SECTION 1 - OVERVIEW OF THE BUILDING & ENVIRONMENTAL STRATEGY
Description
The project with which this building user guide is concerned is designated English
Martyrs School, Replacement Block and specifically details the mechanical and electrical
services installations.
The building is a new three storey construction with classrooms, dining room, kitchen,
toilets, changing facilities and science laboratories distributed over the three floors.
The services comprise a main ground floor mechanical plant room and a separate LV
switch room that is fed from a new stand-alone substation and switch gear room that
has been constructed to the south of the new school, adjacent to the new sprinkler tank
and pump house. Air handling units are located on the roof, together with science
laboratory extract fans.

General User Information
The following environmental and energy efficient systems have been installed: -
Heat Recovery Ventilation Systems
A series of mechanical and natural heat recovery units have been installed throughout
the building. Each unit imparts heat energy from the extracted air to the supply air via
the units crossflow plate heat exchanger.
Lighting
LED light fittings have been utilised throughout the building, which use considerably less
energy than conventional light fittings.
Important Energy Saving Notes
Do not overheat or over-cool your space as this will increase running costs and causes
extra emissions of CO2 into the external atmosphere, contributing to global warming.
Ensure that PCs, printers etc. are not left ON unnecessarily and have any energy saving
features enabled as this will prevent your space from overheating and save energy,
thereby reducing CO2 emissions to the external atmosphere that lead to global warming.

Air Tightness Test
The air infiltration test was carried out by Stroma Built Environment Limited.
The design air permeability rate was 5.00m3.h-1.m-2 @ 50Pa.
As the result of the test, 2.11m3.h-1.m-2 @50Pa, was lower than the design air
permeability rate, the building has passed.
Materials & Waste Policy
To be incorporated upon receipt.

Heating Systems
LTHW Boilers & Associated Equipment
Low temperature hot water (LTHW) is generated by 1No floor standing, gas fired three
module condensing boiler located in the ground floor plant room and provide the
heating requirements of the building.
The boiler, manufactured by Hamworthy Heating, model UF750-3 is designed to give a
heating output of 688 kW at a 80/60°C and 740 kW at 50/30°C and is fully automatic
with temperature and gas controls to provide automatic and safe operation.
The boiler is provided with a combustion gas flue, via which the gases are discharged to
atmosphere to above roof level, with natural gas being provided to the boiler from the
incoming metered gas supply.
Primary LTHW is circulated between the boiler and a flow and return low loss pipework
header via a duty / standby pumpset.
The LTHW system is a sealed system, whose design working pressure and water content
are automatically maintained by means of a boosted cold water fed pressurisation unit,
and associated system water expansion vessel. An air/dirt separator and chemical dosing
pot are also installed within the ground floor plant room to remove gases and dirt from
the system water and to facilitate the periodic introduction of water treatment
chemicals to the system, respectively.
Secondary LTHW Heating Distribution
Secondary low temperature hot water (LTHW) is drawn from the flow and return low
loss header a duty/standby pump set, to serve the heating coils in the natural and
mechanically ventilation heat recovery units, radiators, radiant panels in main hall,
sports hall, fitness / activity studios and the heating coils in the AHUs.
The LTHW is distributed via a main flow and return pipework system from the plant
room to the relevant areas, where branch pipework connections are taken off to serve
the various emitters.

water booster unit which provides the boosted softened cold water requirements of the
building.
A metered branch is taken to serve the adjacent Cat5 break tank and booster set which
serves a bib tap in the plant room, a bib tap in the bin store, heating pressurisation unit,
sinks, electric water heaters and fume cupboards in the second floor science
laboratories
Domestic Hot Water Plant & Distribution
Domestic hot water is generated by 2no. gas fired water storage heaters located in the
ground floor plant room.
The water heaters manufactured by Lochinvar, model EcoCharger ECH87-480GCE are
each rated at 85.70 kW.
The domestic hot water is circulated via a main flow and return pipework distribution
that ranges from the plant room and incorporating a secondary return circulation pump
and non-return check valve located in the plant room.
Wash hand basins and wash troughs are provided with thermostatic mixing valves in
order to provide a safe discharge water temperature.
Building User Guide Page 17

unauthorised personnel gaining access. The authorised person needs to display their fob
at the reader position, at which point the authorised fob will be accepted, de - energising
the door lock for a pre-set time period, before re - energising in readiness for the next
entrant.
On the secure side of each these access controlled door, ‘request to exit’ push buttons
have been wall mounted to allow personnel to exit the building. Each push button is
accompanied by a break glass unit for emergency use.
The doors are interfaced with the fire alarm system such that upon fire alarm activation
the magnetic locks within the door frames are de-energised, thus releasing the locks on
the doors, enabling free egress from the secure areas.
During normal school hours, the doors are held open via magnetic hold open devices,
which will automatically close in the event of a fire alarm activation.

Disabled Refuge Intercom System
The disabled refuge intercom system has been provided within the refuge points in the
building and consists of a master indicator panel, and disabled help points.
The master indicator panel is wall mounted adjacent to the fire alarm control panel
located in the ground floor reception, and provides two way communication between
the master indicator panel and the help points.
Once a member of staff has moved the wheelchair restricted occupant to the refuge
point, the member of staff will utilise the refuge point which will indicate on the master
panels that the refuge area is occupied. The refuge unit can then be used to provide two
way communication between staff and the refuge point.
Once the situation has been resolved the individual refuge point can only be reset by
utilising the cancellation key at the point of origin.

Lightning Protection
The purpose of the lightning protection system is to safely conduct lightning discharge
down to earth, thus eliminating the risk of physical damage and fire to the buildings. To
accomplish this, an air termination network has been provided using 25 x 3mm PVC
sheathed aluminium tapes secured to the roof, forming a mesh faraday cage.
All structural steel columns have been bonded to the air termination network, being
utilised as down conductors.
The down conductors are connected at ground level to earth tapes, which, in turn
connect to lockable polymer inspection pits, from which earth rods are driven
underground.
All roof plant is bonded to the lightning protection system.

SECTION 8 - BUILDING RELATED TRAINING INFORMATION/LINKS
General User Information
As the likelihood of any training on the installed plant and equipment is minimal to the
general user, any training will be at the discretion of the Facilities Management.
Facilities Management Information
End user training / instruction in the operation and maintenance of the installed plant
and equipment has been carried out by the relevant contractor as part of the contractual
handover.
The Operating & Maintenance manuals should be thoroughly read and understood prior
to working on any systems, however if upon reading this information further guidance is
required, the systems manufacturer should be contacted to enable potential training to
be sourced.
In addition to training associated with the installed plant and equipment it is
recommended that training for emergency situations and first aid is given to the facilities
management team.

SECTION 11 - RE-FIT, REFURBISHMENT & MAINTENANCE ARRANGEMENTS
General User Information
The repositioning of furniture and / or erection of new furniture, screens, etc should only
be carried out in consultation with the facilities manager, who will assess fire strategy for
any potential hazard and also ensure essential services are not obstructed, resulting in a
possible hazard or reduction in building performance.
Facilities Management Information
Wherever possible utilise existing materials for works, however if this is not possible the
use of recycled materials and Green Guide “A” rated materials should be considered as
far as practicably possible.
Any changes to increase the number of people in areas will have an effect on the
capabilities of the ventilation system due to the resulting additional heat gains from the
extra people within the space and any associated equipment such as computers.
Increasing the occupancy levels above the design may also affect the fire strategy.
