WHO AM I?

ROXANNE JOHNSTON

SALES REPRESENTATIVE

I am a full time REALTOR® who works primarily in the Durham Region. I
have, however been fortunate enough to both work and live in the
Peterborough area as well. I believe that having knowledge of both of these
regions allows me to better serve each one of my clients, no matter where
they live.
Over the past three years I have developed a good relationship with mortgage brokers who can assist in
buyers lending needs. I also have worked with quality contractors who can help with repairs and renovations.
Before beginning my career as a REALTOR®, I owned and operated my own freelance graphic design
business. I love to use my design knowledge and skills to create marketing material, both digital and printed
to market my clients properties. I find that combining printed and online materials as well as developing
social media campaigns is a great asset when it comes to promoting your home. In fact a large majority of
my sales have come from leads that have been acquired from the use of my online marketing process.
As a Royal Service Real Estate sales representative, I am committed to helping you on this next journey in

DECIDING TO SELL - STEP 1

If you are reading this, you may have already decided that it is time to sell. There are a lot of ways
you can add value to your home that you might want to consider.

RENOVATING

This can be something as simple as freshening up the walls with a
coat of paint or updating your door knobs and lighting with more
contemporary styles all the way to major renovations like installing a
new kitchen, bathroom or hardwood floors. 

ENHANCING CURB APPEAL

First impressions mean a lot. Which is why you want your home
looking its very best when a potential buyer is standing in the
driveway or simply driving past. So, make sure the lawn is cut and
raked. Touch up any peeling paint around exterior windows and
doors, stain the fence or deck, clean up your garage or shed.

GETTING A HOME INSPECTION

The last thing you want is for the deal to fall through due to an unpleasant surprise. It’s also highly likely
that the buyer will ask for a home inspection anyway. You may want to consider taking the initiative
yourself. That way, if there are any major repairs that need doing now, it won’t jeopardize the sale of your
home or force you to lower the price later on

technology and current social media marketing trends. 
I will design a professional feature sheet with high
quality pictures.
All of my contact information, including my personal cell
number will be visible on each piece of marketing
material providing buyers with 24/7 access to me.

I reach out to each of my sellers on regular basis to update them on showings and agent feedback.
After each showing I contact the agent to get any feedback that their clients have.
I provide my sellers with a password so that they can logon to a secure page on my website with a PDF
copy of the paperwork that they sign.

LISTING YOUR HOME - STEP 3

One of the first questions clients ask is "what can I
sell my home for?" Determining the listing price of

your home takes time and a lot of research.

MARKET ANALYSIS

As your selling agent, I will do comparative research before
suggesting a possible list price. I will perform a

comprehensive market analysis based on homes sold in
your area and homes currently on the market. Information

about homes that failed to sell will also be provided,
indicating prices that buyers were not willing to pay.

PROPERTY CONDITION

The condition of your property will have a lot to do with the
selling price and how quickly your home will sell. If there are

minor repairs that you could perform easily, or perhaps
some cosmetic upgrades that will make your home more

appealing, I will discuss those enhancements with you.

HOW TO GET STARTED

Please provide me with the following items as soon as
possible after the Listing Agreement is signed

Copies of house keys and instructions for the alarm or
garage opener etc. 
 The work numbers of all parties involved or on title. 
Compile a preferred showing schedule. 
The average cost of utility bills (electric, gas, water) . 
Any attractive exterior photos of your home such as the
view or garden in full bloom etc. 
A list of  fixtures such as appliances, drapes, lighting, etc.
that are NOT included in the sale. 
A copy of the Property Survey and Floor Plans if available. 
Please provide your lawyer's name, address and contact
information.
Information of easements or right-of-ways on your property.
All receipts and warranties on all recent home
improvements (roof, furnace, hot water tank, appliances,
permits, etc.).

MARKETING YOUR HOME - STEP 4

Marketing your home is an important step in selling your home. Let's be honest, if no one knows
that your home is for sale, how are they going to buy it?

WHAT SHOULD YOU EXPECT?

As soon as you have listed your home my marketing plan kicks into
high gear.
Your home will be photographed and a high quality feature sheet will
be produced. This feature sheet will be emailed to agents all over your
area and beyond.
Information about your home will be posted on a variety of real estate
websites with direct contact links that will put buyers in touch with me.
Your home will also be posted on different social media platforms on a
daily basis.

Reports on all of my marketing technics will be sent to you on a regular basis to keep you informed.
If you are the type of seller who would like an open house, one will be held as quickly as possible and of
course will be well promoted to obtain the largest number of attendees as possible.
I will personally contact each and every REALTOR® that shows your home to request feedback. This
feedback will always be shared with you in a timely manner.
I am always researching and implementing new and exciting ways to promote your home.

