Founded in 1972 in a former loft apartment by Sol J. Fleischman, Jr., AIA and the late Eduard Garcia, AIA, the firm has grown and prospered throughout
the last four decades to become one of the largest and most experienced locally owned architecture, planning and interior design firms in the region.
FleischmanGarcia has spent the last four decades earning an enviable reputation for creating and delivering superior architecture, planning, and interior
design services for the built environment where people live, learn, work, heal, worship, and play.

SOL FLEISCHMAN, JR., AIA, NCARB

Chairman and CEO
Sol is the founder, chairman and chief executive officer of FleischmanGarcia with
more than 46 years of experience in planning and architectural design. Sol provides
the broad design direction for the firm and he works in close collaboration with many
of the firm’s clients. Sol has extensive design experience in nearly every design style,
specializing in modern, mediterranean, contemporary, caribbean, and neo-classical.

KEVIN SMITH, AIA, LEED® AP

Senior Vice President
Kevin is the senior vice president of FleischmanGarcia, with more than 39 years
of experience in planning and architectural design. Kevin has special expertise in
buildings with alternative energy systems and sustainable design and is a LEED-
certified professional. Kevin has extensive experience with municipal, recreational,
and educational facilities design.

DEBBIE GRAVES

Licensed Interior Designer and Space Planner
Debbie is an associate principal of FleischmanGarcia and manages the Sarasota
office. She has more than 37 years of professional experience in interior design. Over
her 12 years with FleischmanGarcia, her focus has been creating spaces that promote
productivity and efficiency. Her long-standing experience in interior design, results in
perfecting interior palettes that flow with the varied architectural styles.

M&I BANK BUILDING

SARASOTA, FL

This 11-story office building recieved complete renovations of its
common areas, upgraded security and revitalized grounds. The
interior of the M&I Bank Building has been elevated to today’s
definition of contemporary design. The lobby shines with a glossy
marble floor reflecting artfully simplistic wall finishes and sparkling
light fixtures. Natural sand colors that enhance incoming light give
the space an expansive and crisp appearance.

IRISS CORPORATE HEADQUARTERS

BRADENTON, FL

IRISS, Inc., the global leader in infrared (IR) inspection support solutions and manufacturer of the
world’s first and only industrial grade IR window, retained FleischmanGarcia to design a 32,000
sq. ft. tilt-wall corporate headquarters and manufacturing facility. The company consolidated its
world-wide operations and moved to the building in Manatee County, Florida. FleischmanGarcia
has also designed and oversaw construction of an addition to the facility.

MEDICAL EDUCATION
TECHNOLOGY BUILDING

SARASOTA, FL

This two-story, 76,000 sq. ft., free-standing office building and manufacturing facility,
designed to handle METI’s warehousing, production, shipping, customer service, R&D
and office needs. It is divided nearly in half with 36,000 sq. ft. for office space and the
remaining 40,000 sq. ft. for warehouse and production.

BRYAN GLAZER FAMILY
JEWISH COMMUNITY CENTER

TAMPA, FL

FleischmanGarcia was selected to design the adaptive re-use of the existing
Fort Homer Hesterly Armory, a 1930s vintage Art Deco-style armory that
was constructed under FDR’s New Deal, and opened in 1941. Once home
to the National Guard, the existing 75,000 sq. ft. and was adapted to house
the new South Tampa campus of the Jewish Community Center.

A new, modern grand entry was designed for the facility, which includes
an events center, fitness center, gymnasium, aquatics center, theater, locker
rooms, café and a new 14,000 sq. ft., two-story pre-school.

PINCH-A-PENNY
HEADQUARTERS WAREHOUSE

LARGO, FL

Pinch-A-Penny, the largest franchised retail pool, patio and spa
company in the world, retained FleischmanGarcia to design its new
corporate headquarters and warehouse/distribution center and
manufacturing building in Largo, FL.

The corporate administration building, located on a large, man-
made pond, is three stories and 46,000 sq. ft. FleischmanGarcia
also designed Pinch-a-Penny’s 200,000 sq. ft. warehouse/
distribution center and its 109,000 sq. ft. manufacturing building
on the same site.

All buildings are hurricane hardened to withstand winds as
powerful as 175 mph and utilize laminated, impact glass.
Generators to fully power the buildings, in the event of a power
outage, were also provided. Concrete tiltwall construction was
utilized for its durability, low maintenance, and speed of erection.

CUSTOM MOBILITY, INC.
OFFICE BUILDING

PINELLAS PARK, FL

Custom Mobility, Inc., a Pinellas County-based distributor of custom-
designed products for the disabled, contracted FleischmanGarcia to
design a 27,155 sq. ft. facility.
Located in Pinellas Park, Florida on Bryan Dairy Road, the
contemporary facility includes a showroom, warehouse, assembly
and diagnostic areas, and administrative offices.

Special care was taken to ensure that the facility was completely accessible and user-
friendly, including pre-design meetings with customer representatives.

The building was sited and planned for future growth of the administration and warehouse
functions. A curved glass canopy provides for covered drop-off and pick-up, and several
accessible parking spaces were provided under roof for the customer’s convenience.

