I have prepared this little e-book with a list of the top 9 critical questions you MUST ask any
property investment marketing company before signing a contract with them. These questions
are designed to safeguard you and prevent you from making a financial and emotional mistake.
Use these questions to protect yourself, to empower yourself and to gain full control in the process of
purchasing an investment property.
After the 9 critical questions I have added some typical replies that you will get from the sales
person you are dealing with and then I have given you another important question (reply) to ask
them straight after they give you their first reply.
Remember, they DO NOT want you to ask about or know about these very difficult

and sometimes embarrassing questions, so be prepared for some really interesting
answers and reactions when you start asking them.
Sometimes they will just blatently lie straight to your face to try and get the sale because they are
only focused on one thing, making money from you.
Sales people from most of these property investment marketing companies have walked out on
the meeting when confronted with these questions, so prepare yourself for an interesting meeting.
Remember these questions are designed to give you control, confidence, power, clarity,
understanding and help you make some “Investing with Integrity” decisions.

Answer 1: No, we are always focussed on our clients’ needs first, not product or commissions.

Your reply: So how can you do (or say) this if you have just tried to promote and sell me a certain
type of property investment without even knowing my real circumstances first?

Answer 2: We are and always have been a client focussed company since we started
our company nearly (5-10-20) years ago.

Your reply: So if you are truly client focussed (and not product or commission driven)
then why do you promote, push and try to sell products (i.e. get commitments
or signatures) at your seminars on the night or at the next meeting like
we are having now?

Answer 3: Our clients’ are the most important part of our business.

Your reply: So how do you display and guarantee this, and what is your repeat rate of
customers buying a second, third or fourth property from you?

Your reply: Can I use my own team of professionals for everything or do I have to use yours?

Your reply: So how much do you (or your company) get paid or make as a commission from me

Your reply: How do I know I am getting the correct advice if they are not independent advisers?
And can I get a second opinion?

situation. You haven’t even asked me any questions about my personal
circumstances yet?

Your reply: So how many other types of property investment products / stock do you have
access to? Is it 10-20-30 different types of product / stock and are
they all great value?

Your reply: So if you are offering and promoting a certain type of stock to me, doesn’t that make
you a product and commission driven company, not a client focussed company?

“Product and commission driven companies that have stock lists and are selling what
they have to sell, not focussing on what you want.”

WHAT IS THE PERCENTAGE OF INVESTMENT PROPERTIES
BEING SOLD IN THE ESTATE / PROJECT THAT YOU HAVE
SHOWN ME?

Answer 1: Generally it’s a low make up compared to home owners (PPR’s - principal
place of residences).
Your reply: Thanks, however I need to know the exact percentage figure, so can you
please give it to me or don’t you know?

Answer 2: The percentage figure is about 70-80% of the total because it’s an inner city
apartment building and that’s normal for investment.
Your reply: That seems to be a very high percentage, so why is that a safe investment for
me compared to another development which has only 40-50% of investors and
50-60% of PPR’s – principal place of residences?

Answer 3: I am not 100% sure about the exact figure for this development.
Your reply: OK, when you find out can you please get back to me with that figure because I
need to know before doing anything?

“Be careful of products being pushed in developments that have a high amount of
investors, sometimes they end up looking like ghettos.”

PRODUCTS IN THE SEMINAR?

Answer 1: Because our research department has completed all the necessary data and
selected these as the best property investments areas in Australia.
Your reply: So can you please explain why they are suited to my individual needs and
circumstances (when you haven’t even asked me any questions yet)?

Answer 2: Because developers only bring / offer our company the very best stock available
in Australia.
Your reply: All the property investment marketing companies say that, so doesn’t that make
you the same as all the other companies? A product driven company focussed
on selling a piece of stock.

Answer 3: We have identified these areas as the next Hot Spots for massive potential future
growth and you don’t want to miss out.
Your reply: Nobody I know can predict the future so how can you say that these will be a
Hot Spot? More importantly, can or will you guarantee what you are saying
in writing?

“If companies are pushing only a certain type or style of property investment,
ask yourself, why are they doing this?”

HOW MUCH MONEY / COMMISSION DO YOU / YOUR
COMPANY MAKE FROM THE SALE?

Answer 1: We get paid from the builder and developer directly so you don’t pay any more than
you need to.
Your reply: I didn’t ask who paid your commission. I specifically asked you how much
commission you or your company gets paid from the deal?

Answer 2: We generally don’t discuss how much we make as that’s confidential.
Your reply: Why not? finance brokers, insurance brokers and financial planners declare
what commission they are paid in a disclosure document!

Answer 3: It really varies a lot depending on the project and can go up and down quite
a bit so I am not 100% sure.
Your reply: So is it true that can you / your company can make $20-30-40-50-60,000
on a sale?

“Making money is not evil or a bad thing, as long as it’s not at the expense of the client
who is buying it!”

FROM REFERRING ME TO YOUR (IN-HOUSE) FINANCE BROKER,
ACCOUNTANT, FINANCIAL PLANNER, REAL ESTATE AGENT OR
PROPERTY MANAGEMENT & BUILDING INSPECTOR?

Answer 1: I am not sure if we do or how much we receive or make from our in-house partners.
Your reply: OK, can you please find out for me and let me know as I can’t move forward
until I find out what you are making from them?

Answer 2: It’s only a small referral fee, not much at all.
Your reply: OK, that’s not a problem. Then you would be happy to disclose the full amount
to me in writing, wouldn’t you?

Answer 3: It’s a normal industry policy / system / process that we receive something as a
referral fee from them for giving them a client.
Your reply: That might be so but why do you need to make a rebate / kickback / commissions
from advisers when you already make a commission from selling me the
investment property?

“Getting paid once to do a job or provide a service is fine. Getting 2,3,4,5 bites off the
apple is pure greed!”

THE BEST PLACE TO BE INVESTING RIGHT NOW?

Answer 1: (Melbourne / Brisbane / Sydney / Adelaide / Perth) is the best place to buy
right now because it’s growing at a massive 9.63% per year.
Your reply: Is capital growth the only (or most important) factor to consider when investing
in property? What about rent yields?

Answer 2: (Melbourne / Brisbane / Sydney / Adelaide / Perth) is the fastest growing city
in Australia right now so you should jump on board now and don’t miss out.
Your reply: OK, but wouldn’t it make more sense to buy in a place that has not taken off
yet and is about to be the fastest growing area?

Answer 3: Because it’s in a (Mining boom area, tourism based area, educations based area)
and its booming there right now, there is about $5 billion worth of projects
happening.
Your reply: That’s great, however isn’t it dangerous to invest in a single sector area that’s
growing? What happens if that sector dies or has a downturn?

“Focus on where you want to buy, not where they think you should buy. Remember it’s
your money!”

WHY OR HOW DO YOU GUARANTEE THE RENTS
FOR 1 - 5 - 10 YEARS?

Answer 1: The rent is guaranteed by the developer / builder.
Your reply: Why do they need to guarantee the rent, what’s wrong with the property?
A good property investment should rent out by itself.

Answer 2: We can guarantee the rent because the developer / builders pays for it out of
his profits.
Your reply: Nothing is for free in this world, is the rent guarantee already built into the price
of the property investment?

Answer 3: They guarantee the rent to give you piece of mind so you know you have a
tenant for (1-5-10) years.
Your reply: If the property is such good value (like you have told me) and such a
great investment then why should I have to worry about a rent guarantee
or a good tenant?

Ask yourself a valid question, why do good quality property investments need a guaran-
tee? They don’t!”
