the importance of neighborhoods, but we believe
that families in homes matter even more.

These are the stories of families from our
neighborhoods that inspire us to remain
committed to our mission, constantly striving to
find new approaches and strategies to ensure
stable and long-term housing solutions. These
are the faces of individuals, children, parents,
grandparents who have hopes and dreams for
a better tomorrow, and who have reached out to
NPHS for support. These stories remind us that

The Medina family was going through a challenging period in their
lives - Irma Medina was recovering from an auto accident right before
Christmas, and then Robert lost his job a couple of months later.
The family was struggling on unemployment income to keep up with
their existing debt, including hospital bills and mortgage. Thanks
to a referral from the Employment Development Department (EDD),
they reached out to NPHS to determine whether they qualified for the
Unemployment Mortgage Assistance Program. An NPHS housing
services specialist was able to provide one on one counseling to the
Medina family and qualify them for the Keep Your Home California
program that prevented them from losing their home to foreclosure.

Sojourner provides a level of affordability not offered by traditional for-profit solar companies.
Qualified homeowners may purchase a solar panel system directly from NPHS with no down
payment requirements or any other upfront costs. Sojourner helps low to moderate income
homeowners save up to 25% on their purchase of a solar panel system.

NPHS COMMERCIAL REAL ESTATE SERVICES

NPHS has expanded its mission-driven realty services to offer a Commercial Real Estate Service
program designed to enable emerging entrepreneurs to grow, succeed and create jobs. We offer
personalized consulting to clients seeking to lease, list or purchase commercial property.

NPHS SPACE PLANNING SERVICES

We offer our small business clients space planning consulting to help facilitate tenant
improvements and office design layout to ensure the space available is structured in the most
efficient manner. We help small businesses maximize their space, encourage growth, foster
collaboration and meet budget requirements. All designs are developed using AutoCAD by our
in-house Space Planner.

CREATIVE VOICE

NPHS offers small business, nonprofit and government customers with professional graphic
and web design services at affordable rates. Design services include logo design, branding
and marketing consulting, brochures, flyers, website design and maintenance, and social media
banners.

HOMEBUYER EDUCATION CLASSES

NPHS’ HUD-approved Homebuyer Education course is designed for potential first-time
homebuyers who are serious about taking control of the home buying process and want to be
prepared to make the right decisions. These classes take the mystery out of the home buying
process. A Certificate of Completion which fulfills the education requirements for certain loan
and assistance programs is provided upon course completion.

FINANCIAL WELLNESS FOR HOMEOWNERSHIP

Financial Wellness for HomeOwnership counseling sessions help consumers improve their
understanding of personal financial management concepts and services to take action and
improve their financial well-being as part of their first steps towards homeownership.

HOMEOWNERSHIP PRESERVATION

Specialists offer free foreclosure prevention counseling to individuals who may be facing
a possible foreclosure situation. By acting as a liaison between the homeowner and their
mortgage company, NPHS’ highly trained counselors work diligently to help homeowners
afford and keep their home.

REVERSE MORTGAGE COUNSELING

NPHS provides HUD-certified HECM Reverse Mortgage counseling services. Reverse mortgage
counseling assists seniors who want to convert the equity in their homes into income by
providing the necessary information to make an informed decision about Reverse Mortgage
loan products.

ECONOMIC INCLUSION

As a Community Development Financial Institution, NPHS believes that economic inclusion
– the opening of asset building opportunities for underserved social groups – is integral to
the economic and housing development of our region. Economic Inclusion programs include
Financial Wellness for Seniors, Financial Wellness for Homeownership workshops, VITA Free
Tax assistance workshops (seasonal) and more. Programs include both offsite workshops
available upon request for groups, and regularly scheduled on-site workshops.

Dinner will fund our Healthy Homes Grant Program.
This program provides low-income homeowners
62 years of age or older, or persons permanently
disabled with mobility disabilities with a $1,500
grant for health and safety home repairs anywhere
within NPHS’ service areas across the Inland Valley.
From first phone call to last inspection, NPHS
coordinators are there to facilitate in every step
and ensures all repairs are performed by licensed
contractors.

The Healthy Homes Grant Program creates safer,
healthier and greener communities across the
Inland Valley. By providing safety grants, greening
and renovating blighted properties, redeveloping
vacant lots, and helping homeowners restore their

IMPACT INVESTMENT

COMMUNITY INVESTMENT TRUST

The Community Investment Trust serves as NPHS’ CDFI which leverages both public
and private sector investments to finance the organization’s Affordable Housing Fund
for acquisition and construction, and capitalize its Community Lending Fund to provide
financial products serving low to moderate income families.

AFFORDABLE HOUSING FUND

The Affordable Housing Fund supports the construction of new homes, as well as the
acquisition, rehabilitation and resale of single family homes for first-time homebuyers.
Additionally, the fund supports the construction, acquisition and rehabilitation of multi-
family housing as part of NPHS’ affordable rental housing program.

COMMUNITY LENDING FUND

The Community Lending Fund supports NPHS’ homeownership financing program
which includes the Opportunity Down Payment Assistance loan to help families afford
the cost of homeownership. Additionally, the fund supports NPHS’ home improvement
financing program including the new Sojourner Solar loan and Renaissance home repair
programs.
