Consideration of resolving throwing garbage, etc, from balcony

Throwing garbage and hanging the things off balconies off balcony

Management has requested continuously the cooperation of all residents to comply
with rules and regulations of refraining from throwing garbage (snack bags, food /
drink cartons, etc.) and hanging the things off balconies.

As this issue has been ongoing and unresolved since June 2022, the neighbors
affected by the disposal of garbage from Lumpini Place have filed a complaint at the
Court seeking for immediate resolution of this matter.

Management would like to propose two options for your decision as follows (see
details):

1. Install CCTV cameras
2. Install net cover for balcony areas

OPTION 1: INSTALL CCTVS TO MONITOR BALCONIES

Install CCTVs to monitor all balconies as follows:
1. Bullet camera (DarkFighter technology), IP 4 mb. megapixel - 4 spots,
2. Support camera - 4 sets
3. NVR records 4ch & Hard Disk 4TB - one set

Location of camera installation:
1. Behind building Zone-A, first floor
2. Behind building Zone-B, first floor
3. on the rooftop Zone-A
4. on the rooftop Zone-B

Note:
1. one camera can monitor distance up to 30 meters
2. Installation by Security Shinkong (Thai) Co., Ltd. at a cost of 88,602.42 baht (Inc.vat)

OPTION 2: INSTALL NET COVER FOR BALCONY AREAS

Install net cover for balconies (washing/kitchen area)
of Lumpini Place, We have two options:

Option 1: Install net cover, balcony exterior, totaling
275 sqm. Drop from 20th floor, outside balcony units
• Zone A – 48.45 m x 2.80 m
• Zone B – 48.45 m x 2.80 m
Cost of 137,700 Baht

Option 2: Install net cover, balcony areas, separate units,
Set up done inside, must seek permission to enter
• Each balcony, 5 sqm - 1.70 m x 2.80 m
• 24 balconies, totaling 120 sqm*
Cost of 51,360 Baht (428 ฿/ sqm), Inc. Vat

Note: 10 balconies, already set up

Consideration of Regulations prohibition of throwing garbage
and splashing water from balconies

Regulations: Prohibition of throwing garbage and splashing water from balconies

In the interest of orderly neatness, and pleasant appearance of the condominium, which would contribute towards
comfortable living together of residents, it is necessary to seek from each and every resident to cooperate in cleanliness
maintenance by complying with the following:
1. There are two types of garbage bins, one for wet garbage and the other dry garbage, The garbage bin are located

near the common-way stairs
2. Cleaning workers shall clean and collect garbage on each floor, to be disposed in the garbage bin on the ground-

floor daily from 09.30 a.m. onwards,
3. Residents are forbidden from throwing garbage and splashing water from balconies (snack bags, cooking flour,

beverage cans, milk cartons, cigarette butts, water etc.) which can cause damage to the environment and neighbor’s
property
4. If any resident is found violating this rule, the management will issue a violation notice along with a fine of 3,000
baht per occurrence
5. Juristic Management will not be held responsible for any future legal complaints filed on behalf of the neighbors
who get affected by this rule
Remark : This regulation is subject to supplementation and/or amendment, as and when considered proper.

towels, any things on the edg and over balconies

Regulations: Prohibition hanging blankets, towels, any things on the edg & over balconies

In the interest of orderly neatness, and pleasant appearance of the condominium, which would
contribute towards comfortable living together of residents, it is necessary to seek from each and
every resident to cooperate to refrain from hang clothes or place any material on the edge and over
than the balconies by complying with the following:
1. Do not hang clothes or place any material on over the edge of the balconies
2. Do not hang clothes or have any material protruding outside the balcony area
3. If any resident is found violating this rule, the management will issue a violation notice along

with a fine of 3,000 baht per occurrence
4. Juristic Management will not be held responsible for any future legal complaints filed on behalf

of the neighbors who get affected by this rule
Remark : This regulation is subject to supplementation and/or amendment, as and when
considered proper.
