A big part of the equation as to why land values remain strong is that in most areas there continues to be an in- adequate supply of land available for purchase, hence demand outpaces supply. This is especially true for high quality agricultural cropland. It is our belief that farmland values, especially high quality cropland in 2019 and going forward into 2020 are strong and that the economic theory of "Supply and Demand" - is Alive and Well!!
In 2019, most areas in Eastern South Dakota, Western Minnesota, Northwest Iowa and the upper Midwest experienced record rainfall and volatile weather conditions, creating difficult farming circumstances. Further- more, economic agricultural conditions were further influenced by embargos, trade issues and other govern- mental influences, although at years end there appears to some rekindled enthusiasm that a resolution may be achieved with our worldwide trading partners. Another positive observation has been that in 2019 we wit- nessed a slight softening in interest rates and going forward into 2020 it appears that interest rates will con- tinue to remain at favorable levels, which is a positive influence to land values.
At the close of 2019 we once again witnessed that many land buyers remain "Sold on the Market" – especially those that had strong equity positions, as there remain many individuals that are anxious to invest in agricu- tural land as a safe haven for investment of their dollars. One key factor remains – that being that the eco- nomic theory of “Supply and Demand” remains in full force and effect, as it appears that there continues to be an unbalanced demand for high quality cropland, as there seems to remain a greater supply of qualified buyers in the marketplace, than there is land available for purchase.
AS FOR 2020 – It is our opinion, that if there are no major adverse economic influences, if crop production remains average to above average and if commodity prices don’t erode further and hopefully improve, we do not foresee any evidence on the horizon for drastic downturns or increases in land values, hence it is our opinion that going forward, we expect land values in 2020 to remain constant and pretty status quo.
In 2019, the majority of the farms with relatively high or very high percentages tillable sold in the $6,000.00 to $9,000.00 per acre price range and in the current market it takes a tract of land of extremely high caliber to bring upwards of $10,000.00 per acre. Furthermore, “Good Pasture” with quality grass, good fences and a decent water supply was and is a highly sought after commodity - especially for the cow-calf operator. Val- ues of poor quality, marginal and recreational land remained somewhat soft but rebounded slightly - as landowners, investors and lenders are somewhat disinterested in parcels of land that won’t generate a cash flow sufficient to sustain itself. Commercial and development land values rebounded slightly, partially due to the strength of agricultural land firming up a base level for development land capable of producing some crop income that might be sufficient to sustain the holding costs for a period of years, along with a realization and belief that there may be some long-term potential for upside improvements in commercial land values in the future. Cropland in many cases is still yielding a 2% to 4% return on investment – outperforming CDs and other investments. Even though the Stock Market has been performing at record levels, some investors may be leaning towards diversification and conversion of paper investments to land and/or other tangible real estate, as it may be enticing to invest in land as an asset which affords a high degree of security, as it is a tangible investment which won’t yield a negative or 0% return, due to the fact that there are ample farm operators that are ready, willing and able to rent land.
In summary, it’s still a GREAT TIME TO SELL! - As the demand for high quality land and pasture outpaces supply. As we begin 2020, it appears that the mindset of farm operators and investors alike in the market for land have a relatively high degree of optimism and remain competitive in their pursuit and acquisition of land, and that said - the auction method of marketing in conjunction with our knowledge and professional experience creates a forum that exposes your property to the maximum number of qualified buyers, resulting in the true “Fair Market Value” and "Top Dollar" for your property. We reviewed the fact Humanism is a religion infused into society via public education at all levels. The impact has been across every aspect of the culture. The family unit is the most obvious. Little by little the biblical model for the family has been eroded. It is no longer man & woman in lifelong monogamous marriage, with the central focus upon God, providing the divinely ordained home for rearing children.
The first scourge whipping and ripping marriage to shreds is divorce. In the 1950s, divorce was infrequent. It was so unmentionable, my grandmother once whispered, “she’s divorced,” as if it was a vulgar word. There were no divorces in the family among my parents (born in 1924) generation.
In 1890, the rate was 3 divorces per 1000 marriages. In 2018, 40-50% of marriages end in divorce. That divorce is common is reflected by the number of divorces. 40% of “first” marriages end in divorce. What caused the increase?
The primary reason is as a nation, other than lip service, we no longer honor God nor His divine edict of marriage stated clearly by Jesus – “...He who made them... male and female...said, ‘For this reason a man shall leave his father and mother and be joined to his wife, and the two shall become one flesh’? So then,they are no longer two but one flesh. Therefore what God has joined together, let not man separate”(Matthew 19:4-6). With the indoctrination of Humanism, i.e., we are our own gods, as a nation we decided to spit on God’s word, implicitly denying God Himself. Yes bring on the divorce!
Jesus said, “If you love me keep my commandments” (John 14:15). With such a divorce rate, obviously we do not love Him. In the same breath Jesus continued declaring what constitutes the only reason for divorce – “...whoever divorces his wife, except for sexual immorality, and marries another, commits adultery; and whoever marries her who is divorced commits adultery” (Matt 19:9). Man in his foolishness scrapped commitment, the glue of lifelong marriage. Not being com- mitted to God, makes it easy to not commit to anything, let alone mar- riage. You’ve been brainwashed to do whatever you want as long as you feel good – the Humanist principle that man (not God) makes his own rules. How did we allow this to happen in our entire society?
