Don’t be fooled by an exterior drive by of the property as the interior has been significantly remodeled. This auction presents a rare opportunity to purchase an acreage within the city limits of the friendly community of Sinai, SD. This property consists of approximately 3.97 acres, but seems larger as there are some unimproved streets and other open areas adjacent to the property. The size of the property allows for a large yard with room for construction of a garage or storage building in the future, along with some pasture area situated west of the house that the previous owners utilized to keep a few head of livestock. This acreage has a quaint set of buildings including a 1 1⁄2 story home comprised of an open deck with composite decking, a front entrance to a living room with a back-up LP gas wall heater, an open stair- case, main floor bedroom and adjacent nicely remodeled bath with a whirlpool tub, pedestal sink, stool, elec. wall heater, linen cabinet and clothes closet, a kitchen-dining area with wooden cabinets, appliances including a side by side refrigerator, gas stove and dishwasher (all with stainless steel fronts) dining area w/rear sliding patio door to an open wooden deck and a staircase from the dining area to the basement (the main floor has new laminate floor- ing in the living room and kitchen/dining areas); the second story includes 2 bedrooms with ceiling fans (no closets) although there is a 3rd room which was utilized as a walk-in closet and storage room; the basement has a laundry area with an LG high efficiency front load washer and dryer, an 80 gallon Rheem Marathon electric HW heater (2018), 100 amp breaker electrical service, corner workbench and sump hole w/pump. The home is heated by a com- bination of electric heat and the LP gas wall heater located in the living room, additionally there is a window air conditioner included. This property is serviced by Sioux Valley Electric and Kingbrook Rural Water. Other major improvements to the property include installation of a new septic system in 2018 at a total cost of approx. $7,200.00 and was re-roofed in 2020 by Brower roofing with Tamko Thunderstorm Grey shingles at a cost of $4,380.00 and in ad- dition the interior has had some new flooring installed and portions have been freshly painted. Other improvements on the property include some small incidental buildings. The LP tank on the property is leased and “is not” included with the property. Also, the sellers have paid for a recent mortgage survey that will be provided as completed by Midwest Land Surveying and also have ordered a preliminary title commitment through Brookings County Title Co. which is available for review. The property has a grassed lawn, established trees including two apple trees and other deciduous trees, as well as some grassed pasture within the boundaries of the property that is located west of the house.
LEGAL DESCRIPTION: As Outlined in the Preliminary Title Commitment obtained from Brookings County Title Co. the Legals for the property are as follows: Tract 1 – Outlots “D” and “E”, less the E. 100’ of said Outlots in the Town of Sinai, SD, being a part of the N 1⁄2 SW 1⁄4 of Sec. 14, T. 109N., R. 52W.,; Tract 2 – The S. 68’ of Lots 18 and 19 in Block 4 of the Original Plat of the Town of Sinai; Tract 3 – Lots 13, 14, 15, 16 and 17 in Block 4 of the Original Plat of the Town of Sinai; all in Brookings Co., D – Containing +/- 3.97 acres accord- ing to the recent survey thereof.
TERMS: CASH – A 10% downpayment on the day of sale with the balance on or before May 14, 2021 with full possession. Marketable Title will be conveyed and owner’s title ins. (Brook- ings County Title) will be provided with the cost divided 50-50 between the buyer and seller. A Title Company Closing Fee, if any, will be divided 50-50 between buyer and seller. All of the 2020 RE taxes payable in 2021 in the amount of $1,434.56 will be paid by the sellers, and based on that amount the 2021 RE taxes will be prorated to the date of closing. The boundaries and acres as provided in a recent mortgage survey as completed by Midwest Land Surveying, Inc., are approximate as a staked property survey was not completed, sub- sequently the acres understood to be “more or less.” The sellers do not warranty or guarantee that existing fences lie on the true boundary and any new fencing around the perimeter of the acreage will be the responsibility of the purchaser. This property is sold in “AS IS” condi- tion with no contingencies whatsoever and the property is purchased subject to any existing easements, restrictions, reservations or highways of record, if any, as well as any or all ap- plicable Town of Sinai and/or Brookings County Zoning Ordinances. The "fear of the Lord is the beginning of wisdom" (Pr 9:10). This is the principle thread through the Book of Proverbs. The opening passage con- cludes “The fear of the Lord is the beginning of knowledge,
But fools despise wisdom and instruction” (Pr 1:7). “And fools hate knowledge” (1:22). Are we wise or fools?
Regarding wisdom (1:20), Israel’s King Solomon continued, “Then they will call on me (wisdom,jm)....but they will not find me. Because they hated knowledge and did not choose the fear of the Lord”(1:28-29). Gen- erally, the wrong choice has always been the malady of mankind. The Old Testament succinctly records that failing in the history of ancient Is- rael.
As the Northern Kingdom of divided Israel was about to be destroyed, the prophet Hosea exclaimed“My people are destroyed for lack of knowl- edge. Because you have rejected knowledge....Because you have forgot- ten the law of your God, I also will forget your children” (Hosea 4:6). Because they refused knowledge of God, they forgot Him.
Forgetfulness is a sly demon. Even after the Israelites witnessed the 10 plagues (destroyed the Egyptian economy), the Red Sea’s dry-bed cross- ing, food from heaven daily for 40 years in the desert wandering, as they were about to enter Canaan, Moses declared to them in song that you “...have forgotten the God....” (Deuteronomy 32:18).
After witnessing the miraculous dry-bed Jordan River crossing, the col- lapse of Jericho’s wall, settling in the promised land, when Joshua died, the writer bemoaned about the new generation – , “So the children of Is- rael did evil in the sight of the Lord. They forgot the Lord their God, and served the Baals and Asherahs” (Judges 3:7).
Hosea revealed the reason Israel forgot God, “When they had pasture, they were filled; They were filled and their heart was exalted; therefore they forgot Me” (Hos 13:6). With prosperity they soon trusted prideful self, not God. Our prosperity begins with water – turn on the faucet – no walking two miles to a well. With the advent of the scientific and tech- nological age, man believes in himself and not God. Thus man does not know God. But it is a choice – Trust God or trust prideful self!
How can a person make godly (the right) choices unless he believes and obeys God? Do you love wisdom? Knowledge of God? The first step in biblical wisdom is to know God.
