ICTAD’s annual awards for Construction Excellence
recognizes exceptional performance in the field of
construction, taking into consideration factors such
as professionalism, quality, material, manpower, the
use of innovative technology, intelligent engineering
and many other factors.
Property
Development
The Fairway is a 21-storey luxury apartment complex
comprising 64 units. The project was completed in
November 2007 and received the ICTAD Construction
Excellence Award in 2008.
Completed in 2008, the Ascot Building is a 100,000
sq. ft. state of the art office complex in the CBD of
Colombo especially designed to house BPOs and Call
Centres. Ascot Developments assists its business
partners in their property development ventures and
project management.
A 31-storey luxury apartment complex comprising
112 units located in an idyllic setting within minutes
from the City. Completed in May 2010, the Fairmount
was awarded the ICTAD Construction Excellence
Award 2010.
Fairway BMS provides comprehensive building
management services to the Fairway Group buildings
and other contracted Properties.
Completed in November 2015, Fairway SkyGardens is
the most iconic residential complex to be developed
by the Fairway Group to date complete with a heli-
pad and a roof top ‘Sky Garden’.

The Elements will be 40 stories high with 128 units
equally split with 3 and 4 bedroom apartments
and 2 penthouses. The Elements is designed by
Archt. Mohan Silva of Avant-Garde Urban Design
Partnership and will be constructed by MAGA
Engineering. Construction of the project commenced
in 2014 and is expected to be completed in 2018.
Located at Colombo 5, Latitude by Fairway will
consist of 120 units - with each floor containing 8
apartments (2 and 3 bedrooms), as well as 3 car
park floors. It will also feature a roof top terrace and
an infinity pool. With construction commencing in
early 2017, it is due to be completed in 2019.
This project will have 256 apartments of 2 and 3
bedroom configurations along with a few penthouses.
This project will spear head the company’s entry
into the segment of dynamic achievers looking for
apartments in the urban cityscape of Colombo.
Completed in 2015, this commercial property was
developed in Colombo 02 which consists of six floors
of commercial real estate overlooking the Beira
Lake.
The first project out of Colombo consisting of 240
apartments of 2 and 3 bedroom configurations was
launched in December 2014. This is located in the
world heritage city of Galle in Southern Sri Lanka
and expected to be completed in 2017.
Trading
The leading interior solutions specialist in Sri Lanka,
Centrepoint supplies kitchen cabinets, wardrobes,
doors and electrical appliances to the local building
industry. A state-of-the-art uPVC fabrication plant
was commissioned in 2013 under Centrepoint
Homes to supply uPVC doors and Windows to both
project and retail markets in Sri Lanka.
The Fairway Holdings group entered the healthcare
sector in 2013 establishing a marketing and
distribution operation of pharmaceuticals,
nutraceuticals, cosmeceuticals, lifestyle products
and devices to the Sri Lankan market.
Aviation
With the acquisition of a Cessna T206H single engine
turboprop light aircraft, F-airways (Pvt) Ltd -a fully
owned subsidiary of Fairway Holdings, is set to
foray into the domestic air travel market. Plans are
already underway to expand the operations of F-Air
by acquiring additional aircraft. Fairway Holdings
will continue its pioneering efforts to develop other
aspects of domestic aviation in Sri Lanka in order
to make it both affordable and accessible to a
bigger clientele; making the concept of luxury travel
a way of life. With the recent acquisition of a Bell
505 Helicopter, F- Airways also enters the lucrative
domestic travel segment.
At Fairway Aviation Academy (FAA), students have
the opportunity to obtain accredited qualifications
such as Private Pilot License (PPL), Commercial
Pilot License (CPL) and Commercial Pilot License
with Instrument Rating Integrated (CPL/IR) under
the tutelage of Asia’s finest aviators. FAA already
has their third batch of students studying for their
fixed wing license. FAA is the only aviation academy
in Sri Lanka to offer a float rating. FAA is also in the
process of acquiring helicopters to carry out training
for both local and foreign students.

