Bekah Cochran is a realtor with Keller Williams Greater Downtown
Realty in Chattanooga and serves the entire greater

Bekah began her real estate career in 2007 right after graduating
from UTC. Starting (and staying) with such a dynamic company,

Loan Application Chek List

General:
Picture ID with social security number
If renting, name, phone number and complete addresses of all
landlords (past 2 years)

Income:
Employment history, including names, addresses, phone numbers
(past 2 years).
Copies of last 30 day paystubs and W-2 form (past 2 years).
Verification of other income (social security, child support, retirement).
If self-employed: Copies of signed tax returns including all schedules
(past 2 years), and a signed profit and loss statement of the current year.
If retired: Tax returns (past 2 years).
If you have rental property income: Copies of all lease agreements.

Assets:
Copies of all bank statements from checking/savings accounts (past 3 months).
Copies of all investment and retirement account statements, stock/bond certificates

Creditors:
Credit cards (account numbers, current balances, and monthly payments).
Installment loans (car, student, etc.) Same details as for credit cards.

Mortgage & Loan Process

Pre-qualify:
We recommend our buyers get pre-qualified before beginning their home search
to clarify the price range of the property.

1. Financial pre-qualification or
pre-approval:

- Application and invterview
- Buyer provides pertinent documentation, including verification of

employment
- Credit report is required
- Appraisal scheduled for current home owned, if any

2. Underwriting:
- Loan package is submitted to underwriter for approval

3. Loan approval:
- Parties are notified of approval Loan documents are completed and sent to title

4. Title company:
- Title exam, insurance and title survey conducted
- Borrowers come in for final signatures

5. Funding:
- Lender reviews the loan package
- Funds are transferred by wire

Other Happenings

Once you have made the choice of owning a home, there are
many behind the scenes steps that get you closer to your closing
date. The title company may be in charge of the below pieces.

Earnest Money:
An agreement to convey starting the process once it is received at the Escrow Company. Once you
submit the loan application it is usually subject to a credit check, an appraisal, and sometimes, a
survey of the property.

Tax Check:
What taxes are owed on the property? The title company contacts the various assessor collectors.

Title Search:
Copies of documents are gathered from various public records: deeds, deeds of trust, various
assessments and matters of probate, heirship, divorce, and bankruptcy are addressed.

Examination
Varification of the legal owner and debts owed.

Document Preparation
Appropriate forms are prepared for conveyance and settlement.

Settlement
An escrow officer oversees the closing of the transaction: seller signs the deed, you sign a new mortgage,
the old loan is paid off and the new loan is established. Seller, Realtors, attorneys, surveyors, Title Company,
and other service providers for the parties are paid. Title insurance policies will then be issued to you
and your lender.

Title Insurance
There are two types of title insurance:
- Coverage that protects the lender for the amount of the mortgage.
- Coverage that protects your equity in the property.

Both you and your lender will want the security offered by title insurance. Why?

Title agents search public records to determine who has owned any piece of property, but these records may not
reflect irregularities that are almost impossible to find. Here are some examples: an unauthorized seller forges the deed
to the property; an unknown, but rightful heir to the property shows up after the sale to claim ownership; conflicts arise
over a will from a deceased owner; or a land survey showing the boundaries of your property is incorrect.

For a one-time charge at closing, title insurance will safeguard you against problems including those events that an
extensive search will not detect.

Prior To &The Closing

Earnest Money: (Approx. $500-$1,000)
Payable to the listing agent broker at receipt of the contract. This will be
credited toward your closing costs.

Home Inspection: (Approx. $300-$400)
Payable to the inspector at the time of inspection during the inspection period.

Appraisal: (Approx. $500)
Payable to the lender after the inspection period expires.

Preparing For Closing
Closing day marks the end of your home-buying process and the beginning of
your new life. To make sure your closing goes smoothly, you should bring and
prepare the following

- Make sure to have available funds in your bank account to cover the closing
cost and down payment

- An insurance binder and paid receipt
- Photo IDs
- Social security numbers
- Addresses for the past 10 years

Own It
Transfer of title moves ownership of the property from the seller to you. The two
events that make this
happen are:
Delivery of the buyers funds
This is the check or wire funds provided by your lender in the amount of the loan.
Delivery of the buyers funds
A deed is the document that transfers ownership of real estate. The deed names the
seller and buyer, gives a legal description of the property, and contains the notarized
signatures of the seller and witnesses.

At the end of closing, the deed will be taken and recorded at the county clerk’s office.
It will be sent to you after processing.

A, B or C Buyer

At the Bekah Cochran Team we want our motivation to match your motivation.
This means that if you need to ... BUY A HOME TODAY ... you probably ... WANT ME ...
to call you every time a new listing becomes available that matches your needs.
Now, if you are not really in a hurry to buy, you probably don’t want me to call you
every time a new listing becomes available - perhaps the mail would work better
for you in this situation. Nevertheless, by completeing this form, you will help us make
sure that we can match your motivation.

