conversation.

Please read our proposal thoroughly so you are aware of everything that is included in the
total cost. The general specification details anything that is unspecified.

The total cost is fixed and will not change unless you request any amendments or additions
to the specification.

Your Another Level Loft Conversion package includes the following:

Local Authority – Planning Permission
Planning permission is not required as the proposed loft conversion is within permitted
development volume.

Scale Plan & Structural Calculations
A survey of the inside of your property will be carried out to obtain all the measurements
required to prepare your scale plan. The scale plan is usually complete within 2 weeks of the survey.

• Deposit of £300.00 payable to Another Level. This covers administration costs and the
structural calculations. We will allocate our next available construction slot to you upon
receipt of the deposit
Upon acceptance of the contract the deposit of £300.00 will become due. The payment details will
be emailed to you at this time. The deposit payment is non-refundable.

• Plan fee of £700.00 payable to MBH Design. This covers the survey and the scale plan
Upon acceptance of the contract 50% of the plan fee will become due to MBH Design (£350.00);
the payment details will be emailed to you at this time. Another Level will advise you when your
plan is being finalised and it is at this time when the balance of the plan fee will become due
(£350.00). The plan payment is non-refundable.

Once the plan is complete and the full plan payment has been received, a copy of the plan
will be emailed to you for your approval.

You will then have the opportunity to check the plan and let us know whether there are any
amendments you would like to make before it is submitted for calculations and to Building
Control.

We will advise you whether any requested amendments are structurally feasible.

Building Control
Building Regulations set standards for the design and construction of buildings, primarily to
ensure the health and safety of people in or around those buildings. Building Control
approval of your project will ensure that your conversion is structurally safe in the event of a
fire, and full compliance guarantees certification of the works upon completion; this is
required for future sale of your property.

If a loft conversion is started without Building Control approval, fines are imposed on
both parties and you may be served with an enforcement notice whether the
alterations comply or not.

Another Level work alongside Building Control specialists Aedis Regulatory Services Ltd.
Aedis are licenced and approved by the Construction Industry Council with extensive
experience in loft conversion projects. They implement current regulations effectively and
provide a reliable, efficient service.

• We will submit an application to Aedis Regulatory Services Ltd on your behalf
• Once the application has been processed, Aedis will forward you an invoice for their fee

of £570.00
This is to be paid to Aedis Regulatory Services Ltd upon receipt of their invoice
• We will organise the stage inspections when the conversion is under construction and
we will correspond with Building Control up to the completion of our contract
• Upon completion of all works the Building Inspector will issue a Final Certificate which
you will need upon future sale of your property

Construction

I expect your conversion to take between 28 and 32 working days from start to completion.

• Installation of a new loft floor as per the scale plan and structural calculations
• Primary beams calculated as timber and/or steel as per calculations
• The new loft floor area will measure approximately 21’7” x 11’9”; this dimension includes

the stairwell
• The loft floor will be independent of the existing ceiling joists to comply with building

regulations
• 100mm Rockwool insulation to the new loft floor between the joists to comply with

building regulations
• Remove and dispose of the hip purlins to allow for the new hip dormer
• Remove and dispose of the chimneybreast down to loft floor level. Repair roof aperture
• Loft space to be partitioned into a bedroom, an en-suite and a landing
• 100mm Fibre Glass insulation to the new dividing loft partitions and external walls to

comply with building regulations
• 1 layer of Actis multi-foil roof insulation to comply with building regulations
• 3x1 cross batten to the new walls and ceilings to achieve cross flow ventilation and

lateral strength
• Form a ceiling in the loft to collar the apex
• Form a bulkhead to house the underside of the new staircase as it passes through the

rear bedroom
• 6” skirting and 3” architrave - profiles to be the nearest market equivalent to the existing
• 2 x 2’3” 4-panel pitch pine doors to the new loft rooms
• 2 void access panels to the dwarf walls for access to 64 square foot of storage platforms

in the eave space for convenient light storage
The access panels will be sized accordingly to suit the dwarf wall height
• Remove the existing loft hatch and repair ceiling aperture. Plaster finish
• Plasterboard all new walls and ceilings
• Plastering to new walls and ceilings. Make good all disturbed areas
• Scaffolding to all elevations. Materials to be entered through the roof space wherever
possible for minimum disturbance
• Skips as required
• Another Level will arrange site clearance and removal of all debris when all works are
complete

