Project Management

Planning a construction project takes the consolidated efforts of several pro-
fessionals, each with varying experiences, knowledge and expectations. We
identify the most logical path to achieving success and make certain that each
team member understands their responsibilities to the project team. We identi-
fy the time requirements necessary to complete responsibilities and identify
outside factors that influence these critical tasks. With our project engineering
skills we offer cost and resource efficiency and we earn our revenue. Success is
maximized when there is a clear understanding of how actions impact the suc-
cess of the entire team and ultimately, the project.

Entitlement / Permit Management

Our approach to managing entitlement processes during
development has proven invaluable to our clients.

Whether this includes annexation into a city,
approvals from jurisdictions having authority, man-
agement of corporations, municipalities and local
entities or just coordinating permits, we have the
experience and expertise to manage the entire
process.

We use our proven management tools and procedures
to coordinate each discipline and activity throughout the
entitlement phase.

Project Closeout Analysis / Audits

Our Qualified staff brings extensive experience managing all phases of plan-
ning, design and construction. This knowledge sets us apart, offering indepen-
dent 3rd party audits and project close-out support.

Our in-depth knowledge of the construction process, along with an integral
understanding of contracts, schedules, cost accounting and financial tracking,
allows us to provide accurate and efficient cost analysis and audits.

Construction Lender Resource

We works with lenders and investors to analyze
risk and review opportunities for new construc-
tion, renovations and project workouts. We pro-
vide our clients with the confidence that risks
have been clearly identified and evaluated prior
to a loan or investment commitment.

Several of our staff have previously worked as builders; they bring first-hand
knowledge of what it takes to plan, manage and construct projects. Our experi-
enced team has the capabilities to evaluate the quality of design and proposed
development documents for any construction project. This has proved invaluable
to our clients.

SPMBS monitors the construction progress against draw values to protect clients
against over billing. Necessary documentation is gathered and reviewed for
accuracy during the entire process.

development, design and construction indus-
try, we work with clients to identify and imple-
ment customized services to meet their spe-
cific needs.

SPMBS can provide business planning, program oversight, project reviews and
consulting services for complete project management or on an as needed basis for

pose of this expansion we invite interested parties to join hands with us as part-
ners with investment and in turn avail the benefits of being a partner with a reli-
able and dependable organization. We promise to ensure assured returns on
your investment.
SPMBS is a Limited Liabiltiy Partnership Firm formed by Mr Sunny Paul & Mr
Suresh Jacob Vaidian, who are the designated partners. The interested party will
be added as a partner of the LLP for a nominal capital and upon infusion of funds
based on the project needs, the partner shall be given interest on the such funds
@12% per annum on annual rests, subject to provisions of TDS as per Income Tax
Act, 1961. In addition the profits of the company shall be shared on the basis of the
nominal capital also.
The money funded for the operation shall be returned upon written request form
the partner, within 30 days.

How your funds are secured

At SPMBS, we undertake only such projects `where the promoters contribute 60%
of the project with sufficient colatteral supports and also which ensures return on
the investment @20% within 6 months.

All details of the partnership agreement and the registration documents shall be
provided upon signing of a Non-Disclosure Agreement.
