CO-MANAGING BROKER BEN OSBORN
BROKER ASSOCIATE
If you’re looking for someone to lead you on your quest of buying
RE/MAX URBAN PROPERTIES or selling real estate, Ben Osborn is your Man! Ben first
2801 WELTON ST, SUITE 200 developed a passion for Colorado traveling the state as a land
DENVER, CO 80205 surveyor for over a decade. During that time as a project
manager, he worked with some of the most successful
CELL: 720-635-7275 engineering companies in the Colorado. Clients were Residential
& Commercial Land Developers, Custom Home Builders and
[email protected] Local Municipalities. Boundary Analysis was his passion, and this
required an intimate knowledge of physical evidence in the field,
chain of title and records research. His love of the land has always
led to the exploration and climbing of mountains in Colorado
and other states. For Ben, climbing up an 18,000-foot peak is not
un-like buying or selling real estate. You set a goal and you
diligently make plans to accomplish your goal. But, you must
also be prepared for unexpected events and have contingencies
in place. The skills needed for both the real estate business and
mountain climbing are interchangeable. Logistics planning,
stress mitigation, deadline
management, problem-solving, crisis management, endurance,
and high-performance under pressure are all things one needs
on a quest to the summit of a mountain. They are also skills that
Ben
implements to provide his clients with complete customer
satisfaction. Communication is also very important to Ben and
the key to any real estate transaction. Direct communication, no
matter what the situation, is something Ben values the most.

Ben’s skills include: Contract Negotiation, Boundary Dispute Knowledge, Vacant Land Specialist, Well Permits,
Septic, Survey Knowledge, Title Issues, Easement Knowledge. Specialties: Residential, Farm Land, Mountain
Property.
When Ben is not at the office he can be found getting lost in the great mountains of Colorado and beyond,
studying the martial art of Ninjutsu and practicing Yoga. He also enjoys spending time with his wife Amy, who
is a school teacher, and his dog Guinness who runs the household!
“If you always put limits on everything you do, physical or anything else, it will spread into your work and into
your life. There are no limits. There are only plateaus, and you must not stay there, you must go beyond them.”

Golden High School isa safe environment with a great sportsand activitiesand some good academic departments. Math and science are the strong suitswhile
other departmentsare weakand very sub-par. There isa lackof building relationshipswith counselorsalthough it'sa small school. Initiative isreliant on the
students, and administration islazy when it comesto taking action. There are however, very good teacherswithin some departmentsmath, science, and English
mostly that truly care for the studentsand prepare them adequately for college.

I really enjoyed my experience there, and I believed that it truly made me a better person asI grew and learned. I really like nearly all of the teachers, asthey
were polite and respectful, and I learned a lot from each of them. The facilitieswere actually quite nice, and asthisbeing my 4th year at the school, it hasgrown
on me and I know I will missit once I leave for college. The athletic program wasgreat there, and I played 3 different sports. These included football, wrestling,
and track. They all made me tougher and better focuseson myself and my academics, and I am glad that I participated in all of them. The location isalso
beautiful too, with a great view of the mountainsfrom all sidesof the buildings. The gym inside isalso great with plenty of machinesthat I have used many times
during my time at golden, and I know that the coachesthere want each and every athlete to exceed. Overall, Golden High school isa great place to learn, and
I'm happy that I went.

I liked that Golden High School hasa pretty challenging curriculum and some teachersthat are very invested in helping studentsand doing their jobswell. I
would like to see more staff being involved in the students' livesand helping studentsmore when it comesto getting their gradesup, applying for colleges, and
receiving more opportunitiesto help them be successful people in the future.

Thisschool hasa sense of community that isunbeatable. Most of the staff besidesthe few really love their time at Golden and what they do. There isa wide
array of both sportsand clubsfor every type of person. In many waysit also hasthe same strugglesof other schools, but for the most part there in minimal bullying
and a good support staff if needed. But I would say thisisa great school!

Prepare a Competitive Market Analysis of your home.
Determine the best possible price for your home in today's market.
Complete and review the listing agreement with you.
Prepare your home for sale.
Spend as much time as we need going over the entire property with
you, both inside and outside.
I will make a list, with you, of suggestions and recommendations
about your home so that it will be seen at its highest perceived value
while competing in the marketplace.
Install a lockbox, brochure box and our exclusive "For Sale" sign.

MARKETING PROCESS

Staging - I will have a professional stager provide a consultation with
you and your home in order to bring out the best in your home and tap
into a Buyer’s psychology to show them what they want to see.

Professional Photographer - I will hire a professional photographer to
take pictures of your home to highlight each room in the way that
appeals to buyers and grabs their attention as they are searching for
homes on the internet. Buyers perceive home with professional
photography to be worth on average, 12% more than the actual price.

The Multiple Listing Service - I will professionally represent your home to the MLS. As a result, your
home will be exposed to every agent in the Denver Metro area.

Brochures - Professionally create a brochure to have at the house for potential Buyers to take if they are
interested in your home.

Agent Rapport - I strive to motivate agents to show and sell your property through my own personal
contacts. I constantly work to maintain a high rapport with the working agents in our area.