REVIEWING AN OFFER - STEP 5

Not all offers are created equal. Fortunately, I am here to help you review an offer and discuss
all the details. Here are a few things you should do:

GET TO KNOW THE TERMS

The main factors on most offers will include the price the
buyer wants to pay, conditions the buyer would like to include,
inclusions or exclusions the buyer would like on the closing.
These offers can be FIRM which means the buyer is willing to
buy the home exactly as it is. Or, the offer could be
CONDITIONAL on things like a home inspection, approval of
financing or the sale of their existing home

REVIEW EVERY DETAIL

It may not just be about price. The buyers may have asked for other things to be included like appliances,
draperies or light fixtures. They may have even requested some minor renovations to be done. Some
buyers may have asked for longer or shorter closing periods or made it contingent upon something else
like selling their current home. All these factors influence what the offer truly looks like.

ACCEPTING AN OFFER - STEP 6

After you have received an offer it is time to negotiate the
terms. 
Maybe the buyers are offering less than your expected or they
have asked for some extra inclusions. In some cases, you may
have multiple offers from different buyers to entertain.

COUNTER OFFERS

Look at what the buyer is asking for, then ask yourself, “Is it
worth losing a sale for?” Maybe not. The best strategy is
to know ahead of time what you’re willing to compromise on
and, as far as price goes, how much. In most situations is it
better to counter the offer instead of refusing it out right.

MULTIPLE OFFERS

 You may be in the situation where you receive more than
one offer. This gives you the opportunity to compare and
decide which one is right for you. One thing to keep in mind
is that patience and respect are paramount. As your agent, I
will provide sound advice in this scenario to arrive at the
fairest outcome for everyone involved.

THE CLOSING PROCESS - STEP 7

When selling your home, you may not realize what costs fall to you before the houses passes to its
new owner. Be aware of what to expect.

MORTGAGE COSTS

You will be responsible for a discharge fee to the bank if you sell your home
before you have paid off your mortgage.  If you have a closed mortgage, you
might also be required to pay prepayment charges. It is possible however, if you
are buying another home that you could transfer your mortgage to the new
property.  It is also possible that you may need to pay any interest on the
mortgage since your last payment and the amount payable on the mortgage.

REAL ESTATE COMMISSION

You will pay the listing brokerage a commission of typically 5% of the selling
price. The brokerage will then split that amount between both the listing and
buying agents involved in the transaction.

LEGAL FEES AND TAXES

Legal fees are another concern for a home seller.  These include sales taxes on the total amount paid,
including agent‘s commissions, the cost of disbursements like registration fees and lawyer’s fees. For
income properties you must pay capital gains tax on your income tax.

WHAT OTHER COSTS ARE EXPECTED OF THE SELLER

CLOSING COSTS

Once your house sells, you will still be living in it until the day
it closes. You must still pay property taxes, utilities,

condominium maintenance fees and possibly prepaid
municipal assessment. You may also have to pay to have

your utilities disconnected, or transferred to your new
residence prior to moving.

MOVING EXPENSES

You must factor in the cost of moving to your new home as
well. Many home sellers forget to add this expense to their

budget and may find themselves in a bind. Remember to
add the cost of a moving company (if you use one), buying
boxes or renting them, moving insurance, any storage costs
and insurance, and if you choose to have a company help

you pack, you must pay them too.

TIME TO MAKE YOUR MOVE - STEP 8

TIPS TO MAKE YOUR MOVE GO SMOOTHLY

Make a moving checklist that details a plan for things that need to
be done weeks before you move all the way up to moving day
itself.
Plan for packing by clearly labeling boxes with the rooms in which
they belong.
Make sure you get competitive quotes from reliable moving
companies. Or, to save money, find out how much it would cost to
hire a moving van yourself (And bribe your friends to help you).
Cancel your cable and utilities and transfer any rented
appliances (like water heater or furnace) to the new home owners.
While you’re at it, make sure to have the gas, electricity, cable and
phone hooked up at your new home.
Inform your key contacts (work, Canada Post, doctors, friends, pharmacy, etc) of your change of address.
If you have children, make sure you talk to them and explain why you’re moving and reassure them that
the friends they’ve made can continue to be their friends. Ask for their opinion too on things like what
colour to paint their rooms. Try and make it exciting for them.
On moving day, plan an easy meal like picking up some take-out. Moving is stressful enough without
having to cook.
