SEPTEMBER 2018 A business update for clients and the industry from Jones Building Group

Jones Building Group Drive for a more E cient Fleet

With an ever increasing number of sta and commercial vehicles being introduced into our o ces we are clocking
up thousands of miles every year around the South West.
Due to our commitment to operating responsibly Sean Thompson, Bridgwater Branch Manager at Jones Building Group,
has taken direct action to assist the group in improving our impact on the environment. The Bridgwater o ce have
recently taken delivery of 2 demo electric vans (EVs), with Sean now in the process of moving from a diesel car to an
electric variant himself.
One Nissan E-NV200 and one Citroen Berlingo Electric were delivered at the beginning of August to be trialled around the
Bridgwater area. Sta were very enthusiastic and quickly adapted their driving style and journeys to maximize the
bene ts. The trial has proven to be very bene cial with results showing a 24% reduction in fuel cost, as well as the other
potential bene ts of operating an EV eet.
As a company we need to be exible in our approach to new business opportunities, especially when o ering services
outside core operating hours as this means we can have operatives working within built up areas. EVs assist us with silent
working practices and reducing noise and pollution outside of normal working hours or in sensitive locations.
There are many advantages to having an electric eet as opposed to petrol or diesel vans. Electric vans are far more
environmentally friendly, reducing emissions to help improve our carbon footprint. They can cut costs as they are very
cheap to run with the Citroen Berlingo Electric having an average energy cost of 2-3p per mile. They can also be fully
recharged anywhere whether this is at home, in the o ce or on the go.
The UK is legally committed to reducing emissions by 80% of 1990 levels by 2050 and the Government have pledged to
invest £600m by 2020 to support the uptake of low-emission vehicles. Once the expected second generation vehicles are
available later this year Jones Building Group is committed to extending its eet to include EV’s.

YTFC Get Pedalling from Cork to Dublin

With a staggering 274 miles to cover, Get Pedalling started on Tuesday 17th July where the team safely landed
in Cork courtesy of Aer Lingus, shortly followed by their bikes via boat.
The team for Group 5, including Jones Building Group’s Dave Jones, Darren Robins, Tom White and Dave Smith, were
in high spirits on Wednesday morning ready to embark on their 4 day adventure across Ireland for Headway Somerset.
After a 26 mile start and still going strong, the team had their rst well deserved tea break and enjoyed the panoramic
scenery the Emerald Isle had to o er. The afternoon brought the team to their highest point on the rst day where
they enjoyed some spectacular views. The total distance covered by the group on day one was 70 miles.
The second day brought the group together in anticipation to conquer 19 miles of rolling hills until lunchtime. This
was followed by a much appreciated ride on the at to Galway during the afternoon. Having already cycled across
Cork and Limerick, Galway was the group’s next destination and then on to Tullamore. Nothing was going to get in
the way of their victory and 274 miles down, some sore legs and a few punctures later the team nally made it to
Dublin safe and sound. Huge congratulations go to all of the teams taking part in this year’s Get Pedalling. With their
determination and all of the support they have received they were able to raise money for Headway Somerset; a
charity who helps people to live as independent life as possible following brain injury.

Construction of Dwellings in Stoke-Sub-Hamdon now Underway

Recommencement of the construction of 14 properties at
Stoke sub Hamdon for Stonewater is moving forward.
6 plots have now been plasterboarded and second x plumbing,
electrical and carpentry are now well underway. Brickwork on plots
6-13 are now all above joist and nearing to the wall plate with the
roof construction due in the coming weeks.

Show Flat at Exmouth due for Completion this Month

4 of the converted ats for Crestone Development at Elwyn Road,
Exmouth are progressing well with plastering and second x
underway.
The show at is nearing completion and will be ready for viewings at the
end of September. First x electrics and plumbing are now nished on the 8
new build apartments with plasterboarding now commencing. We
anticipate all second x trades to be starting in the next two weeks.

