Services (Modified) for Proposed Renovation-As-New, Additions, Site Improvements and Site Acquisitions to Chamberlain
Elementary School for the City of New Britain. This is an exciting and challenging project for the City and we appreciate the
opportunity to offer our services for your consideration.

O&G has been in continuous operation since 1923, and our major focus over the past three decades has been on school
construction projects. O&G has successfully completed more than 230 school projects since 1964. We have completed over
100 large-scale school projects in fully-occupied campus environments and more than 64 elementary school projects.
O&G’s ability to manage complex, multiple-phased renovation projects in occupied schools along with our local market
knowledge will provide the City of New Britain with an exceptional level of service.

We have successfully completed more than 160 public education projects as a construction manager, including more than
24 large school projects working with Kaestle Boos Associates, 9 of those renovated-as-new. We are very familiar with
the management and OSF requirements of renovation projects for public schools in Connecticut and have completed more
“renovate as new” projects (CGS §10-282) than any other construction manager. We understand the educational mindset
and how to work on occupied campuses in a safe and non-disruptive manner.

Our qualifications will reveal a construction company that has the financial strength, experienced project management,
an understanding of working in an occupied school facility as well as a familiarity with the local subcontracting community.
We have completed all our school projects within their budgets, schedules and quality requirements while maintaining a
commitment to worker and student, staff and community safety. We have received numerous awards for safety and have a
robust state-of-the-art safety program that ensures all staff, visitors and students remain safe and secure during the
construction period.

The first phase of this project called for a 74,437 SF SIZE: 123,549 SF
addi on, with renova ons to various areas of the exis ng
school. The second, final phase, consisted of the abatement
and demoli on of most of the remaining school, as well
as, select renova ons that total 49,112 SF. The project was
finished on me and within budget.

installed. The facility was constructed to meet Connec cut’s

The completed renovated-to-new facili es allows the at Risk
school to serve over 550 6th to 8th graders, consolida ng
the District’s 6th grade to a single facility. LOCATION: Ledyard, CT

The facility was constructed to meet Connec cut’s High- SIZE: 90,704 SF
Performance Building Standards. The project included a
cafeteria, media center, auditorium and classrooms for
band, chorus, art and technology educa on, among
other spaces.

O&G completed the Orville H. PlaƩ High School project
in Meriden, a 4-year, $98 Million AddiƟons and RenovaƟon.

while the School remained fully occupied and opera onal. Management at Risk

construc on of an occupied high school in mul ple ENGINEER: ConstrucƟon Management
phases, mee ng Connec cut’s High Performance Building at Risk
Regula ons. SERVICES:

Work includes; a new stair tower; locker room addi on; LOCATION: Naugatuck, CT
expansion of the auditorium; infill of the exis ng outdoor
plaza to create new administra ve offices; and complete SIZE: 325,000 SF
renova on of the exis ng building.
PROJECT COST: $81 Million
Extensive sitework includes several outside projects
including: a new ar ficial turf field, with track, at the Project references are available upon request.

natatorium, and dance studio were also part of the project.

O&G builds the Renovate-As-New expansion
at Region 14 - Nonnewaug High School.

The campus, which served 800 students from Woodbury, is ARCHITECT/ S/L/A/M CollaboraƟve
made up of three buildings totaling 142,000 SF. Two of the ENGINEER: ConstrucƟon Management
buildings were renovated-as-new as a part of the project.

BID PACKAGE INFORMATION

The Chamberlain School Building CommiƩee will request the ConstrucƟon Managers to break out as many
sub-contractor bid packages as possible, no less than 15. Please provide in your RFQ response the number of
bid packages your firm would recommend we use for this project.

The approach to the development of bid packaging it is important as each project is unique and must be treated
as such. Many factors are considered when structuring bid package breakdowns. We are guided by common
area pracƟce which typically results in approximately 20-25 bid packages. In each case, consideraƟon is given
as to what bid packaging will serve New Britain’s best interest. For instance, on an exisƟng building project
where very liƩle above-ceiling space exists, we may elect to combine the HVAC and plumbing work into one
trade package, thus greatly reducing the Ɵme required for above-ceiling coordinaƟon. AddiƟonally, CHRO and
the accommodaƟon for local business opportuniƟes can shape the type and size of bid packages to achieve New
Britain’s specific goals. Once the trade package breakdowns have been draŌed, the list would be provided to
New Britain for review and approval.