Open Houses - Hold open houses when appropriate, which is normally the first weekend listed, to drive
in as much traffic as possible.

Internet - Today's tech savvy consumers are bombarded with
information daily, and expect the information they do need to be
accessible from anywhere quickly. Potential buyers will have no trouble

and many more!

Marketing to Other Agents - As stated before, 85% percent of all home
sales in Denver are co-brokered, meaning that the buyer is also
represented by an agent. With that being said, other agents are some of
the most important people to market to. I will immediately, upon MLS
listing going live, receive a list of prospective buyer’s agents who have
buyers looking for a home in your area and your price range! I will
market to them first! Your home will be featured on
REColorado.com/MLS, the premier multiple listing services throughout
the state. This direct site is designed to facilitate cooperation with
other brokers in pairing sellers with other agent's buyers. Your property

can also provide the required supporting documents. If you have the documents as shown

PREPARING YOUR HOME
FOR A SUCCESSFUL SALE

As stated earlier. the condition of your home plays a huge role in getting it under contract and
eventually sold. Therefore, there is great benefit to making sure your home looks its best prior
to putting it on the market. In addition to sprucing up your home to make it look its best, there
are also small remodelling jobs that will pay off at resale once your home closes. I can advise
you about specific improvements that will increase your home's marketability and value prior
to getting it on the market.
Addressing and repairing problems/improvements early in the marketing process places you
in control eliminating the stress of making repairs on the buyer's schedule. Having your home
in move in condition also helps you avoid delays to closing and demonstrates to buyers agents
and the buyer's home inspector that your house has been very well maintained. We want
buyers to focus on how they would live in your home - not what they would have to repair.
Additionally, your house will stand out from the competition as better value and command a
higher price.
I will also recommend trustworthy, professional contractors to address any repairs that are
needed. To the extent that these repairs are made will directly affect your listing price. You
have the ability to command a higher asking price, and substantiate it, when your home is in
top condition.
I realize that there are many choices out there when hiring an agent to sell your home and
truly appreciate the opportunity to present you with my approach and the results I have
achieved for my clients. As your agent I can promise you several services that I provide
including:

Accurately pricing your home
Outlining a full scale marketing plan from professional photos to a custom home web page
Enhancing the perceived and real value of your home allowing you to command a higher
asking price
Unmatched customer service throughout the listing process
A focus and determination to achieve your complete satisfaction
Regardless of the price of your home, when you hire me as your Realtor, both you, and
your home, will be prepared for a successful sale!

Pricing
Your Home

Houses sell
quickly and
usually for the
most money
when they are
priced properly
in the beginning.

PRICING YOUR HOME:

PAVING THE WAY FOR A
SUCCESSFUL SALE

Accurately pricing your home is the single most effective way to ensure a successful sale. This
cannot be overemphasized enough. It is the most important determining factor. No amount of
marketing can sell an overpriced home.

The consequences of making the wrong decision are painful. If you price your home too low,
you will literally give away thousands of dollars that could have been in your pocket.

Oftentimes, sellers are tempted to list their home with the agent who quotes them the highest
price.

Price it too high, and your home will sit on the market, developing the reputation of a problem
property (everyone will think that there is something wrong with it).

Failure to understand market conditions and properly price your home can cost you a bundle
or cause your home not to sell....preventing you from achieving your goal.

Please keep in mind, the agent doesn't set the price, the seller doesn't set the price - the
market will set the price, or value, for your home.

Factors that Influence Market Value Factors with Little or No Influence
Supply and Demand on Market Value
Economic Conditions
Asking and Selling Priors of The Price the Seller Paid for the House
Competing Homes • Your Home's Condition The Seller's Expected Net Proceeds
Buyer's Perception of your Home The Amount Spent on Improvements

I Won't Let This Happen To You!

Utilizing the latest computer technology and my in depth knowledge of the market, I will
analyze current market conditions in combination with your personal time requirements to

identify the correct price range for your home.

You can't afford any "guesswork" in this critical step.

BENEFITS OF
PROPER PRICING

FASTER SALE: The proper price gets a faster sale, which means you save on
mortgage payments, insurance, and other carrying costs.
LESS INCONVENIENCE: As you know, it takes a lot of time and energy to
prepare your home for showings. Keeping the property clean, make
arrangements for children, and generally altering your lifestyle. Proper pricing
shortens market time.
INCREASED AGENT RESPONSE: When agents are excited about a property and
its price, they make a special effort to contact all their potential buyers and
show the property whenever possible.
EXPOSURE TO MORE PROSPECTS: Pricing at market value will open your
home up to more people who can afford it.
BETTER RESPONSE TO ADVERTISING: Buyer inquiry calls are more readily
converted into showing appointments when price is not a deterrent.
HIGHER OFFERS: When a property is priced right, buyers are much less likely to
make a low offer, for fear of losing out on a great deal.
MORE MONEY TO SELLERS: When a property is priced right the excitement of
the market produces a higher sales price in less time. You NET more due to the
higher sales price and lower carrying costs