Staircase

• Double-wind staircase located off the existing landing
• The new staircase will wind to the right and will climb between walls as discussed
• Open balustrade to the left hand side of the 1st going
• Square newels. Material: Redwood
• Square spindles. Material: Redwood
• Standard HDR handrail: Redwood
• Standard wall handrail to the stairwell comply with building regulations

Dormer

• Construct a hip end dormer to the side elevation measuring approximately 9’10” wide
• Dormer roof to be hipped
• Extend the front and rear roof to form the hip dormer as discussed
• Utilise the existing roof tiles for the extended front and rear roof
• Dormer cheeks and face to be rendered
• UPVC fascia and black round gutters to the dormer

Velux roof-lights
• 2 x GPL MK06. Size w30” x h46”. Rear elevation within the loft bedroom

Velux GPL is a high quality top-hinged roof-light with a convenient operating handle at the bottom
of the sash. The GPL sash rotates 180˚ so once you rotate the window and lock it into position,
you’ll have both hands free for easy cleaning of the external pane. The top-control bar also allows
background ventilation even when the window is securely closed. The GPL roof-light has a white
finish with a discrete wood grain.
• 1 x GGL MK06. Size w30” x h46”. Rear elevation within the loft en-suite
• 1 x GGL MK04. Size w30” x h38”. Rear elevation over the new stairwell
Velux GGL is a centre-pivot roof-light with a convenient top-control bar that allows you to open

Electrics

All switches, sockets and light pendants/battens are to be white plastic unless specified otherwise.

Contract exclusions

• Relocation of alarm cables, boosters, TV aerials, etc.
• Relocation of Sky dish. Signal may be lost for the duration of works due to scaffolding.

Any immediate neighbours may also lose signal due to scaffolding, we advise you to
notify your neighbours of this before works start
• Planning / National Trust / Lawful Development application, etc. if required
• Making good of lawned areas if used for material storage
• Protective finish / paint / stain to any exterior / interior wood
• Insulation / plasterboard / plastering of eave space (not a regulation requirement)
• Re-decoration, re-coving, re-applying of dado/picture rail and/or re-tiling, etc.
• Re-cutting and/or re-laying of carpets, laminate flooring, lino, tiles, etc.
• Supply / fitting of bedroom furniture, e.g. wardrobes, flooring, etc.

Guarantee

• A 6-year written guarantee will be provided upon completion of the contract

Building Control

In the event that the Building Inspector requests extra work to your existing dwelling (i.e.
doors not latching correctly, doors damaged / removed, fire doors required, etc.) it is the
clients responsibility to finance the work requested. Another Level will be happy to quote and
carry out the work whilst the loft conversion is under construction for your convenience.

In the unlikely event that the Building Inspector requests the existing foundations / lintels to
be exposed, it is the clients responsibility to finance the work requested.

Our proposal is valid for 30 days from today, 28 March 2017.

Total cost: £27,480.00

The total cost will not change unless you request any amendments or additions to the specification.

• Hip-to-gable conversion. Build up the existing gable in brick and render finish. Re-direct

fascia’s and gutters where necessary. An additional £1,850.00 if required

This contract is for the benefit and use of the contractor and addressee only.

Proceeding with Another Level
If you would like to proceed with Another Level, please sign, date and return the Proposal
Acceptance Form in the SAE provided. You can also contact me direct on 07545 259989
before returning the acceptance form if you would like to confirm your intention to proceed.
Payment Schedule
Another Level operates a stage payment method for every contract. We can accept
payments by Internet banking transfer or cheque.
The total contract cost is broken down into stages of the conversion to ensure that a
payment will only be requested when it is due. The stages of the payment schedule are:
Deposit:
• The deposit is payable to Another Level and will become due upon acceptance of the

contract, as detailed on page 2
Plan fee:
• The plan payment is payable to MBH Design. 50% of the plan fee will become due upon

acceptance of the contract and the balance will become due when your plan is being
finalised, as detailed on page 2
Building Control:
• The Building Control fee is payable to Aedis Regulatory Services Ltd and will become
due upon submission of the Building Control application, as detailed on page 2
Delivery:
• The delivery payment becomes due upon the delivery of the main materials, which will
be the same day that construction starts; this is payable to Another Level
Floor:
• The floor payment becomes due upon completion of the floor beams; this payment is
divided between Another Level costs and labour costs
Following stage payments:
• 1st fix joinery, staircase/plasterboarding, 2nd fix joinery, plastering, plumbing/electrics;
these payments become due upon completion of the relevant works
Retention:
• The retention payment only becomes due once any snags have been addressed and the
Completion Letter has been issued by Aedis Regulatory Services Ltd

Another Level will inform you when the stage payments become due. I have included a
payment schedule on page 8 to illustrate the total cost breakdown.

