Important Information

The Difference between Park Homes and Regular Houses

All homes are built to British Standard BS3632, which is the traditional residential standard. The
difference is the way they are constructed.

Our park homes have double glazed windows, pitched roofs and are connected to the mains
electricity, gas and water supplies, making them very similar in specification to your residential
home.

Included in the Turnkey Price

Our homes are fully furnished, as ordered in the specification, with insulation, double glazing
and connections to the mains supplies. The full specification will be specified on the sale
contract

Fencing is discussed on an individual plot by plot basis; again this is at an additional cost. All
fronts must stay open plan.

Home Usage

The homes must be a holiday home; you must maintain a permanent residence somewhere else.
This does not necessarily have to be in the U.K., but it must be where you are registered for
council tax, electoral role, driving license, etc.

You can come and go as often as you like over each year – we do not dictate the length or
frequency of holidays.

You can rent the property out as a holiday home.

Plot Deposits for Bespoke Homes

If you choose to reserve a plot and order a bespoke home, we will require a £2000 deposit.

The deposit will hold the plot for two months, during which time you are expected to order your
home from your chosen manufacturer – we can assist with this and can hold the plot for longer
as long as you keep us informed on the progress of your order.

Once you place your order, we require you to pay 25% of the total sited price (the deposit paid
forms part of this). The remaining 75% is to be paid before your home arrives.

If you cancel before you order the home, you will lose 10% of your plot deposit. If you cancel
having ordered the home, you risk losing what you have paid for the home.

Home Maintenance and Guarantees

Your home will last as long as you care for and maintain it. The maintenance of a park home is no
different to maintaining a traditional house, and our manufacturers offer a refurbishing package
should you wish to update your home at any stage.

We only work with manufacturers who offer a structural insurance warranty for a minimum of
ten years.

As a statement of our confidence in the quality and durability of the park homes that we have at
St Merryn Park, the homes carry a 30 year maintenance guarantee for the roof and a 12 month
manufacturer’s warranty with a further 9 years insurance backed warranty which will take care of
any problems that may occur with the build.

Services

All services are individually metered so you will only be paying for what your home uses and will
be billed direct by the suppliers.

All of our holiday homes are insulated to the same standard as a modern house. This includes
double glazed windows and insulation in the roof walls and floors. We also take steps when
building your home to ensure that the building will not be affected by damp.

Ground Rent and Rates

The ground rent covers all site maintenance, lighting, use of drains, and plot rent. We do not do
anything on your home or garden.

The ground rent changes in line with December’s RPI and is due on 1st April each year. From 1st
April 2020 this will be £2172.53 including VAT.

You do not pay council tax on your holiday home. Valley Resorts is invoiced by Cornwall Council
and this is split between all the homes on the park. The current yearly charge is approx. £405.00
including VAT – which works out substantially cheaper than individual homes paying council tax.

Siting Agreement

This is the legal document that shows you are the legal owners of the home. You cannot buy the
freehold of the plot - this will always remain in the ownership of Valley Resorts and that is why
you pay a ground rent.

The siting agreement is not a lease because a lease will have an end date. Our agreement has no
end date. Your home is a Willable asset so it can be left to a next of kin and continue to be used
in the same way.

If you sell your home we require electric and gas safety certificates and a survey. When you sell a
10% +VAT assignment fee comes into force, which means that we will assign the original
agreement over to the new buyers.
