FIRST QUARTER SUMMARY

The Charleston industrial market continues to grow at a record pace. Vacancy rates are at a 10-year low, while the 12-month absorption rate is at an all-time high. Developers are pushing
to keep up with the market demand—more than 842,000 SF have been delivered since Q4 of 2018 and roughly 2,500,00 SF are still under construction. Charleston has experienced a
large influx of new businesses flocking to the region, fueled by the large growth in population and a strong economic market that is outpacing national averages. Vacancy rates sit around
6.2% and are expected to continue to drop, and rental rates continue to rise and are roughly around $7.05 NNN. The total Charleston industrial inventory ended Q1 at 82,521,983.
