Lennar Multifamily Communities is advancing a Planned Unit
Development proposal to redevelop two commercial buildings
in north Phoenix into a 299-unit luxury multifamily project: LMC
Kierland.
According to materials submitted to the Phoenix Planning & On The Job
Development Department, the plan will replace the two aging LMC Kierland, Phoenix

and retail uses to high-end uses such as dining, entertainment,
upscale shops, corporate campuses, hotels, Class A office space,
and luxury residential uses, including a mix of for-sale and for-rent
housing options. Today Kierland is an urban village with walkable
streets, active gathering places, and a mix of day and night uses that
creates a thriving place to live, work and play.”

Housing Starts are ‘Vastly Inadequate’ Volume 9 Issue 10

Fewer new homes were in the pipeline in February, as housing
starts for combined multifamily and single-family homes plunged
7 percent month over month, the U.S. Commerce Department
reports. Housing production for the month was at a seasonally
adjusted annual rate of 1.24 million units.
“The fall in housing starts in February is a movement in the
wrong direction,” says Lawrence Yun, chief economist for the
National Association of REALTORS®.
A total of 1.2 million homes were constructed last year, which Yun
calls “vastly inadequate.” February’s figure is just barely above
year-ago levels, he adds. “It’s not enough,” Yun says.
Multifamily production plunged 26.1 percent to a seasonally
adjusted annual rate of 334,000 units, while single-family eked
out a 2.9 percent gain to 902,000 units. Rising buyer demand and
record-low inventory have prompted calls from many in the real
estate industry for builders to add more new homes.

Arizona’s seasonally adjusted unemploy-
ment rate increased to 4.9 percent in
February, up from 4.8 percent in January,
according to the latest report published
by the Arizona Office of Economic
Opportunity.
The national rate remained steady at 4.1
percent. Twelve months ago, the state
had a seasonally adjusted rate of 5.1
percent, and the national was at 4.
The state had a net gain of 31,100
non-farm jobs over the month, 16,600
of them in the private sector. Nine of
the 11 sectors tracked showed gains,
while Natural Resources and Mining was
unchanged and Other Services lost 200.
Construction in Arizona gained 1,700.
The Construction sector features three
major segments: Buildings, Heavy, and
Specialty Trades. There are currently
31,000 jobs in Buildings, up 400 from
January and up 3,400 from February of
2017. Heavy Construction is unchanged
for the month with a total of 17,200, up
1,400 from February, 2017. Specialty
Trades increased 1,300 to 102,300, and
the segment increased 7,200 over the
year.
Construction jobs in the Phoenix
Metro Area (Phoenix-Mesa-Scottsdale)
increased 1,400 over the month, for
a total of 118,000. The February 2017
number was 108,100.
In Metro Tucson construction job
numbers increased 200 to 16,400, an
increase of 1,100 from February, 2017.

City-Kingman and Sierra Vista-