When touring the Bekah Cochran Team, it doesn’t take long to see how busy the
buyer department is. For you, the buyer, that’s a good thing. You want a Buyer
Specialist who is active and really knows the market. Touring our office, you
probably also noticed our buyer activity board. These boards serve a couple
of purposes. One is to enable us to match properties with specific buyer needs.
The second reason, and the most important, is to classify all of our buyers by
motivation. In order for our team to focus on your real estate needs, we must first
determine your motivation or your readiness to buy. Since all buyers don’t have
the same needs, we categorize our buyers by motivation as follows, after all, we
don’t want to bug you or become a pest by calling if you’re not ready to buy
right away. We want to give you great customer service.

A Buyer: Our highest priority buyer. These are people who have to buy a home.
They have either sold their existing home, transferred into town, or their
lease has expired. In many cases, they could potentially be homeless.

B Buyer: Our second-highest priority buyer. These are people who are ready
to buy, except they have a home to sell first, have a lease to fulfill,
or are in the stage of getting preapproved.

C Buyer: Our third highest priority buyer. These people may buy a home when the
right one comes along.

As you can see, if you are a B or C buyer, it doesn’t mean you are less important
to us. Your needs are paramount. It only means we are working to find homes for our
A buyers first, since they could be homeless. Remember, you could quickly become an
A buyer and become top priority. We will always do our best to accommodate you.
Should your motivation change at any time, please let us know so we may adjust
our motivation to match yours.

Getting to Know Us

Amanda Garrison is originally from Kentucky, but moved to
Chattanooga in 2013 after completing her Bachelors Degree
from Western Kentucky University. She is a WKU Co-ed
Cheerleading Alumni and Chi Omega Alumni. In Chattanooga,
she has affiliated with the Chattanooga Area Chi Omega
Alumni Association and plays in a kickball league. In 2013,
she became a Realtor and joined the Bekah Cochran Team
(BCT) in October 2015. Amanda is the BCT Listing Director as
well as a buyers agent specializing in Investment Properties,
1031 Exchanges, First-Time Home Buyers, and homes for growing
families. Amanda loves to travel, visiting over 17 Countries and 5
Continents. In her free time, she is usually learning first hand about
other countries and cultures.

Lauren Topping is a cradle Chattanoogan and proud of it.
She loves seeing the City constantly grow through outdoor
and hospitality activities. Lauren is currently raising her family
in Red Bank with a wonderful Fiance, Stepdaughter and a son
who will be making his appearance in June. Lauren enjoys
Whitewater Rafting, ballroom dancing, reading fiction, mythology
and philosophy. Lauren joined Keller Williams in December of
2014 and began training with Bekah Cochran in January of
2015. Lauren enjoys being a Realtor and especially loves

Getting to Know Us

Kim Kim Love grew up in Lebanon, TN, and received her BS in Communications
and Public Relations from the University of Tennessee Knoxville in 2000.
Administrative Kim interned in both Knoxville and Washington DC for United States
Assistant Senator Fred Thompson in college. After graduating from UT, Kim joined
the permanent staff in Washington, DC as the Front Office Assistant,
then Press Assistant and finally Assistant Scheduler. It was in DC
that Kim met her husband Aaron, originally from Signal Mountain.
After DC, Kim moved back to TN to work state political campaigns.
After a 6 month travel adventure across the country and 5 months in
Montana, Kim then moved to Memphis with her husband, Aaron and she
worked for Valley Soap Company as a Marketing and Sales Assistant.
Kim moved to Chattanooga in 2007 and worked as the Phonathon
Director at McCallie School until 2010, when she left work to have her
first son, William. Twenty months later the Loves welcomed their
second son, Joseph. Kim enjoyed being a full time mom to her boys
until she joined the Bekah Cochran Team in 2014 as the Team Admin
and Contract to Close Coordinator. She earned her Real Estate
License in 2015 to better serve clients and the Bekah Cochran Team.
Kim serves on the Signal Mountain Social Services Board, active with her
church, Calvary Chapel Chattanooga, loves to travel, attend concerts
and spend time with her family.

Kacie Baker was born and raised in Chattanooga. She graduated from
the University of Tennessee in 2011 with a BS in Communications and
moved to Nashville soon after where she lived for 2 years. There, she
realized she wanted to pursue her passion for interior design. Since
an early age, she has had an eye for design and a passion for
architecture. She is currently enrolled in the accredited Interior Design
program at UTC and will graduate in 2017. She is a Chi Omega alumni
and is active in the student Interior Design Alliance. Kacie’s most
incredible experience was when she traveled to Europe in 2014. She
explored Ireland, London and Paris. It was indescribable and she plans on
studying Italian architecture in Italy this summer. She joined the Bekah
Cochran Team in 2013 and maintains the marketing, social media
and staging consultations for the team.