Conversion of Former NHS Facility is now Advancing

Works on the three new build houses at Cherry Orchard in Marlborough for
South Somerset District Council is advancing well.
Roof works on plot 3 of the new builds are due for completion at the end of
September. Works are continuing at pace on the conversion of the former NHS
facility into 15 No. apartments with M&E, internal walls and windows all
programmed to start this month. D Glass are installing the windows and doors
including balcony glazing.

Brendon Power Washers making Good Progress

Great progress has been made on site at Brendon
Power Washers in the last few months. The
German manufactured units have now been erected,
giving our client partial-possession. New concrete
bridges are now complete with external works
continuing at pace. An extension of time has been
granted by our client for additional works to be
carried out and discussions are taking place for further
works for Brendon Power Washers next year.

North Road Development out of the Ground

The North Road project for the inner city development of 8
apartments is making good progress with bauder roof
construction taking place this month. The site is restricted
due to it’s location and there being no parking available. This
meant that deliveries had to be carefully managed to ensure the
day-to-day activities on site ran smoothly without obstructing
other road users. Our client, Gri on Homes, is happy with the
progress the development is making and the programme has
now been revised for completion in early 2019.

Planning Permission Secured for 25 Druid Stoke Avenue

Demolition works have now commenced on the 1930’s property at
Druid Stoke Avenue.

The works come after planning permission was gained to demolish the
single storey section of the building and construct a new two storey
extension. This will be carried out alongside the refurbishment of the
existing building with internal alterations and a new bathroom and
en-suite. We have programmed to complete all works by April 2019.

Tight Programme at Milford Junior and Infants Achieved

We have just successfully completed a very tight, short
programme of works at Milford Junior and Infants School
for Support Services for Education (SSE).

The works were completed in 4 weeks and consisted of
masonry repairs, façade consolidation treatment and external
decorations with full access sca olding. Sca old was
dismantled and practical completion was achieved one week
prior to the start of the new school term.

Mase eld House (Austen Court) now Fully Refurbished

A block of empty ats have now been refurbished into market rent
apartments thanks to Jones Building Group and Alliance Homes. Works
were carried out alongside other partnering contractors to bring the existing
building up to modern standards. This included a full refurbishment of all
communal areas and decorations to all apartments. New oor coverings, new
window blinds, stainless steel and glazed stair cases, a new bike shed, buggy
and bin stores were also installed. A new communal door entry system, was
also tted alongside a re alarm system and existing o ce areas were
converted into two new apartments.

Rural O ce & Storage Refurbishment Handed over

Operating in rural locations always comes with fresh challenges and this project was no exception. Located in
an area of outstanding natural beauty at the foot of the Quantock Hills, this timber frame building dating back to the
1950’s was due for a total refurbishment. Much needed insulation was added to the walls and oors, masonry and stud
walls, level access ramps, entrance doors, timber windows with external copper cills were installed and home grown
redwood cedar cladding from the Forestry Commission’s sustainable stocks in North Wales was used. The internal
works involved forming new o ces and welfare spaces together with toilet and wet room facilities, which
incorporated positive pressure heat recovery units with LED lighting. As with most old buildings there were certain
hazards including dealing with asbestos, working at height, possible infestation of rodents and wildlife in the form of
ponies, deer, bats and nesting birds of prey, so compliance of health, safety & welfare had to be very well managed. In
addition the building had to remain partially operational with sta working from temporary site o ces. Weekly
meetings and clear instructions meant the 15 week project was delivered successfully and on budget.

Retaining Wall at Shepton Mallet Cemetary now Rebuilt

We have just completed the 55 meter rebuild of a
double-sided 450mm natural stone wall to a sloping site
bordering a famer’s eld at Shepton Mallet cemetery for
Mendip District Council. The existing wall had to be
demolished, stone cleaned and set aside for reuse. A 750mm deep
foundation was then cast and sample panels were produced for
approval by Mendip District Council, including their conservation
o ce. The mortar recommended and approved was as follows;
1.5 warmwell sand, 1.0 chardstock sand, 1.0 NHL3.5 lime, 0.25 y
ash and 0.25 black grit. Access to the site from the cemetary was
restricted to foot tra c only with all plant and materials being
transported through a small country lane and a mile across a
farmer’s eld.