Another Level Specification & General Information

Although each project is individually prepared and designed to suit your particular needs, listed below is a
general indication of an 'Another Level' Loft Conversion. Plans and specifications will be prepared and
submitted to obtain Building Regulation approval and Local Authority planning approval if applicable.
Another Level customers also receive copies of their proposed plan as soon as it is complete.

Floor Construction
A suspended floor designed by our qualified structural engineer will be incorporated. New joists up to 225mm x 100mm
depending on the spans involved - supported by mild steel joist hangers from either timber or steel primary beams
spanning the load bearing walls. Fire protection applies (3rd storey). Flooring grade chipboard is then laid.

Wall Construction
Plasterboard fixed over a continuous vapour barrier to 75mm x 50mm timber studding at 400mm centres. Lined
externally with 100mm insulation and finished internally with plaster skim which altogether provides a 'U' value in excess
of 275mm cavity brickwork.

Roof Construction
Plasterboard fixed over a continuous vapour barrier. Sloping walls or roof pitch are insulated with Actis multi-foil roof
insulation to maximise headroom. Timber spacers are installed within the roof structure to provide ample cross flow
ventilation over the insulation. Finished internally with plaster skim.

Ceiling Construction
Similar to roof construction but with ceiling joists sized according to spans involved with a minimum of 50mm ventilation.

Dormer Roof Construction
1 layer of Fatrafol807 (Roof cover is backed by a British Board of Agreement with Certificate No. 04/4079 and carries a
25 year + life expectancy). Applied to 18mm moisture resistant plywood on firings on softwood stress graded joists at
400mm centres with 150mm insulation between joists. Vented as per regulations.

Staircase
Each staircase is individually designed in solid redwood. Choices of balustrade are available, from modern square
newels and spindles to traditional turned newels and spindles. Another Level will install the nearest market equivalent to
your existing balustrade if relevant. Specialist-woodturning newel / spindle matching service can be provided at an
additional cost. Another Level spacesaver stairs can be used in space restricted areas.

Dormers
A variety of dormers with either flat or pitched roofs (where height permits) are available to suit your property.
Construction is with 100mm x 50mm framing - fully insulated and finished externally with plain hanging tiles to blend
with existing roof colour. Windows are white PVCu multi locking double glazed inserts unless specified otherwise.
Egress hinges (escape compliance) will be used in bedroom dormer windows. Bathroom / en-suite windows will be
installed with obscured glazing. Another Level will be happy to discuss special window requirements - i.e. sash, style
etc. All exterior gutters and fascia’s are maintenance free PVCu.

Roof-lights
All roof-lights are Velux double-glazed units sized to suit.

Fire Regulations
Your loft conversion must conform to the appropriate fire regulations as instructed by Aedis Regulatory Services Ltd.

Plumbing
If required, Another Level will undertake the installation of shower / bathroom equipment, including radiators, from the
existing system where requested. If required, a system upgrade can be cost for and included if requested. On some
conversions it is necessary to incorporate a pump to achieve satisfactory water pressure; charged for extra accordingly.

Electrical
Double power outlets, ceiling or wall lighting and 2-way switching to stairs will be included. Smoke detectors located as
requested by the Building Inspector.

Joinery
Architraves are 50mm round or splayed softwood and skirting boards are 75mm round or splayed softwood unless
specified otherwise. It is standard practice to decrease the height of skirting boards with each storey. Access panels to
all voids are fixed.

Finishes
Your Another Level Loft Conversion will be brought to plaster finish ready for decoration.

Loft Conversion Building Regulation information

Incorporating all amendments to Regulations

The following information is intended to provide advice on a particular aspect of the regulations i.e. Loft Conversion. It is not a statement
of law but is intended to help you understand the system. For further information you can contact ‘Another Level Loft Conversions’ or
your Local Building Control Office.

Introduction

Another Level offers professional advice to ensure that the Loft Conversion to be carried out complies with current regulations. The
Building Control application is carried out by Another Level and will include copies of the scale plan and the structural calculations as
required by the Building Inspector.

The Roof

Your Loft may be very spacious or very small depending on your existing roof construction. It may be a modern truss rafter design
comprising of many timber sections or a traditional design with large timber purlins and rafters. Another Level will advise which braces in
a traditional construction are essential supports to the overall structure and which are merely construction aids.

Whatever the nature of your roof, if it is intended to make alterations to the roof structure to form dormers or install roof-lights, it will be
necessary for Another Level to demonstrate to Building Control how the roof loads are effected, redistributed and supported.

