Help Us Sell Your Home!

Help Us Sell Your Home!

HELP US SELL YOUR HOME A part of our marketing plan actually involves you! No one knows your home better than you do. When you purchased your home, it was for any number of reasons: location to school, job, interstates, the mature trees, the friendliness of the neighborhood, the amenities the house had to offer (large backyard, fireplace, size of rooms, number of bedrooms, etc.). We would like to relay this information to the new buyer to help them see why they would want to love your home as much as you have. Also, as an added service, we update your listing in the computer every few weeks. By doing this, the computer shows your home as having been revised & therefore, resends it to every agent with a buyer who is looking for your type of home. This keeps your home always in the forefront. By having this list, it helps us keep the remarks fresh & reflect the true nature of your home. Attached are examples from a few recent clients. I leave this information with the listing flyer on the kitchen counter. Buyers usually look at several similar homes each time they go out. This works as a reminder of the great things about your home. (If you don’t have access to a computer, we would be happy to print it up for you - just supply us with the words!) Thank You! Again, you have ensured us, that we have everything we need to make your home-selling process as smooth as possible! Randy Worrell, GRI, CRS REAL Broker, LLC

A Note From The Sellers We love the open floorplan of the house, which allows for maximum enjoyment of the kitchen, living room and outside patio (great for grilling and relaxing in the sun). Upstairs, we can retreat to the enormous bonus room with a spectacular view of the trees and greenery outside. Even though we are located centrally in the Stonegate neighborhood, when we ‘unplug’ in our bonus room we feel as though we are on a retreat. The floor plan also allows for our children to have their own space away from us if we/they choose, and everyone can have their own area to play, relax, nap or enjoy the view. The Stonegate neighborhood is a lovely town-within-atown; close to quaint Zionsville (with its shops, restaurants and cobblestone streets) and yet if we choose we can walk to dining, green space or the pool without leaving the development. We are literally minutes from our doctors, dentist, shopping, dining and interstate access. LOCATION! The Zionsville schools are rated tops in the area and we love the daily migration to-and-from as children walk and ride their bikes to school. We have met many charming folks and families in Stonegate, and our neighbors are the most amazing people we have ever had the pleasure of living next to (and they’re good cooks too!). We loved relaxing in the living room, with its two-story spacious views, made possible by the picturesque windows on both stories. You will love perching and watching the world go by, whether it’s sunny skies, green trees or even the snow as it falls from the sky in winter…breathtaking! The neighborhood is ideal for walking, bicycling and enjoying either personal or family time. The common-area greenspace throughout is refreshing, especially behind the house as you relax in the soothing bonus room. Walk to the Olympic-sized pool, full indoor basketball gym or workout room (available 24/7). We enjoyed our time here and know you will to! You will want to also view the clubhouse amenities. And then before you leave the neighborhood you may want to visit the Ice Cream Shop and look over the restaurant menu.

Greetings to the Next Owners! We have loved spending the last three years living in this wonderful house and neighborhood. This house is in an excellent, upscale neighborhood full of beautiful homes, mature trees, and great neighbors. The location is unbeatable. With access to two Interstates, you are less than 20 minutes away from downtown, the airport, and much more! For local dining and shopping, Traders Point is “right next door” and has lots of options. It has also been so wonderful being less than five minutes from the entrance to Eagle Creek Park. We have enjoyed being a part of nature on the hiking and biking trails. There is also zip lining and easy access to the reservoir for sailing, boating, fishing, and swimming. There is a very nice beach on the reservoir and competition rowing events. This is truly a house for all seasons. Watching the daffodils and tulips bloom in early spring and seeing the water plants emerge as the Japanese pond comes to life, is an uplifting reminder that summer is on the way! During the summer, the huge back yard is a joy to use, with flower and garden beds bursting with life. The trees provide natural shade from the heat and the views of rolling hills from the kitchen windows and French doors are breathtaking. The deck is a great spot for summer parties or to just relax and unwind as the sun sets behind the trees to the west. In the fall, the leaves changing colors on the huge maples provide a beautiful background for evenings around the fire pit. When winter comes, it is so comforting to sit in front of a warm, roaring fire in one of the three fireplaces…especially the one in the master bedroom. Or to cozy up on the big comfortable couch in basement turned theater room to watch a movie on the big screen TV. When it snows, the house feels just like something out of a quaint English village. The whole interior of the house is very spacious and luxurious with tons of living space in the two living rooms and the den. There is also more storage space than you can imagine throughout the house. A zoned heating and cooling system allows independent control of various sections of the house. We have particularly enjoyed the Tudor styling of the exterior of the house and beautiful wood moldings and paneling in the interior. The vaulted ceiling in the master bedroom and the built in shelves with a wet bar in the den add so much to the extravagance of this home. We know you will love living here as much as we have and wish you many happy years in this wonderful home.

What We Love Most About Our Home, Yard & Heron Lake: * Great walking paths & sidewalks over the entire community. * The neighborhood lake, tennis courts and lake are only for our neighborhood. There is tennis, fishing, sailing/non-motorized boating, and lots of fun family gatherings and parties for socializing all year round with the clubhouse. * Great central location. Easy access to downtown, Carmel, & East/West sides of the city. * Nice big rooms with lots of light from windows - especially on the lake side. * The house is bright and cheery and has lots of cozy charm! * From the living/dining room you have a birds-eye view of the lake - totally enclosed, safe and private. You can watch all the birds: hummingbirds, Carolina wrens, cardinals, house finches, sparrows, morning doves, catbirds & robins. There are also Canadian geese & mallards on the lake that you can feed bread & they will come up to you! * The house sits at the top of a hill, so water is not a problem. * Lots of storage! * At Christmas time, all piers are decorated with lighted Christmas trees, which is spectacular to see after dark, especially when there are reflections off the water. There is also an annual Christmas get-together at the clubhouse for residents - a great way to meet your neighbors!

To the Next Owner – What I Like About My Home 1.Waterfront Setting. I love the secluded lakeside setting. The long driveway provides privacy in the front, and in the back of the home, you are surrounded by trees. 2.Vaulted Ceilings. The high ceilings give the home a spacious and contemporary feeling. The rooms have an easy flow into one another. 3. Light. The home has plenty of windows. The natural sunlight accents your furnishings and gives the home a warm and inviting feeling. 4.Great Room. The spacious great room overlooks the water and trees and offers a place for guests to gather and enjoy each other’s conversation. 5.Recreation. Whether you are water skiing or just taking an easy cruise, it is nice to go out on the lake. 6.Big Deck. During the summer, it is a great place to relax. The trees provide plenty of shade. 7.Quite. Since there is no thru street, there isn’t much noise on the cul-de-sac. 8.Proximity. Shopping and restaurants are close by, and interstates I-69, I-70 and I-465 make travelling in and out of Indianapolis a breeze. 9.Security and Plowed Streets. Your neighborhood association provides for 24 hour security patrols, and in winter, the streets are plowed.
