Complements of the season to all our residents and their families. We trust
the year will be good to all of you.
There are a couple of issues that are on the increase that we wish to bring
to your attention in order to assist with the running of our estate.

Dogs
There has been an increase in dogs running around the estate unattended. In
most cases the dogs do not have collars and tags, making it difficult to identify
the owner. Too much time is taken up by the guards to identify the owners, taking
them away from their true purpose on the estate. We ask that residents make
sure that their dogs cannot get out of their properties while they are away or at
work, and that the necessary collars and tags be obtained for those dogs that
do not have. We will have no option but to hand the animals over to the SPCA if
we cannot identify the owner
as the estate does not have
the facilities to home them.
Please also note that dogs are
to be kept on leashes in the
common areas and are only
allowed off their leashes in a
designated area on the Road
Reserve. Signs are posted.

Security Issues
We have also noticed an
increase in complaints being
sent through to the office
a day, or days, and in some
instances even months after
something has taken place. We urge residents to please contact the guardhouse
immediately on (011) 608-4361 if witnessing any form of vandalism or suspicious
activity. It is a lot easier to deal with the issue if those culprits are caught in the
act. We also urge residents to call the guardhouse if you suspect something is go-
ing on. We would rather have you report something that turns out to be nothing,
than not report something that turns out to be something

Safety
Other than those issues we experienced a quiet 2017 as far as crime was con-
cerned and were fortunate that no serious crimes were committed within the
estate. We urge our residents to be vigilant when travelling outside the estate
and take note of what is happening around you.

Guard and Gardeners Bonus
We would like to thank those residents who so generously made contributions
towards the guards and gardeners bonuses. The guards work difficult hours,
sometimes under difficult circumstances.
Estate WhatsApp Groups
The residents created two WhatsApp Groups, the EmergencyInfo- and SpotMar-
ket group. The EmergencyInfo group is for estate related emergencies/notices
regarding power and water outages, lost dogs etc. The Spot Market group is to
be used for recommendations on services, e.g. handymen, contractors, garden
services etc. If you wish to be added to these groups you may contact the THOA
office on (011) 608-0835 or via email. These groups are only intended for those
specific uses. If you have any estate related complaints or issues, you can ad-
dress them to the THOA office on [email protected].
Road Reserve Issues
Complaints have been received from residents living along the Road Reserve
with regard to dog excrement being dumped in their rubbish bins and compost
heaps. In another incident a resident’s dog was bitten by a dog that was off the
leash. Although this is permitted along a certain section of the Road Reserve,
if your dog is going to bite other dogs we recommend you keep them on their
leashes. The dog that was bitten was in the owner’s property at the time.
Plans for the new Financial Year
Major work will be carried out on the watercourse. Three of the old ponds,
which no longer exist, will be restored. This will assist in reducing corrosion
that is taking place along the watercourse and will also enhance our section
of the river. The Community Centre will also be receiving an upgrade and will
be closed during April. Both the kitchen and hall area are being renovated and
we are sure that those residents who make use of this venue will be pleasantly
surprised when it is completed.
Shopping Centre and Road Development
The THOA office has been inundated with questions as to the current develop-
ment on the shopping centre and changes taking place at our entrance. There
is a sub-committee from Thornhill and Lakeside, who are having meetings with
both the shopping centre developers and JRA. Once we have more clarity on
their exact intentions, a meeting will be arranged with our residents to bring
you up to speed.

Thornhill Water Drive

Brendon and Jenna Mitchell, residents of the estate, heard about Water Storage
SA while on holiday in Cape Town. Water donations from all over South Africa
are stored in their warehouse
which is distributed to various
points in Cape Town, where
residents can go and collect a
certain amount of water. Jenna
took the initiative to post it
on the SpotMarket Whatsapp
Group asking if the residents
would like to donate water.
The wonderful residents of
Thornhill estate donated over
700 litres of water in 2 days!
InterTown Transport collected
the donated water in 1, 5, 10
and 25 litre containers on
Tuesday, 30th of January
which was transported (free
of charge) to Water Storage
SA in Cape Town. Rene, from
InterTown Transporters, stat-
ed that they will collect more
donations from the Estate over
the next 5-6 weeks. Please keep on donating! All sealed bottled water, as well
as unsealed bottled water, is welcome as the unsealed water will go to SPCA’s,
animal shelters and be given to households for pets/animals.

