l Full Referencing on Tenants, including Employer & Character References: Right to reside in the Country Checks, Credit
Checks & Landlord References. Proof of ID. (Passport, Driving Licence, NI No. Utility Bill)
l Proof of financial stability (Bank Statements)

l Preparation of Assured Shorthold Tenancy Agreement (3 copies) signed and witnessed

l Inventory & Schedule of Condition, including dated photographs

l Approval of Guarantors and Pet Addendum (if applicable) signed and witnessed

l Hand over keys & Check in Tenants

l Collect one month’s Rent in advance. Set up a Standing Order for the Rental Payments to the Landlord

Guaranteed Rent on Time – 15% (+VAT) of the monthly rental income

At Red Squirrel Property Shop Ltd we understand the importance of Guaranteeing Rental payments to Landlords and our
‘Guaranteed Rent on Time’ service is designed to give Landlords the peace of mind of no longer waiting for their rent and no
more rent arrears, as we will pay you the monthly rent payment on the exact date it is due, even if the tenant fails to pay.

The Guaranteed Rent on Time service includes – same as Tenant Introduction & Fully Managed service plus the following: -

l Guarantee the rent payment to the Landlord on the day it is due, even if the tenants fail to pay

l Continue to pay the rent to the Landlord until vacant possession

l Deal with all rent arrears (phone calls, e-mails and letters)

l Arrange Form 6A (Section 21) & Section 8 documentation with our legal team

Fully Managed – 10% (+VAT) of the monthly rental income

The Fully Managed service allows you to have as few worries as possible when letting your property.

The Fully Managed service includes – same as Tenant Introduction service plus the following:

l Check in and Check Out Tenants & Final inspection when Tenants vacate the property

l Carry out regular inspections and report back to the Landlord.

l Collection of Rent on Monthly Basis & Statement of Account with breakdown of all expenses

l Bacs Transfer for rent payments & Settling any final expenses on account

l Priority response to any repairs and maintenance on property etc.

l Carry out any maintenance or emergencies to the property, supplying quotes to the Landlord for any maintenance work and
following up on work when completed

l Arranging Renewal contracts and Serve any Notices.

l Annual statement of accounts for income tax returns (if required)

Rent Collection Only – 8% (+VAT) of the monthly rental income

The Rent Collection Only service includes – same as Tenant Introduction service plus the following:
Setting up an account and collecting rent on a monthly basis from Tenants to pay their Rent to Red Squirrel Property Shop
Ltd, which we will forward onto the Landlord with statement of account (this can be done by Internet Banking) and we will
chase up any arrears that may occur.