The Group CEO of Fairway Holdings, Imal has previously been the CEO of
Ceylon Biscuits Ltd and Managing Director of Hemas Manufacturing Sri
Lanka and Hemas Consumer Brands, Bangladesh.
Imal has worked with multi nationals such as JWT, Unilever, Glaxo-
Smithkline, Coca-Cola and Chevron in the Middle East, in South East Asia
and in the Indian sub-continent.
He served on the Boards of the Sri Lanka Insurance Corporation, Sri
Lanka Investment Holdings, Chevron Lubricants (Lanka) PLC and Eureka
Technology Partners.
He was also appointed to the Jury of the Asia-Pacific Effie Awards (2016) and
was subsequently Invited as a Juror for the Global Effies Program as well as
the Middle East North Africa Program.
He is a graduate of the Charted Institute of Marketing (UK) and a Certified
Management Accountant of Australia. He completed his post graduate
education at the Indian School of Business which included terms at The
Kellogg School of Management (Northwestern University), University of
Pennsylvania’s Wharton School and Fundação Dom Cabral (Brazil).

Prasann is a Fellow of the Institute of Chartered Accountants of Sri Lanka
(FCA), a member of the Chartered Institute of Management Accountants
- UK (ACMA), A Corporate Global Management Accountant (CGMA) and a
member of the Chartered Institute of Logistics and Transport - UK (MCILT).
He counts over 25 years of professional experience that includes 5 years
at Ernst & Young, Sri Lanka. He has worked in various business verticals
including : Audit & Consultancy, Manufacturing, Information Technology,
International Logistics and Supply Chain Management, FMCG Distribution,
Property Development, Aviation, Trading, Hospitality and Leisure in very
prominent local, regional and International organizations.
Prasann has had wide exposure in all areas of Finance, General Management,
International Business Development, setting up of overseas offices and Key
Account Management. He brings a wealth of knowledge and experience to
the Exco of the Group. Besides his professional affiliations, Prasann has also
participated in a JASTECA sponsored residential training program in Japan
on entrepreneurship.
SAMINDA JAYASEKARA
Group Director - Legal and Corporate Affairs
A Graduate in Law from the University of Colombo and an Attorney-at-Law,
Saminda has been associated with Fairway Holdings from its inception and
is experienced in Legal, Human Resources Management, Administration,
Logistics, Supply Chain Management and supplier contract administration.
The Chairman of Property Development PLC - a listed subsidiary of Bank
of Ceylon, Saminda is one of the youngest Chairpersons appointed to a
listed company in Sri Lanka. He is also Chairman of Kolakadeniya Hydro
Pvt Ltd and serves in over ten organizations as Director; and is a registered
Company Secretary.
He was Director to the Mahapola Board of Management during 2002-2004,
and prior to that, he worked at L.B. Finance PLC as Head of Real Estate
Loan division.
CHINTHAKA PREMARATNE
Group Director - HR
Chinthaka counts over 18 years of exposure to the field of Human Resources
locally and internationally with a progressive track record, out of which he
has held senior managerial positions over 10 years. He has been involved in
multimillion dollar acquisition, due diligences, corporate restructuring, HR
set up operations & various other organizational development interventions.
Prior to joining The Fairway Group, he was the Head of HRD at Goodhope Asia
(fully owned subsidiary of Carsons Cumberbatch), assisting to set up the HR
function in Sri Lanka, Indonesia, Malaysia & India. Chinthaka was Head of
HR at Dialog Telekom handling the Recruitment, Learning & Development,
Employee Services & HR Strategy for 3 years. Prior to that he was attached
to Lanka Bell, HSBC, Ministry of Commerce and Consumer Affairs. His HR
career started with DHL in Saudi Arabia (KSA) and progressed the career
ladder as the Manager Training & Development for KSA and operated as
their Middle East Regional Trainer.
KITHSIRI ALMEIDA
Director - Projects
An experienced professional in his field of construction. Kithsiri has added
the strength of his vast experience to the Fairway Group since March 2015
as the Head of Project Management. Prior to joining The Fairway Group, he
has worked at Surath Wickramasinghe Associates (SWA), Nela De Zoysa
Design Corporation (Pvt) Ltd, Landaa Giraavaru (Pvt) Ltd, a subsidiary of
HPL Singapore as a Senior Architect, Cowi-Larsen JV – Oman as one of the
Lead Architects, Perigon Lanka (Pvt) Ltd as a Consultant Project Director
and Philip Weeraratne Associates as a Projects Coordinating Architect.
Kithsiri was involved in the creation of many public and private buildings
in Sri Lanka - in design development as well as Project Management.
Kithsiri is a fully qualified Chartered Architect who has been involved in
noteworthy heritage projects where he was also appointed as the Director
(Conservation) for the Abhayagiriya Conservation Project during his tenure
at SWA.
ANUSHA ABEYESINHE
Head of Sales Property Sector
An alumna of the University of Sunderland, UK, Anusha joined Fairway
Holdings from Waters Edge Ltd where she served for ten years as the
Head of Corporate Sales and Administration. She was responsible for the
planning, development and implementation of the property’s marketing,
sales, public relations as well as the marketing communications
strategies. She is widely acknowledged for her role in transforming her
former company from a comparatively unknown entity in 2004 to an
internationally acclaimed lifestyle and leisure property.
Prior to moving onto the Leisure sector, Anusha was involved with the
Airline Industry, handling PR and Marketing for British Airways and as the
Manager - Sri Lanka & Maldives for Japan Airlines.
SANJAYA ADIKARI
Head of Special Projects
Sanjaya is a professional pilot who is in the possession of an Airline
Transport Pilot License issued by the Civil Aviation Authority of
Sri Lanka as well as one from the Federal Aviation Authority of
the United States of America. He has served the Sri Lanka Air
Force for twenty years as a Commissioned Officer and retired
from the service as Wing Commander. During his illustrious
career of twenty years in the Air Force, he has held a number of
Command, Operational and Staff appointments at Squadron and
Headquarters levels. He has 4500 flying hours on Ten different of
aircrafts including fighter jets and passenger transport crafts in
the Air Force.
Sanjaya received training in Command, Intelligence, Operational
and Staff duties in five countries including twice in United States
of America.
Sanjaya joined Fairway Holdings in 2015 and presently is the
COO of F-Airways, Fairway Aviation Academy and Fairway Urban
Homes in addition to his duties as the Head of Special Projects .

