Roof access/maintenance strategy
Roof plant access for maintenance
Roof plant has been minimised with internal independent Breathing Building units having integral fans with access
from within the building. Main hall will require temporary tower scaffolding to access penthouse vent from within the
building
A designated flat roof area for plant has been allocated with safe roof access from the roof playground where an
external door leads to a protected flat roof area fully paved
Access walk-way and constant force fall arrest system have been avoided with no need to access pitched roof
area for maintenance.
Powder coating inspections
Inspections to be carried out by specialist with suitable mobile access/work platform.
Fall arrest/mansafe/latchway inspections
Avoided
Gutter cleaning
Main roof areas fall to perimeter gutters to be maintained by specialist with suitable mobile access/work platform
External classroom and plant area are within a safe roof area and gutters can be accessed safely for maintenance