Community Centre update

Residents should please note that the community centre will not be available for
hire during the month of April due to renovations to the centre and kitchen.

Lost keys in the estate

One of our residents bought a new car and
lost the remote and key while walking his

Development update

Development in Modderfontein continues to progress and there is
talk of more to come. There are changes happening all the time
and it is easy to feel like they are just going to happen without any
consideration or input from the people living in the area. With this
in mind a committee has been set up to try and keep up to speed with
the development plans and where possible give input into the process.
The committee was initiated by residents from Thornhill and is a joint
effort made up of Thornhill and Lakeside residents. The Modderfontein
Community Working Group (MCWG) hopes to be a voice for the community
and will engage with the developers to get answers and give input. There
have been some initial meetings to set up the committee and we have
also met with various parties involved in the development.
The committee met with
Nevada (the developers of the
shopping centre) and items of
discussion included:
• Robots or traffic circles? I am
sure you have heard that we
will have various sets of traffic
lights installed along Johan-
nesburg road. We believe that
this will slow down traffic flow
along the road, increase noise
and air pollution, and cause
congestion for us as we enter
and leave the Village as we
wait for the lights to change
at the intersection outside the Village. There are plans to have slipways
to try speed up traffic flow but we think that traffic will still be slowed
down. The committee have spoken to the developers (Nevada) and Jo-
hannesburg Roads Agency and both of them are in favour of traffic lights.
We are looking at how we can put in an objection to the traffic lights and
are reviewing our options in this regard. We will keep you informed as we
progress.
• Security. The committee met with Nevada to understand their plans for
security and how we might link up the security efforts of the two estates
and the shopping centre. It is early days and this will be an ongoing dis-
cussion. The developers plan to have a number plate recognition system
as part of their security. This will be able to pick up false plates or stolen
cars before they enter the shopping parking and have security deal with
it. Our own security committee have been looking at systems like this as
an option for the Village and we will investigate how we might be able to
work together.

• Construction plans. There are two development areas that Nevada will
be working on, the construction at the shopping centre and develop-
ment of the land along the lake. For the moment they are focused on the
shopping centre and will only start work on the lakeside land in 2018.
The shopping centre will have a modern look (too late to change that) but
the lake area will have more of a historic feel. The land along the lake is
not owned by Nevada, but they have leased the land and will upgrade and
maintain it as part of a 99 year lease. There will be park area and family
restaurant. Construction at the shopping centre will stop over from the 15
December and start again in mid-January.
• Tree replacement. Nevada have indicated that they will be planting over
260 trees in the area as a replacement for tress that have come down or

that are planned to
still come down.
• Go Ape. The land
belongs to Nevada,
but Go Ape has ap-
parently just extend-
ed their lease and
will continue to be
part of Modderfon-
tein for the next few
years. They will get a
proper office and toi-
lets as part of their
lease agreement.
• Parking. We have
asked questions
about parking for Go Ape, the church and taxis. Some of parking areas
are already planned but some of the parking plans are linked to what
happens to Valley Road when the new road along the shopping centre is
opened.
M&T (the company who bought property from Zendai) are looking at how
they develop land in Modderfontein and we will monitor those plans as
they progress. They are looking at the historic value of some of the build-
ings in the High Street area and there is a study underway to understand
their value. We are still waiting for more information and will keep you
informed as we progress.
The MCWG aims to be a voice for the two estates as development pro-
gresses, but we also urge residents to get involved and register as in-
terested and affected parties where they can as development start to
happen. By registering you can stay informed and provide your views or
objections. We can’t stop progress but we can give input and ask
questions along the way.