We expect the bulk of the revenue in 2016/2017
to come from the 3 projects Elements, Koswatta
and Galle. We have also factored in the additional
revenue that would be generated by Fairway City
Hotel following its launch in June 2016. It is our
view that Fairway Holdings will continue to grow its
revenue at a CAGR of 15% during the next 3 years.
We expect to achieve a gross profit margin of 32%
and an average net profit margin of 21.6% during
this period, taking into consideration the strength
of our property, leisure and finance sector project
pipelines.

WHAT WE ARE TODAY:
We now record now record a turnover of Rs. 5.2
Billion with a fully fledged management team
/ Board of Directors. We concurrently run 3
apartment projects, 2 hotel projects and 5 business
venture projects. Today, the Group employs 619 blue
and white collar staff, out of which a composition
of 75% white collar and only 25% blue collar staff.
We have now built a 55,000 sqft state-of-theart
corporate office in Sri Jayawardenapura. Project

worth of Rs.18.3 Billion
WHAT WE WERE:
A growing company under the visionary
leadership of our Chairman with a Rs. 55
Million turnover. Due to market and financial
constraints we could undertake only one
project at a time. We started with 4 employees
- including the Chairman, and the Company
operated from a 300 Sqft office space in
Rajagiriya. Project Size: Rs. 700 Million
OUR FUTURE:
Current restructure aims for a Corporate Governance
framework and the establishment of a Corporate
Organisational structure with the introduction of triple bottom
line sustainability. We are attracting Directors, CXOs, CEOs,
GCEO level profiles from the top tier talent in Sri Lanka
with local and overseas exposure. Business segmentation
and introduction of critical functions, i.e. MIS, Business
Intelligence is in place. Investments are made in talent
management and employee engagement, with delegation of
authority and span of control. JVs with international brands
and business partners are also in progress.