Thermal insulation must be provided to the walls and ceilings of the new rooms. The insulation must not obstruct any newly created air
paths that are provided to reduce the possibility of condensation within the roof void. This is a critical part of the regulations often
misunderstood and overlooked by the less experienced.

Floors

The existing ceiling joists are highly unlikely to have the capacity to carry the additional loads of the new domestic floor. The ceiling
joists are in most cases unable to carry their own load therefore requiring suspension timbers via the purlins or rafters. The new floor
must be supported at the ends on load bearing walls or beams calculated to accept the floor loads. Joist sizes are dependent on the
spans involved.

The practice of laying boards on the existing ceiling joists’ is not recommended. Future owners may unwittingly consider the floor to be
substantial. This will lead to serious damage to the ceilings or possible collapse. The lath and plaster system will not tolerate the
continuous vibrations of a domestic load, therefore large sections of heavy plaster eventually drop off the ceilings. The new calculated
floor is independent of the existing ceilings.

The new loft floor in a three-storey dwelling or over a garage will have to resist the effects of fire and smoke penetration for half an hour.
This will assist you or your family to escape safely or to remain in the room until the arrival of the emergency services.

Acoustic insulation blanket installed in all cases.

Walls

The walls on which any new wall or floor resides must be load bearing. Load bearing means to have the capacity to carry the new
weight eventually leading to a concrete or stone foundation. This aspect is critical to ensure Building Control approval.

Glazing in any existing walls or doors around the stairwell must be eliminated, upgraded or replaced with fire retardant glass if required
by the Building Inspector.

New dormer walls must be treated with a weather resistant finish and provided with thermal insulation. If a wall to a dormer is within 1m
of the boundary to a neighbouring property it will be necessary to provide fire protection to the wall from the inside and outside.

Stairs
To gain access to a loft room you will need to consider the type of stair you would like.
Loft ladders are not permitted to any habitable rooms. Loft ladders are only permitted if your loft room will be used for storage purposes.
The preferred type of stair is a traditional type with landings top and bottom with equally sized steps. Space saver stairs are permitted in
certain circumstances.
In all cases suitable guarding and handrails must be provided and good headroom of not less than 2m must be provided. The headroom
requirement is a vertical measurement. In certain circumstances a relaxation down to 1.8m will be acceptable, however this is the
Building Inspectors decision.
It is cost effective to ensure that the new staircase rises within the existing staircase enclosure wherever possible. A Loft Conversion
specialist company will advise whether it is possible or not to install the staircase off the existing landing. A staircase fitted or located
incorrectly will actually devalue a property in most cases.
Escape in the case of a fire
This is described as the unaided evacuation of the building by the occupants and is provided principally by the stairway. The staircase
at ground level must discharge to a final exit, normally the front or back door.
If the Loft Conversion involves a new second storey and contains more than two habitable rooms, additional fire requirements may
apply.
Smoke Detection
In all cases, interconnected 240volt smoke detectors are required to each habitable room off the primary escape route. Building
inspectors recommendations will be followed.
Planning Permission
Planning Permission and Building Regulation Approval are not the same. Building Regulation Approval is always required even if
Planning Permission is unnecessary. You should always check with the Development Control department of your council to find out if
your proposal requires Planning Permission. A reputable Loft Conversion company will advise you and apply on your behalf for
permission if it is required.

Another Level from start to finish have done everything they have
promised. John and Kate have been superb to deal with. Any
worries and questions we had were dealt with quickly. We have
never had any construction done to our house before, and so
were very nervous about the whole conversion, but Kate and
John "held our hand" through the whole process. John gave us
regular updates on what was being done and when. We are
super pleased with our loft and amazed at the space its created.

I would highly recommend Another level to anyone getting a loft
conversion. They were extremely professional courteous and
trustworthy. We got 3 quotes from different firms including
another level and they were all around the same amount, but
Another levels quote stood out as it was much more details in a
professional looking booklet. John Mee was excellent in handling
all of our questions and Stuart the builder worked tirelessly
throughout the job. The job itself was highly ambitious involving
lots of restructuring, they delivered and the results are now
spectacular.

standard. We had issues with the guys that did the slates on the
roof but they were not employed directly by Another Level Loft

John gave us a great idea for our new staircase and landing, it
feels original to the house and gives us lots of natural light. The
new layout has transformed the existing first floor as well as
giving us the new loft bedroom. All the work was carried out to a
high standard on schedule by top tradesmen, and project
