budget for a house. From rent to agency fees, inspection fees, and even service charges. Your income is a determinant of the kind of house you will get. Ideally, your income should be able to sort out the annual rent or mortgage in two or three months of working. You will need to do proper research and consider your income before you draft out a budget. Before buying a house, you should know the condition of the house— whether it is completed or uncompleted. Most times, houses are left for buyers to finish up. When you have figured out the condition of the house you intend to buy, evaluate the cost of completion, if it is uncompleted. 2. Set a budget

Landmarkafrica 25 3. Housing agents and landlords The next thing to consider after setting a budget is the agent. It is advisable that you find genuine agents or realtors to do the necessary work. In the case of buying land to build, there have been cases where people have purchased lands or houses only to discover that the land has been sold to several people. Agents know the property laws that might affect you, so let them guide you through the buying process. If you are buying a house, ask how long the property has been on the market. Familiarize yourself with the environment. This is a step that you really should not skip when renting a house. Before renting an apartment, take a tour of the neighbourhood. You have the chance to inquire about the landlord and how he deals with his tenants. In Lagos, there are many landlords who enjoy making their tenant’s life miserable. You can also meet the landlord and have a nice conversation with him if you have the chance. In certain other instances, agents intentionally raise house prices to increase their profits. You can avoid such situation by dealing directly with the landlord. Before deciding to buy or rent any Property, seek legal advice from professionals or legal practitioners who know how to interpret documents better and can spot pitfalls if there are any. Furthermore, find out if there is any debt owed on the property. It’s important that you take the time to study any paperwork you will be signing regarding the rental or purchase of a property. When you sign a document, it indicates that you agree to it and that it may be used against you. This is why it’s important to take your time while renting or purchasing a home in Lagos. The sale of land or tenancy agreement may be extremely drawn-out, boring, and complicated. Send it down to your lawyer to look through it, if you are unable to understand it yourself. It helps to be cautious no matter what. During the course of acquiring a property ensure to consult with your lawyer to confirm that all documents are original and prove ownership of the house, even if it is a piece of land. It is also necessary to check with the state government to know if the property is subject to litigation. Now that you have completed your findings and are ready to make payments, ensure you do so with a lawyer. Contracts of sale, purchase receipts, affidavits and many other documents to prove full ownership of property must be made available to you. This serves as proof that you not only paid to be there but are permitted to stay for as long as your payment lasts. Your receipt will have your name as well as that of the landlord or owner, the date of payment, amount paid, the location of the property, and the length of time the payment lasts— if you are renting. 4. Legal consultation and document verification 5. Receipts and payments Lagos insights

www.LandmarkAfrica.com 34 Editor’s note Off-plan real estate refers to property that is still under construction. For potential investors, this means that they cannot see their potential investment pre-purchase. Off-plan properties are typically marketed as developments before construction to real estate developers and early adopters. Buying an off-plan property comes with certain risks and many benefits. Not only can investors gain early access to a desirable area, allowing them to jump ahead of significant growth, but off-plan properties are often offered at belowmarket value. Here are some advantages to buying an off-plan property: » There is a fixed purchase price. In buying an offline property you are allowed to make payment before construction, starting with a significant discount. » You get the option to select a more desired view, apartment size, etc. » Capital growth can be achieved. » You can sell your property for a higher profit. Why invest in an off-plan property? By Hannah Odusanya September 2022

Landmarkafrica 35 » It offers a customizable payment plan that allows paying an initial down-payment and spreading the cost over the construction period. » The homeowner can decide how to finish the interior. Historically, the risk associated with off-plan investments has been the uncertainty associated with the construction process, e.g., not being able to guarantee that the developer would complete the construction, and also the appearance of the property after completion.
