• When Charter Management Company assumed responsibility for property
management, we began enforcing the “Maintenance and Repair” section of
the lease. Prior to our management, the owner was paying for many repairs
that were actually the responsibility of the tenant. This number is hard to
quantify, but countless dollars have been saved by changing this practice
and enforcing the lease terms.
• City of Collegedale issued a fine at 5926 Howe Lane as signage was
installed without a permit and then multiple requests for removal were
ignored.
• Charter Management Company contacted the City of Collegedale and
removed the sign avoiding the $30,000 fine.
• Two Properties, The Market at Collegedale and 5926 Howe Lane, were not insured.
Once the construction was completed the building risk policy was cancelled; however,
no new insurance policy was put in place. If either of these buildings had suffered a
disaster (i.e. fire or water), the owner would have had to assure all financial responsibility.
