Timing is extremely important in the real estate market. The above graph
illustrates the importance of placing your property on the market at a realistic
price. A property attracts the most excitement and interest from the real
estate community and potential buyers when it is first listed; therefore, it has
the highest chance of a sale when it is new on the market.

The Importance of Intelligent Pricing

As the triangle graph above illustrates, more buyers purchase their properties at
market value than above market value. The percentage increases even further
when the price drops below market value. Therefore, if you price your property at
market value, you are exposing it to a much greater percentage of prospective
buyers and you are increasing your chances for a sale. Pricing is no longer just a
number… it’s a strategy!

Staging Your Home to Sell!

Preparing your home to sell is a crucial ingredient to selling quickly! This
preparation is know as “home staging” – making your home cleaner, brighter
and less cluttered. Our Staging & Design Consultant is prepared to help you
highlight the wonderful features of your home for a faster sale.

First impressions count! Here are some tips for a faster sale.

• Roll out the red carpet for potential home buyers. Spruce up your
entryways. Welcome mats, planters filled with seasonal flowers, and
clutter-free foyers and hallways set the stage.

• Sell the space, not your stuff. Remember that the goal of a successful
showing is to make the prospect feel at home – like it is theirs, not yours.
Less is more: open up your space so prospects can actually see what
they are buying.

• Paint & elbow grease work wonders. Fresh paint and a thorough
cleaning will give you the greatest “bang for your buck.”

• Go with the flow. Arrange furniture for easy traffic flow. Consider
placing a major piece of furniture at an angle. Angles add interest.

• See the light. Move lamps to dark corners and open window
treatments. Brighter is better!

• Go green. Live plants can add decorative flair without spending a
bundle. Plants and cut flowers have a way of warming up a room.

• Don’t forget the outdoors. If you have a porch, deck or patio, clean the
furniture and replace worn cushions. Breath new life into your deck with
a fresh finish.

• Make the kitchen sparkle. De-clutter the countertops by removing
toasters, food processors, knife blocks and other non-decorative items.

10 Ways to Prep Your Home for Sale!

• Improve your landscaping. Curb appeal is crucial to a good first
impression, so make sure your home's lawn is immaculate. Mow the
lawn, prune the bushes, weed the garden and plant flowers.

• Clean the outside. A sloppy exterior will make buyers think you've
slacked off on interior maintenance as well. Be sure to clean the
gutters and pressure wash your home's siding.

• Make repairs. In a buyer's market, you want your home to be in the
best condition possible. Take care of major defects like broken
windows or a leaky roof that could discourage buyers.

• Make the front door inviting. A fresh coat of paint, especially in a
color that contrasts with the home, will make the front door stand
out. Replace faded house numbers so buyers can see them from the
curb.

• Buy a new welcome mat. Let buyers know they're invited into your
home.

• Remove clutter and depersonalize. Buyers want to envision their
belongings in your home. Clean up by renting a storage unit for
knickknacks, photos, extra furniture and other personal items.

• Organize closets and drawers. Messy closets give the appearance
that your home doesn't have enough storage space.

• Make every surface shine. From ceiling fans to floors and everything
in between, clean your home until it sparkles.

• Take color down a notch. You might like your lime-green bedroom,
but it may sour buyers. Paint your walls a neutral color that will
appeal to a wide range of buyers.

• Eliminate bad odors. Hide the litter box and spray air neutralizer
throughout your home. When showing the home, fill it with inviting
smells by putting out fresh flowers and baking a batch of cookies.

Use A LockBox On Your Home.
Homes with lockboxes have almost 60% more showings than homes without lockboxes over the same period of
time.

Use A Reliable Answering Machine.
An unreliable answering machine can mean missed notifications about showings. Make sure you check your
answering machine on a regular basis.

Communicate With Others In Household About Showings.
Most problems with showings come from one person in the family not receiving notification about a showing
from another member of the family. Be sure children and teenagers know the importance of relaying dates and
times of showings to other members of the family.

Always Have Your Home Ready To Show (as best as you can).
This is probably the hardest to do. Keeping your home in good showing condition can not only improve the
quality of each showing, but also reduces your stress. When CSS calls about an agent that has a buyer that is “in
the area”, you won’t have to frantically try to clean up. We will send you additional tips on keeping your home in
good showing form.

Be Prepared for “Drive-Up” Showings.
Realtors prepare tours for their buyers ahead of time. Often, however, their buyer will see a house for sale that
was not on their tour. Showing Time makes it much easier for that REALTOR® to then schedule that showing
appointment. Be aware that this may happen to you. Often these spontaneous showings are the ones that sell
your home. Showing Time defines a “drive-up” showing as a REALTOR® requesting a showing appointment within
20 minutes of the scheduled show time.

Have One (or two) Primary Phone Number(s) To Call.
Having one phone number to call for notification or approval reduces the chances of problems with showings.
We will call more than one number, but it can increase the number of problems that are associated with
showings.

10 Things to Do Before a Showing

Helpful hints to prepare for last minute showings:

• Turn on ALL of the lights (including over the stove!).
• Have light jazz and/or classical music playing softly in the

background.
• Pick up shoes, socks, etc & stash in a tote to take with you. Don't

put unusual things in dishwasher, washing machine, oven, etc
(buyers like to look!).
• Open all drapes, blinds, shades, etc. to let in maximum light in all
rooms.
• Wipe down counters.
• Set the house temperature so it is cool in the summer and warm in
the winter.
• Spritz air freshener in all bedrooms or bake cookies.
• Put out chocolates on the counter by the house flyers.
• Make sure all personal items, valuables, etc. are hidden, locked up,
put away.
• Take the dogs & kids with you in the car and breathe deep -
congratulations, you did it!
