YOUR PROPERTY NEWSJUNE 2017

Will this month’s electionISSUE 5
impact the property market?

Despite the 'housing crisis' being a key issue on the political agenda, the
snap election is expected to have little impact on the property market,
according to a new report.
While house prices have dropped for the third consecutive month for the
first time since 2009 this is most likely to be due to broader economic
effects.
Following years of double-digit house price rises, slowing house price
growth is to be expected as, with property experts reporting that buyers
cannot be stretched much further.
Today, buyers and sellers are contending with income pressures as inflation
outpaces salary growth.
"As mortgage borrowing is governed by lenders affordability models, those
buyers who are coming to the market are armed with what they know to
be their upper limit in terms of what size mortgage they’ve been approved
for, which means there is little or no room for negotiation on the price of a
property," says Brian Murphy, head of lending at Mortgage Advice Bureau.
The annual rate of growth has slowed to 2.1 per cent - its weakest level in almost four years.
However, with fewer new homes being built and a shortage of properties on the market, Nationwide predicts prices will rise
by around two per cent over the course of this year.

So as we enter the last few days of Pre-Election campaigning we remain positive about the property market acros Wiltshire

This agent proved to be more committed than other 'leading' agents in the
area. A down to earth approach and a thorough understanding of the
industry. This agent brought substantially more potential purchasers to my
property than others had previously done.
My worries and concerns were reassuringly addressed in a clear and
understanding manner by David and his team.
Updates were regularly received and my calls and enquiries were
answered no matter what time of the day I made them.
This agent was a pleasure doing business with and the 'breath of fresh air'
that the industry has been needing for a long time.
Thanks again !!!

Loft conversion ideas:

We have all the inspiration you need this Summer

Have you ever considered transforming your home with a
practical attic conversion?

A loft extension is a great way to add extra space, whether you
crave another bedroom, bathroom or office but you need to be
sure it’ll be worth the investment – not to mention the disruption.

A good loft conversion can add between 10 and 20 per cent to
the value of a home, with no need to sacrifice the garden space
required by ground-floor extensions.

So how much does it cost to convert your loft? There are useful
cost calculators you can use to estimate the cost of your project
http://www.whatprice.co.uk/costs/loft-conversion-cost-calculator

The good news is that you don’t need planning permission for
most loft extensions.

A simple Velux loft conversion is often the cheapest solution and,
as the roof slope is not altered, will maintain a property’s
appearance but may also result in limited height.

First, work out your requirements and think about how you will use
the space. The rules aren’t too complicated – you will need a
Lawful Development certificate from the local authority and the
build will need to be passed by their Building Control Services (or
an approved inspector).

Our aim is simple, we want to help you maximise your profit.