PASCO COUNTY INFORMATION
AND TECHNOLOGY CENTER

DADE CITY, FL

Pasco County retained FleischmanGarcia to design a new 24,500
sq. ft., tilt-wall facility to accommodate the staff, equipment,
infrastructure and related systems operated by the Information
Technology Department of Pasco County Government.
In the event of a major storm, this facility will be able to continue
daily IT operations uninterrupted while offering a safe, liveable
environment for staff for several days, if necessary.

A fully hardened building envelope, equipped with
kitchens, restrooms, lockers, showers, sleeping spaces,
conference rooms and breakout spaces is provided. An
emergency generator to provide backup power and all
exterior mechanical units are protected from hurricane
force winds.

PASCO COUNTY UTILITIES
ADMINISTRATION AND
OPERATIONS BUILDING

CONNERTON, FL

This two-story, 50,000 sq. ft. customer service oriented facility provides
space for the administrative and various operational functions of
the Pasco County Utilities Services Branch. It was designed as an
environmentally friendly, low maintenance, highly energy efficient
building with extensive communication infrastructure.

This project is LEED® Certified by the US Green Building Council.

EXPRESSWAY AUTHORITY
TRANSPORTATION
MANAGEMENT CENTER

TAMPA, FL

The Transportation Management Center is a premiere signature building in the
heart of Tampa. Designed with over 28,000 sq. ft. of air conditioned space,
the facility houses the two-story control room/operation center that operates
the Leroy Selmon Expressway’s reversible lanes as well as traffic signals for the
entire city with the use of a 20’ wide video wall.

The three-story building exterior is comprised of both traditional stucco and
high-tech metal panels selected for both performance and design aesthetic.
The steel structure and metal stud walls were selected to expedite construction.

ST. PETERSBURG COLLEGE
TECHNOLOGY AND BUSINESS
DEVELOPMENT CENTER

LARGO, FL

This 131,000 sq. ft. joint-use facility shared by St. Petersburg College and
Pinellas County provides office and meeting areas for St. Petersburg College
staff, and the staff of four Pinellas County Government departments. A
variety of classroom and lab spaces were designed to support creative
business planning and problem solving. The Cyber Café, the EpiCenter’s
in-house food service facility, offers wireless internet connection and plasma
screen televisions.

SARASOTA COUNTY AREA
TRANSIT BUS TRANSFER
STATION

SARASOTA, FL

The new Sarasota County Area Transit (SCAT) Bus Transfer Station
is located at the intersection of Bahia Vista and Cattlemen Road in
Sarasota. The facility will service local bus traffic, as well as Greyhound
buses. The total area of platform and suspended canopy is approximately
8,400 sq. ft.

The station also includes an approximate 1,800 sq.
ft building with public restrooms, drivers lounge, and
supervisors office.

This facility is LEED® Certified by the US Green Building
Council with many sustainable design features. The
project funding was provided through several state and
national transportation grants.

TROPICAL SPORTSWEAR
INTERNATIONAL

TAMPA, FL

FleischmanGarcia was retained by Tropical Sportswear International to
design their new, $14,619,452, 117,335 sq. ft. corporate administrative
building on West Waters Avenue in Tampa.

The building was designed around a seven story atrium and included
corporate, administrative, sales, merchandising and financial offices as
well as a retail store and 200 seat multi-purpose conference center/
auditorium. The building is now owned by Keiser University.

TAMPA GENERAL HOSPITAL
CORPORATE CENTER

TAMPA, FL

The entire exterior of this 54,000 sq. ft. building was repaired, restored
and updated to new condition, including the installation of new
hurricane-resistant storefront windows, with retro-design aluminum
sunscreen canopies, and a new large entrance canopy.
The renovation included the refurbishment of existing interior brick walls,
wood flooring, and exposed terracotta walls. An existing two-story
warehouse space was filled in with a new second floor, and two new
stairways were added for code compiance.

UNISOURCE ADMINISTRATION
BUILDING

SARASOTA, FL

FleischmanGarcia designed the new 70,000 sq. ft. headquarters for Unisource
Administrators in Sarasota. The three-story office building was constructed
utilizing economical tilt-up concrete construction. Inside, clients are greeted by a
two story lobby overlooked by a second floor balcony. The first floor includes a
1,000 sq. ft. training facility and a 2,000 sq. ft. lunch room with kitchen area and
adjacent exterior dining patio. The third floor includes an executive suite where
clearstory windows have been utilized between the perimeter offices and the
interior support area creating an open airy feeling.

ADP AUTOMATIC DATA
PROCESSING BUILDING

TAMPA, FL

FleischmanGarcia designed this two-story, 38,000 sq. ft. building for
Automat-ic Data Processing, the largest data processing company in
the United States. The building contains a vast, raised floor computer
room and a sophisticated electrical system to assure uninterrupted
power. The ADP building was the first in the Tampa Bay area to be
clad in smooth curved anodized aluminum panels and to utilize the
storm water retention pond as a design feature on the site.
