location, location, location

The Diabetes & Specialist Centre is in a prime central location at
517 St Kilda Road, directly on the corner of Commercial Road,
providing the ideal location for establishing or expanding your
medical practice. Only a few minutes walk from the Alfred Hospital,
this convenient and central location is perfect for attracting
patients from all areas of Melbourne. Medical specialists will find
the presence of a pharmacy, pathology and many other related
services within the building to be convenient and an added
advantage for patients.

We are easily accessed by public transport, with almost
every tram line stopping in front of the building. The
building is also accessible by bus and train. There is a
fee based car park at the rear of the building, but the
spaces are extremely limited, so we recommend using
the extensive on-street parking available should your
patients prefer to drive. There are a limited number of
disabled car spots located directly outside of the
building on Commercial Road, and the building is
wheelchair accessible.

There are both lifts and stairs, and bathrooms are located on each floor. The building is protected by
security, and is accessible with a fob should you require after hours access. Subject to availability, there is
also a car space located in the secure basement car park, accessible only by fob.

The building is close to many coffee/food shops, a post
office, supermarket and service station, all within walking
distance. The building is located right next to Fawkner
Park, which makes a lovely area for patients to relax
before or after their appointments, or for breaks during the
day.

The Diabetes and Specialist Centre has fully equipped consulting suites, providing the facilities
optimum working environment within this convenient central location.
staff
Our practice has both a large central waiting area for
all suites on the floor, along with the added bonus of
having a smaller private waiting room.  Our
comfortable private waiting area is equipped with an
area to display flyers and brochures and a small
children's play area.

We also have a large screen TV which screens a
looping slideshow for our waiting patients to
advertise and inform them of the services we
provide.  Should you join our practice, we will
work with you to design the perfect presentation
to introduce and promote your services.

The clinic has central air-conditioning and heating for climate
controlled comfort regardless of the outside weather, along
with large windows in each room, providing plenty of natural
light. There is a small kitchenette for use by staff, which
includes tea/coffee-making facilities, fridge and microwave.
Our rooms are professionally cleaned twice weekly.

The Diabetes & Specialist Centre employs a number of administrative staff, including
receptionists, a practice manager and off site typist. Our staff strive to provide an
extremely high level service to both medical practitioners and patients alike.

Our friendly receptionists Yvonne, Gail and Nadia meet & greet patients, take appointment
bookings and process payments and medicare rebates for the consultations. They are
available to assist with any administrative tasks such as printing, photocopying, scanning,
faxing or mailing. They process the incoming mail, and scan any correspondence or results
into the zedmed system directly.

Our practice manager Peta oversees the daily running of the practice and is available to help with any
issues that may arise. She is also working to develop and expand many of our current services and
constantly strives to provide the very best for staff, medical professionals and patients alike.

Our off site typist Karen is extremely efficient in transcribing your dictated correspondence in a timely
manner, before sending it back for review. Once you are satisfied with the final draft, your
correspondence will be electronically distributed. Where the recipient is not using Argus electronic

Unlike many other practices, at the Diabetes and Specialist Centre we believe in charging a transparent,
all-inclusive rate. Our consulting suits are available at a sessional rate, or should you require permanent
part-time or full time rooms, a discounted rate will apply. Our packages include everything you will need
to simply walk in and get started. You will not find yourself being charged for extra’s that you thought
were included, so what you see is what you get. We believe that our package is both affordable and
competitive, whilst also reflecting the true costs of running a practice in a high rent central location

For comparison purposes, the cost of our included items which are commonly not included by other
clinics to purchase as a single user are outline below

Zedmed medical management software single user licence: $2300 per year, plus initial setup cost
MIMS single user licence: $420 per year
Argus single user licence: $167.50 per year plus $250 set up fee
SMS messages: $220 for 1000 messages
Website (domain name purchase & hosting): $100 per year
Messages on hold service: $100 per month
Business cards: $100 for two thousand double sided cards.
White Pages listing: $1,100 per year

This comes to over $5000 per year alone, without covering typing services, which is also often excluded.
This flat rates allows you to budget your expenses, without fear of a large bill that can constantly vary.

As business expenses continue year round regardless of use, rates are payable regardless of whether you
run a session over your allocated time. Unlike many other practices, we allow for make-up sessions
(subject to room availability) to provide you both with flexibility and affordability.

The clinic is open for patients Monday - Friday 9am - 5pm, with reception staff available until 5.30pm
Monday - Thursday. Should you require the rooms longer for administrative work, they can be accessed
outside of these times without incurring additional rent, but there will not be secretarial services avaiable.

Tax invoices are issues at the end of each calendar month, and payment is required within 7 days.

Our room rates are subject to review on a yearly basis, and is generally subject to CPI increases to reflect
our rising costs. A minimum of 4 weeks written notice shall be provided should there be any changes to
our pricing structure.

Generally our office shuts down for the fortnight period from 24th December to the first week in January,
with exact dates confirmed in writing prior to this. Over this shutdown period room rental is not charged.
In the event of public holidays coinciding with clinic days then there will be the opportunity to have a
make up session, but session charges will still apply should you not wish to do this.

Should you plan to move on from our rooms, we do ask for a minimum of 3 months written notice.  This
allows us to work out the many administrative details involved, including notifying patients, referring
doctors as well as business planning.
