My Story
I became a Realtor in Coquitlam in 2007, working at RE/MAX All Points while living in Port Moody.
Shortly after becoming a Realtor my husband and I discovered that we were expecting a
baby. My husband was already working in Abbotsford so we decided to make the move to
Abbotsford in 2008.
It wasn’t long till I fell in love with living out in the suburbs. Abbotsford is a great city to raise a
family. The abundance of natural habitat that surrounds us along with the numerous trails and
lakes makes this a great city to live and work in.
I started my career selling residential homes and soon gained experience in selling brand new
homes under construction in Langley. I was fortunate enough to work with such a great team!
Shortly after I gained experience working along with another Realtor marketing Development
Land to Developers and Investors. My experience in both brand new home sales coupled with
development sales shaped my career as a Realtor and has made me a well-rounded Realtor.
My main focus now is to help families make the
right decision on selling or purchasing a home.

Strategic Pricing
The most important factor in selling your home is the “Listing Price”. Choosing the right price
will generate excitement and in turn will facilitate buyers writing offers. Any price that exceeds
market range may negatively affect the marketing plan we set forth, ultimately resulting in

Disclosures
Full disclosure is one of the most important parts of the real estate transaction. A lack of full
disclosure places you at risk after subjects are removed. If you ask “Should I disclose this?”
yes, you will be instructed to disclose anything that could be a question or concern.
Disclose everything you have repaired, replaced, updated and or changed. Disclose
anything you know or believe may not be operating properly. This will help protect you and
it’s not uncommon for a buyer to accept a property as-is or in need of repairs when they
understand this from the beginning.

• Permits if any, including stating if no permits were pulled but may have been required
• Transfer Disclosure Statements from previous seller if recently purchased

Negotiating
Clear, thoughtful and comprehensive communication is the foundation for powerful
negotiation. I prefer to think of this as an art rather than a science, since there are no
situations that will be identical. Through my experience I have learned to approach
negotiations from an analytical point of view, helping keep the emotion off of the bargaining
table. This is my most valuable asset as your agent.
When offers come in, I will assess them individually but thoroughly. In my assessment, I will
investigate the buyer’s ability to close, the agent representing them, the lender, the loan
product, cash to close, and proof of funds. The time frame proposed as it relates to your
needs and the practicality of the calendar. After key factors have been established, we can
discuss the offer in its entirety to determine if acceptance is appropriate.

All About Conditions
Conditional time is a time for ensuring that the property you have selected is the right one for
you.That looks a lot like title searches, inspections, status certificate & financing. Please keep in
mind that rural properties have extra conditions, therefore giving them a different timeline. The
conditional process is flexible, and depends on the terms negotiated by your real estate agent.
1 Offer acceptance

2 Deposit due
The buyer’s deposit is due within 24 hours of acceptance.
3 Physical inspection period ends
The buyer has 5-7 banking days (your agent negotiates the best terms possible
for your situation) to conduct inspections and decide if you negotiate repairs
and move forward or not. During this time they can back out and still have
rights to their deposit.
4 Loan contingency period ends
The buyer’s mortgage broker has 5-7 banking days to collect documentation
and to get full loan approval. If they fail to get approved, they can still back
out as long as it’s with the 5-7 days and they’ll still have rights to their deposit.
5 Final walkthrough
Just a few weeks before the home closes, the buyer will walk through the
property to ensure all requested repairs are done, and to make sure the
property is in the same condition as it was when they submitted the offer.