Jones Building Group's Second Corporate Golf Day a Success

Jones Building Group hosted their second Corporate Golf Day on Tuesday 4th September at Oake Manor Golf
Club in Taunton. Following the fantastic feedback and very enjoyable day of golf last year, Jones Building
Group have turned this event into an annual corporate golf day. This year the event was hosted at the slightly later
time of September to take advantage of the cooler temperatures, with teams consisting of clients, contacts,
subcontractors and Jones Building Group sta . We look forward to welcoming everyone to the next Golf Day in 2019.

Phase 2 Refurbishment Works at Bodley House Complete

The former care home was split into two phases by our client, Devon
County Council. Phase one was undertaken one year prior and
involved refurbishing part of the building into a special needs school
whilst phase 2 was left empty. As the school needed additional room
phase 2 was then set out to include the full refurbishment of the second
half of the building. Internal works involved demolition, full electrical
rewire, new heating, conversion of void rooms into classrooms,
installation of a new gym, dance studio, rural skills room and more
accessible shower rooms with hoists, full redecoration and upgrade of
windows and doors. The external refurbishment comprised of new roads
and paths, upgrades to the soakaway, fencing and addition of a cycle
shelter. The school, now named Ellen Tinkham school, was completed in
26 weeks due to client changes and additional works, including the
refurbishment of the kitchen area in phase one.

Increase in School works for our Exeter Division

Jones Building Group have recently started works for 2 schools in
Cornwall for the Aspire Academy Trust. The trust comprises a group
of Cornish primary schools to ensure continuous improvement to
enhance learning. Damp remediation works are being carried out to
Bugle school including: removal of internal nishes, applying a tanking
system, re nish internal walls, removal of external render, repoint and
waterproof stonework and associated drainage at roof level and the
ground to be restored. The roof replacement at Probus Primary school
includes the replacement of the school hall roof to include new
breathable membrane, battening and new cement bre arti cial tiles.
We have also begun roo ng works to Ilsham C of E Academy in Torquay for The Learning Academy Partnership.
Further works for Ellacombe Academy have also pBrinogStroeressineBdrohokalavnidnsg been won o the back of the successful
re-roo ng works carried out by us earlier this year. The work will comprise the extension to the playground and will
involve strengthening some of the classrooms with steels to allow their at roofs to be used as additional play areas.

Property Services Division Continues to Develop

Property Services continue to build on relationships with Housing
Association clients in a bid to provide better conditions of living.

The Yarlington Housing Group repointing and wall tie replacement contract is
continuing to run successfully and on programme and we are now receiving
an increase in works for Magna Housing. Works with Magna Housing
include repointing, wall tie replacement and other various property repairs
across the South West.

Refurbishment works on the Cobb in Lyme Regis for West Dorset District
Council are now also nearing completion. The project involves general
refurbishment and decorations to the museum and shing buildings with an
expected nish date of October.

Currently we are completing a full property refurbishment on a four bed
detached house owned by the Diocese of Bath and Wells. The project is
exceeding client expectations and running very well to date. We hope to
continue and develop our relationship with our client going forward on other
similar works.

Works at Isaacs Close are now well underway with Block C now covered

Floor insulation, under oor heating and screed will be carried out
in the next few weeks followed by rst x M&E. Block B is felt and
battened with faraday cage and roof tiles due in the coming week. Block
A has trusses pitched and brick and block to gables is now under
construction. Block E is in the process of brick and block up to the rst
lift of sca old and Block F superstructure will commence this month.
Ground workers are expected back on site in a couple of weeks to start
works around Block C.

Construction of 24 Dwellings in Radstock has Begun

Oval Homes (Bath) Ltd have awarded Jones Building Group the rst phase
of a residential development in Radstock on a Design and Build contract.
This phase of the project includes 24 No. dwellings and infrastructure with a
completion date of mid 2019. Preparation for the mains electric at St Peters
Field are now ready for the diversion works which will be carried out by Western
Power in the coming weeks. When these works are complete the bank
stabilisation works will then commence followed by piling and ground beams
works which are programmed to start in early October.

D Glass Secure Supply Deal with Aluplast

aluplast are leading developers of premium quality PVC-U window and doors
products all over the world and D Glass have now joined them in expanding their
business throughout the UK. D Glass will now supply aluplast’s slimline Ideal 70
system to clients across the South West in an extensive range of nishes and colour
options as part of this deal.
As well as its new Ideal 4000, contemporary SquareLine system and its new
Lift-and-Slide door majors on a Passive Haus equivalent standard thermal e ciency,
both of which are also available in aluplast’s aluskin external aluminium fascia system. The Ideal 70 system also
achieves a WER A+ rating with standard components and A++ with speci c pro les and IGUs with a choice of 24mm
to optimum 40mm triple glazed options.

James Clayson, General Manager D Glass, said: “The quality in the aluplast product shows through in the nish, in the
construction of its thermally e cient chambers and the options that it gives you. It’s also a highly accredited product,
which means that we know it will do what we need it to do. It’s what you would expect from a German-engineered
system and as a German-engineered system, it also appeals to developers and architects.”

Ian Cocken, Director of Sales and Marketing UK & Ireland, aluplast, said: “Our agreement with D Glass builds on

to its customers in new build and speci cation, in addition to the through-life bene ts our products o er the
end-user” concluded Cocken.
Ecotech uses a innovative production process to return pre and post extrusion product and post fabrication waste
plus known source post installation pelletized, PVC-U into the extrusion process.

James Clayson has been invited to be a guest speaker at aluplast’s International Conference in Cardi this
October. The delegates will be visiting the D Glass Design Centre to see the facilities and visit the Tone Vale site.
aluplast are currently carrying out a case study on the site which will be used at the conference and will be released to both
construction and fenestration trade press. aluplast are also supporting the updating of the PVCu display side of the D Glass
Design Centre. D Glass are partnering with Alloplastic on the launch in the UK of two new fenestration systems; the 4000
Aluminium Clad PVCu Suite and the Flush Sash system. They are teaming up with Alloplastic to market into the architectural
and new build markets where they are already working together on three projects.

Tone Vale Entering Final Stages of Development to Lodge Houses

We are nearing completion with the nal stages of the Lodge Houses and external works at Tone Vale with a
planned completion for the end of September. Sales are progressing well with the Hamptons Building which is
the refurbishment section of the works along with the new build Town Houses and Gate House. The block paved road
has been completed in phases due to the complexity of working around the nishing trades in completing the Lodge
Houses. This has been a very complex project with a mix of refurbishment and new build works with a high level of
specialist trades .

Redevelopment of Gainsborough House Continues to Progress

The redevelopment of the existing facility into self-contained
apartments and o ce at Gainsborough House is progressing now
with all structural works completed.
All new windows and front doors have now been tted by D Glass
along with new fascia and so ts. The internal works are at
plasterboard and patching stage and we began installing kitchens
from 10th September. Second x carpentry, plumbing ttings,
electrical sockets and pendants are also being carried out this month.
The external ground works are also moving along well and we are
progressing with the external render system. All of the required
subcontractor orders have now been placed and we aim to push all
works along in a productive and e cient manner to hand over as
soon as possible.

Another Successful Project for Hillcrest Estate Management

We have just completed two projects on behalf of Hillcrest Estate Management
including the cleaning and redecoration of two 8 storey buildings on Bristol’s
waterfront. All of the works were carried out o of MEWPs including some minor
render repairs with cleaning to the external façade being completed prior to any
painting. The render is a plastic system with the use of low pressure water with no heat
and gentle agitation is required to heavily soiled areas. On completion a fungicidal was
applied prior to 3 coats of specialist Sto paint. Haydon Court, a 1970’s, 4-storey
apartment block within Clifton containing 6 occupied ats, has now also been
completed. The project for Hillcrest Estate Management was to strip and replace the
existing underground carpark roof which is the main entrance residents had to the
building, meaning it had to be maintained at all times. A new Tri ex waterproof cover
was applied as the nishing product along with 30m of new galvanised handrails.
